“Spring is traditionally considered the peak season for the property market, but the current market dynamics and sheer volume of homes for sale will make maximising your sale price more challenging this year,” Mike said.

“But there are things home owners can do to prepare their homes for sale and ensure they have the best chance of successfully marketing their property.”

According to Mike, the top tip to

maximise the property’s value is to choose a good agent.

“An agent that can be trusted and has strong local knowledge and experience is essential when selling a property and can mean a difference of thousands of dollars to the resulting sale price,” Mike said.

“Discuss with potential agents their proposed strategies for marketing and look for ones that consider the full range of tools available including local newspapers, popular real estate websites, social media such as facebook and twitter

as well as other eMarketing tools.

Another key tip Mike said is to research what your property will be competing with and be realistic.

“It will be critical this spring to set a reasonable asking price because buyers are certainly out there but they are ultra price-sensitive right now. Agents know what properties are selling for in your area and are experienced at gauging which way the market is turning. They can help

you determine the ideal target range,” Mike said.

On a more practical level, Mike advises looking at the property, with objective eyes and seeing what can easily and readily be done to improve its prospects.

“A simple lick of paint, spring clean, tidy up around the place will go a long way to making a good impression,” Mike said.

“Mow the lawns, trim the hedges and dig over garden beds, just to start with. Look at cleaning the windows, both inside and out, and sweep driveways to help create a neat, tidy, polished appearance.”

Mike said there are some little ‘extras’ that can be done beyond the usual interior cleaning.

“Making sure there are fresh fl owers

inside the home and let in lots of natural light to really brighten up rooms,” Mike said.

“For those with pets, where possible remove them during inspections and create a nice ambience by playing soft, tuneful background music to create a more homely feel.

“Lastly, make sure you revamp and repair where necessary. Pay most attention to the main living and sleeping areas like the kitchen, family, room, bathroom and bedrooms.”

Timing: Rent or buy, upsize or downsize?

Should you keep renting or buy your fi rst home instead? Should you upgrade to a bigger home or stay put?

Should you borrow against your home to buy an investment property and when should you make your move?

Transition one: Renting to buying. If you’ve been renting for a while and you’re trying to decide whether to buy, you need to consider a couple of key issues.

First, are you in a secure job? If you’re in a full-time permanent position, you’re much more likely to get a loan than if you’re in a contract or casual role.

Your fi rst property is arguably the most important because, if you choose wisely, this

asset is the one that will set you on your way to building substantial equity through capital growth.

Present market conditions are ideal for cashed-up or fi nance approved fi rst-home buyers and all buyers for that matter, because there is very little heat in the market.

This means values are now at the most affordable level in the property cycle due to the high supply versus demand imbalance.

Transition two: Moving to your next home. There are two situations when you may need to move on to your next family home. The fi rst is when you’re thinking of upgrading to a larger and more expensive home,

perhaps because you’re planning to expand your family.

The second situation is when you decide to downsize to a smaller home, for any number of reasons.

Either way, the market conditions are ideal for people who are looking to upgrade or

downsize, because although you may not maximise the sale price of your existing property in this current market, you will benefi t from the downward adjustment in price on the new purchase.

In other words, you may sell for less, but you buy for less.

The most important advice is don’t sell in this current market unless you are repurchasing. To sell at this stage of the property cycle and move into a rental home will be costly.

If fi nancial strain is your reason for selling and not re-buying immediately, then consult a fi nancial advisor or speak to your lender to discuss all available options fi rst.

Transition three: Leveraging against your home to invest.Before you consider buying an investment property, make sure your family home will be adequate for your lifestyle for another seven to 10 years or the full duration of a property cycle.

There’s no sense buying an investment property, then realising a couple of years later that you need to upgrade your family home. Very few people can afford to do both at the same time.

If your present home won’t last the distance, it’s probably better to upgrade to another home fi rst, then buy an investment property later.

Warmer weather inevitably sees an increase in the number of home buyers venturing outdoors to join in the open home circuit.

But, First National Nerang principal, Mike Gray, warns while open homes appear an open invitation, there are some rules that apply.

“It is really important to follow proper etiquette when visiting an open home,” Mike said.

“Respecting other people’s privacy and property is paramount because, ultimately, they still own the home, and you are only there at their invitation.”

According to Mike, it is a matter of applying common sense and behaving as you would like others to if they were visiting your home.

“Respect and courtesy is the key here. Respect that the property

is someone else’s private domain and treating it accordingly,” Mike said.

“It’s not polite to touch or pick up personal belongings such as clothing, furniture,

utensils or ornaments.

“But, if an item forms part of the

sale, such as a pantry or built in robe, it is fi ne to inspect.

“For genuinely interested buyers, a private one-on-one viewing can be arranged where it is acceptable to check things like cupboard dimensions or conduct building inspections.”

Other rules of open home inspection etiquette include:

• Arrive on time. Often, the agent has more than one open house scheduled and timing is critical. Arriving late or in the closing minutes of the inspection is disrespectful as well as disruptive and causes unnecessary stress at the point where agents must focus on securing the property on time, so as to arrive as scheduled for the next sellers’ open house.

• Remember, it is not your house. If possible, take your shoes off and don’t traipse dirt and mud through the house. A lot of time and effort go into making a property presentable. Also, do not take food or drink into an open home and above all, do not use the toilet or bathroom. Facilities are there for everyone to view and inspect – not to be used. Should the need to relieve arise, seek an appropriate alternative, just as you would if you were merely passing by.

• Leave your details. Register your name and phone number upon arrival and leave any feedback that is constructive about the house and its price. The registry is used to gauge interest in the home, to keep interested parties informed and to serve as a security measure.

In many cases, clients instruct their agent to deny entry unless contact details are provided which may also include ID.

• Supervise children. Children should remain with adults at all times and not be left to their own devices to roam freely around the house or backyard where mishaps can and often do, occur.

• Keep the driveway clear. The driveway will also be open for inspection and if visitors park their cars there, other interested parties cannot conduct a proper inspection. Also, some people will want to take in the look of the home from the road, without any visible impairment.

• Watch what you say. Your critique, whether good or bad, is just that – yours – and it should not necessarily be shared with others. You never know, the person near you may be the home owner, their family or friends, or an interested buyer.

Mike said open homes are an ideal way for genuinely interested buyers to assess the general condition of the home, its aspect in terms of natural light, the outlook, quality of construction and, if land is the draw card, whether the block is level or ideal for their purposes.

“It is also incumbent upon the agent to ensure they know all the details about the property because, at the end of the day, an open home is a fact-fi nding and information gathering exercise,” Mike said.

“If everyone remembers these guidelines, then open homes are a great way to buy and sell a home.”

Why invest in property?PROPERTY OR SHARES? How many times have we heard this question?

Depositing your money in the bank or investing in fi xed interest products does not provide you with any capital growth. If you buy property (or shares), however, you do so expecting that the property will grow in value over time.

Rental income

One of the advantages of owning investment property is that you can start to receive an income almost immediately. Once you have put a tenant into your property, you should receive a couple of weeks’ rent in advance upon signing the lease and then regular payments of rent into the future.

Degree of control

One of the main reasons people decide to invest in property rather than shares is that they have greater control over their asset.

For example, if they want to receive a higher rent, they can upgrade the property. If they want to increase the value of their property, they can renovate, landscape or possibly even sub-divide and create new allotments.

Lower volatility

The other main reason people will buy property instead of shares is that there is less risk in property. They understand that there is also a lower return in purchasing property but they are willing to forsake potential high returns from investing in shares for a stable return from property. They can sleep well at night knowing that the price of their property is very unlikely to plummet overnight, which can happen to the share market.

Tax benefi ts

There are several tax benefi ts available to

property investors. Using property as security to borrow money to purchase other property allows you to leverage to a greater extent than if you were using a share portfolio as security.

One of the tax advantages with this greater leveraging is that you can claim a greater tax deduction on the interest charged on the loan.

Any legitimate expense incurred in running your investment property should be tax deductible. These include money paid to a property manager to manage your property on your behalf.

You should never buy property (or any asset) just for the tax benefi ts. Getting a tax benefi t should be a bonus, not the sole reason for purchasing.

Hedge against infl ation

It has been shown historically in Australia and all over the world that property increases at a greater rate than infl ation. Periods of growth can vary but generally speaking in real terms (without infl ation) property growth outstrips increases in infl ation.

Touch and feel it

When you have a chance to speak to property investors at length, somewhere in the conversation they will state that they like to invest in property because they can see it, touch it, feel it and drive past it.

For many people, investing turns out to be an emotional decision rather than one based on pure numbers and these are the sorts of emotions that make people feel better about investing in property rather than shares.
