Who we are and what we do Peabody Avenue A Peabody development in Pimlico, consisting of 5 storeys and providing 55 new flats. Designed by Haworth Tompkins architects, the development was completed in 2012 and has won several awards for design. Mint Street Commissioned by Peabody and designed by Pitman Tozer, this award-winning development provides 67 new, peaceful flats on a noisy site next to a railway in East London. The block includes a mixture of tenures and was completed in 2014. Landscape Landscape architects Turkington Martin are working with us to help design the outside spaces and public realm. Who we are and what we do

Peabody Avenue

Background

Our Wider Plans For Plumstead and West ThamesmeadAs well as The Reach, we will also be working to transform the vacant former industrial sites to the north of Plumstead station, providing new homes, shops, hotel and a public square. In the longer term we are investigating the potential for bringing forward housing on the area of land known as Broadwater Dock, which lies adjacent to Gallions Park, as well as making long-term improvements to Broadwater Green and Gallions Park. We will be consulting with the community on our wider plans for Plumstead and West Thamesmead in Spring 2016.

Peabody has been building homes and communities in London for over 153 years. We were already over 100 years old when the first residents moved into Thamesmead in 1968. Nearly 50 years later, Thamesmead is one of Peabody’s top priorities. We are passionate about the people, the place and its potential and want to make Thamesmead an area that people choose to live, work and visit.

Housing ZonesPeabody has worked in partnership with Royal Borough of Greenwich and the London Borough of Bexley to successfully secure over £70m government investment through two Housing Zones in Thamesmead. The Reach is part of the Abbey Wood, Thamesmead and Plumstead Housing Zone, which covers the area north of Plumstead Station up to the riverside by Gallions Park. Working with Royal Borough of Greenwich we aim to build over 1,500 new homes in the area over the next 15 years, as well as new shops, community facilities and improved public spaces.

Proposals for The Reach

Existing Site

This plan shows the proposed layout of the site. The new community space is at ground floor level and faces the existing local centre.

There are eleven three-bedroom maisonettes at ground floor level on the western and eastern sides, each with small, private front gardens. These maisonettes have larger, private gardens to the rear, overlooking the communal garden.

The large communal garden sits at the centre of the development and will not be accessible to the public. This will be a dedicated outside area for the community facility.

Vehicular access to the site is provided via the existing residential car park and 36 new car parking spaces will be provided.

Flats on the first floor and above will be accessed at points A and B as shown on the proposed layout plan.

The existing car park, and access to the shops and pub, will not be affected by these proposals.
