EAST KILBRIDE

The Technology Centre is located on Scottish Enterprise Technology Park (SETP), in Scotland’s largest new town, East Kilbride.

East Kilbride is located some 11 miles south east of Glasgow and is within a 50-mile radius of 80% of the country’s industry and 75% of its population. It has a population of over 75,000 and supports a diversity of national & international business organisations, many in the technology sector. East Kilbride also boasts excellent communication links with ready access to central Scotland, via the East Kilbride Expressway to the M74 motorway and via the Glasgow Southern Orbital Route to the M77 and onwards to the M8.

SCOTTISH ENTERPRISE TECHNOLOGY PARK

Scottish Enterprise Technology Park provides high-quality accommodation for all types of technology companies: from startups and growing businesses to inward investors and global leaders. Currently there are more than 100 businesses on site, employing 1,200 people.

EVOLVING SPECIFICATION

Improvements to the existing office specifications are underway and a new lighting scheme has been designed with functionality and energy consumption at the forefront. New technology is to be used to provide a solution which meets the demands of a modern office, whilst reducing electrical consumption associated with lighting by 50 - 60%. The lighting strategy also includes daylight diming and occupancy detection in order to trim the reliance on electric lighting even further.

A new Air Source Heat Pump installation will make use of the ever improving heat pump technology. Air Source Heat Pump systems can reduce consumption associated with space heating by 30%, providing a low carbon solution to the buildings heat demands.

THE TECHNOLOGY CENTRE

The Technology Centre is prominently located within the Technology Park and comprises two wings around a central atrium that provides common facilities including two meeting rooms and showers. The centre boasts the ability to provide space for growing businesses with unit sizes ranging from 660 sq ft to 6,600 sq ft, with many of the ground floor suites potentially offering their own entrance.

LEASE TERMS

Flexible leases, including all inclusive packages, are available with terms to be agreed depending on individual company requirements. Varying unit sizes are available to support the expansion of growing companies.

LEGAL FEES

Each party shall be responsible for their own legal costs and in the normal manner. The ingoing tenant will be responsible for any registration dues, SDLT and VAT incurred in the transaction.

TRAVEL

Public transport is provided by way of regular bus services, with a bus stop adjacent to the park entrance and at South Lanarkshire College located on SETP.
