Avoiding Foundation ProblemsSimple Tips That Could Save You Thousands Of Dollars
One of the most expensive home repairs is also one of themostavoidable. Foundationrepairscancostahomeownerupto $10,000, but most problems can be avoided, according toBenSutterfield,ownerofCenTexPreferredInspections,ahomeinspectioncompanybasedinAustin,Texas. “ManyofthehomesinAustinhavethepotentialforfoundationproblems,” says Sutterfield. “Most foundation problems arecausedbyeithertoomuchmoisture–ortoolittle–aroundthefoundation.” Sutterfield says problemswith a house’s foundationusuallystartwhenthesurroundingsoilissaturatedwithwaterinonearea,completelydryinanotherarea,orsomevarianceofthetwo.SoilsintheareassurroundingAustinmakesthepotentialforfoundationproblemshigh,hesays. “Usually, thesoilonthesouthandwestsidesofyourhousewilldryoutfasterthanthesoilonthenorthandeastsides,”saysSutterfield.“Ifthesoilononesideofthehouseisdryandtheothersideiswet,thedifferencewillcauseheavingonthewettersideandshrinkingonthedrysideofthefoundation.”Drysoilpullsawayfromthefoundation,whilewetsoilcausesthefoundationtorise. Ifall soilsbeneatha foundationswellsuniformlyorshrinksuniformlyitisunlikelytocauseaproblem.Butwhenonlypartofthefoundationheavesorsettles,differentialmovementcausescracksandotherdamage.Signsoffoundationproblemsinclude;doorsthatwillnotopenorcloseproperly,gapsatthecornerofexteriortrim,diagonalcracksinthewallatcornersofdoorsandwindows,gapsbetweenthegaragedoorandthepavementateithersideofthegaragedoor,windowsthatarehardtoopenandcloseandcracksinthebrickormortar. Butmostthedamagecanbeeasilyprevented,saysSutterfield,bywatering the soil aroundyourhome regularly,with specialattentiontothesoilonthesouthandwestsideofyourhome. “Even if you have a sprinkler system, you may still have
the potential for foundation problems. The idea is to createa consistency in the soilmoisture surrounding your home’sfoundation,”saysSutterfield. Sutterfieldsaysoneofthemostcommoncausesoffoundationproblems is condensation lines from air conditioning unitsdraining directly next to a home’s foundation. “That is afoundationprobleminthemaking,”hesays.Airconditioningcondensationlinesusuallyaremadeofquarter-inchblackplasticpipeaboutfourfeetlong. Anothercommoncause?Raisedlandscapingbeds.“Ihadoneclientwhohadherfoundationrepairedandwithinamonth,thecrackshadreturned,”saysSutterfield.“Duringaninspectionofherhome,ItracedtheproblemtoaraisedbedthathadbeenbuiltupagainstthefoundationononesidewiththeothersidegettingsoakedfromtheA/Cdrain.”Sutterfieldsaidthesoilintheraisedbedhadnotbeenwateredandshrankwhilethewetsideheavedenoughtoresultinnewcracksinsidethehome. Sutterfieldsuggeststheseinexpensivetipstoreducethechancesofhavingafoundationproblem:• Surfacewatershouldneverbeallowedto“pond”aroundthefoundation.• Regularlyinspectthegroundfromthefoundationoutatleastfive feet immediately following a rainstorm. If there iswaterpondingnearthefoundationthissituationmustbecorrectedbyre-gradingthearea.• Downspoutsshouldbedirectedawayfromthehouseandthewatershoulddischargefourtofivefeetawayfromthehouse.• Redirect air conditioning condensation lines away from thefoundation.• Limit the use of raised landscaping beds against thefoundation. Warning signs of foundation problems should be takenseriously,withacalltoaknowledgeableprofessional.

Imaginegrowingupinanunstableenvironment.Imaginehavingtoberesponsibleforyourselfataveryyoungage.Then,imagine,at10yearsoldsomeoneremovingyoufromtheonlyenvironmentyouhaveknownandputtingyouinfostercarewithstrangers.Whilethisisdoneforthesafetyandwell-beingofthechild,itisoftendifficultforchildrentounderstand.Sometimestheyaresad,hurt,frustratedandangry.Theyareangryforbeinginthissituationinthefirstplace,angryforbeinginastrangeplace,angrybecausetheworldhasletthem down, angry because they now have no control over theirfuture.Yousee,kidsconnecttothingsrathereasily,evenifitisabadsituation…whenthatisallyouknow,thatisallyouknow. Fastforwardsixyearsandseveralfosterhomeslaterandyouarestillinfostercare,youareangrierthaneverbecauseofthelackofcontrolandbecauseyousimplydonotknowhowtohandlethings.Youmistrust the system,havedifficultygettingalongwith fostersiblingswhotoocomeandgoandyoufaceaveryuncertainfuture.
Somekids are able todealwith these emotionsbetterthanothers.Italldependsonthechildrenandonthesituationsandwhoisinvolvedandhelping.Whatmayworktodaymaynotworktomorrow.So,at16,almost17,youarestillin9thgradebecauseyouhavegonetosomanyschoolsoverthepastyear….about to turn 17 and realize, at 18, youcouldbeonthestreets.Althoughthestatepreparesyouthtoageoutandliveontheirown,itisverydifficultforchildrenthatdonothaveastablepast,whohavenotfinishedschoolandwhodonothavegoodcopingskills,letaloneself-esteem.Withoutaplace to reallybelongand family tocallyourown,sometimeskidswonder“whatisthepoint”.Imaginehowtoughitistolearntotrustandloveifyouarenotloved.Weallknowwelearnfromothers,fromthebehaviorofourparents,friends,colleagues.Kidslearntomodelbehavior.Iftheyarenevershownlove…howdotheylearnthat? So,youhaveJarodwhoisnow17andhasprettysignificantangerissues.However,heisagoodkidwithagoodheartwhoneedsdirectionand desperately needs someone to love him.Lovinghimwillhelpgivehimafoundationfordevelopingselfworth–yousee,hefigures thatifnooneloveshim,what is there to loveabouthimself. Jarod needs someone who is going tohelp him process his anger and feel stable. Heneedsastrongforeverfamilywithastrongmalefigure.Heneeds a familywith patiencewho isgoingtoallowhimtoworkthroughschoolathispace,learntotrustathispace.Thefamilyneedstobeokaywithbaby-steps.Maybethereisafamilyout there with the mentoring spirit – willing toadoptJarodandgivehimapermanenthomewithnotimelines…someonewillingtohelphimfinishschool anddevelopplans for the future…most
importantly,someonewhowillallowhimtobackupandgrowupintherightdevelopmentalmanner,insteadofbeingforcedtogrowup.Yousee,formanykidsthelackofstabilityandafamilyisthefoundationonwhicheverythingelseisbuilt.Ifyouhavethatmentorspiritandthewillingnesstotakebabysteps,pleaseconsiderJarod.Adoptingateenagerisnoteasyandyoucannotexpecthimtoevenresemble17yearsold,hehasmissedalotandneedstheopportunitytobeayouthlonger.And,teenagersingeneralarenoteasytoparent/mentor.Thiswilltakeaspecialfamily.Asingledadwouldbegreat,maybeasinglemomwithastrongmalefriend?Jarodturns18nextDecember.Wearehopingtoworkwithpotentialfamiliesoverthenextfewmonthstoseeifwecanfindhisforeverfamily.
