• Prominent site south of London Southend Airport terminal, London Southend station, well positioned in close proximity to the Harp house roundabout.
3. Reduced Site:
• Access from Harphouse roundabout, off smaller roundabout splits site into two smaller plots with a rationalised access strategy.
4. Maximising Site Potential:
• Shared centralised access between two hotels, potential Hotel third in remaining area to north, optimising area available.
• Active frontage bought closer to Eastwoodbury Crescent.
• Focal points in clear view from Harp House roundabout improving wayfinding and setting of proposal amongst existing streetscape.
5. Critical adjacencies:
• Massing offset at upper levels, sensitive relationship to opposite residential.
• Controlled scale and setting along Eastwoodbury Crescent with improved green buffer to south of site.
6. Sensitive approach:
• Active frontage to Eastwoodbury Crescent facing proposed improved landscaping.
• Proposed form allows light into the internal arrangement allowing for bright, well lit spaces without any overlooking towards opposite residential dwellings.
