London’s home builders havebeen outpaced by the rest ofGreat Britain as investment inhouse building dropped to itslowest value in six years.

Residential contracts awardedin London in 2017 were 34%lower than the value awarded in2016, which is in contrast to themajority of regions outside of thecapital that experienced growth.The latest data has come from the‘Regional Construction Hotspotsin Great Britain 2018’ report fromindustry analysts Barbour ABI andthe Construction Products Associa-tion, which highlights the levels ofconstruction contract valuesawarded in 2017 across all re-gions of Great Britain.

Hotspots and coldspots identifythe areas where contract awardswere significantly above or belowprevious years, highlighting pock-ets of activity or contraction.

Although London is the largestregional GB economy and had£3.6 billion of residential con-

tracts awarded in 2017, an in-crease in demand for new homesis coming from areas such asManchester, Birmingham andSheffield as they undergo city cen-tre regeneration projects. Acrossall GB regions, London came bot-tom for residential contractsgrowth, with overall values fallingby 33.9% from 2016 to 2017.

Cold all overFor residential contracts,coldspots are clustered acrossinner and outer boroughs of thecapital, with only two hotspots ofconstruction activity in Haringeyand Islington and Hounslow andRichmond upon Thames. Allother areas in London experi-enced a fall in contract value,with the largest falls in TowerHamlets, Lambeth, Waltham For-est and Croydon.

Michael Dall, Lead Economistat Barbour ABI commented: “Thedecline of residential building inLondon highlights the changing

landscape of construction acrossthe UK. What our report showsis that, driven by consumer de-mand, developers are frequentlylooking outside of the capital fornew residential investments, high-lighted in growth cities such asManchester and Sheffield.”

Rebecca Larkin, ConstructionProducts Association Senior Econ-omist said: “London has slippedfrom its position as a residentialstar performer as the slowdownin inner and outer London hous-ing markets appears to havecooled developer confidence.

“House prices in the capitalhave been falling since the mid-dle of 2017 but this is unlikely toease affordability constraints.The average London house priceis more than double that in theNorth West, West Midlands andYorkshire & Humber and com-bined with stronger uptake ofHelp to Buy in these regions, ishelping to underpin regionalhousing demand.” i

Only 20% of the over-35’s predict propertyprices will rise following a no-deal Brexit.

In the event the UK leaves the European Unionwithout some form of deal, 44% of the UK pop-ulation believe that house prices will remain‘about the same’. That's according to a recentpoll conducted by property news and advicewebsite, PropertyRoad.co.uk.

The survey asked a representative sample of1,097 members of the British public ‘What, ifanything, do you think will happen to UK prop-erty prices if the UK leaves the European Unionwithout some sort of deal?’. The results showedthat 44% of people expect house prices to re-

main static, 31% believe house prices will fall,whereas only 25% anticipate property valueswill rise. There were also clear differences be-tween the older and younger generations withonly 20% of the over-35s predicting propertyprices would rise after a no-deal Brexit, as op-posed to 37% of those aged under-35.

“It doesn’t appear that there is a single view-point that's dominating. That’s perhaps an indi-cation of the confusion felt by many as toexactly what a no-deal Brexit would actuallymean for the country,” said Paul James, ownerof PropertyRoad.co.uk who commissioned thesurvey. i

Balfour Beatty has secured a contract for the£60 million state of the art University ofStrathclyde learning and teaching facility inGlasgow.

The contract, worth £33 million, has beenawarded through the University’s Major BuildingConstruction framework, to which Balfour Beattywas appointed in February 2018.

Balfour Beatty will be responsible for the refurbish-ment and extension to the existing Grade II listedArchitecture building and the neighbouring Colvillebuilding, linking the two together to create a mod-ern teaching space. The building will incorporatesolar shading into its mostly glass and aluminiumstructure.

Facilities provided in the new Learning & Teach-ing building will include a new large-scale teachingspaces and a learning village for individual study,student-facing support services and a modern, pur-pose built accommodation for the University ofStrathclyde Students’ Association.

Work is due to commence on site later this year,

with completion expected in summer 2020. At con-struction peak, the project will employ a workforceof over 200, providing local employment opportu-nities and graduate positions.

Car RAC road safety spokesman Pete Williamssaid: “These statistics are very disappointing. Thenumber of KSI (killed and seriously injured) acci-

dents involving illegal levels of alcohol have beenrelatively stable for a number of years but are nowworryingly showing an increase. We are con-cerned that this may be the start of a trend towhich the Government must be vigilant.

“We need to understand whether it is the hardcore of habitual heavy drinkers or growth in thenumber of drivers who admit that they occasion-ally drive knowing they are over the limit. Eitherway the message is the same – drink driving ruinslives and makes our roads more dangerous.”

Reduce the limitWilliams continued: “In 2017 our Report on Mo-toring revealed that 8% of drivers admitted thatthey had driven shortly after drinking and this roseto 14% for those under 45. “What is clear is thata majority of drivers (59%) would support a re-duction in the legal blood-alcohol limit – similar tothat in Scotland - where it has been cut from 80milligrams of alcohol per 100 millilitres of bloodto 50 milligrams – or lower.” i

The remit of window installershas changed massively overthe last few years, writes Chairat Certass, JonVanstone.

No longer are they focussed on fit-ting white PVC-U double glazedwindows. The range of innovativeproducts that has been introduced tothe industry is vast. From aluminiumbi-fold doors and compositeentrance doors to solid conservatoryroof replacements and glazed exten-sions, today’s fitters are less windowinstallers and more all-round homeimprovement companies.

Improve not moveIt’s not just the products that havebeen made available to them thathas made this change. Installershave capitalised on the ‘improvenot move’ trend that is so popularwith homeowners now. Propertyowners have invested in creatingmore space in their properties withextensions and conservatories aswell as improving security levelsand energy efficiency.

What’s even better for installers,is that lots of homeowners are will-ing to spend a bit more on homeimprovements to get a quality prod-uct and finish – for many, whiteplastic just won’t cut it. The proof isin the numbers. According to theInsight Data Window Industryreport, there has been a 40 per

cent increase in firms installing alu-minium products and a 25 per centincrease in installers offering timberwindows and doors. And provingthat design choice is important forhomeowners too, are the numberof installers offering more than onecomposite door range – there were550 in 2012 and a whopping3,031 in 2017. On top of this, in-stallers are getting quick-win jobsfrom conservatory roof replace-ments using solid roof systems.

Pushing professionalismHomeowners aren’t only lookingfor great products – they expect aprofessional installation too. In-stallers are recognising that andtaking action. It’s good to see somemanufacturers and systems compa-nies offering free training sessionsto help installers get a foot on theladder. It’s even better to hear thatlots of installers are taking advan-tage of them.

My colleague Simon Swift wasinvited along to one Equinox solidroof training session at East Mid-lands fabricator Frame Fast. Therewere plenty of installers there readyto learn about best practice waysof fitting a solid conservatory roofsystem. Upon completion of aconservatory for example, itis vitally important that anysub-contractors that youbring in to complete works oflandscaping, typically paving,follow the proper proceduresand the correct standards,writes Don Waterworth.

All too often contractors do notreduce the ground levelsenough, the result is that thepavings are set too high in rela-tionship to the damp proofcourse (DPC). Remember thatany external ground levels in-cluding pavings, paths, shouldbe a minimum 150mm belowthe DPC. Additionally, all thepavings should run away fromthe property at a fall of 1:80.

Lazy landscapersLandscapers are notorious forarriving at site and being lazywith regards to reducing thesite levels and therefore the re-sult is pavings which quiteoften sit too high in relation-ship to the DPC – seePhotograph attached – andpavings which often run to-wards the property and/or theconservatory.

This could lead you into diffi-cult circumstances with regardsto your customer, as if your cus-tomer did complain regardingthis work or indeed inform youthat the property is being af-fected by damp, then you needto rectify the work of your sub-contractor.

French DrainIf you are in any doubt with re-gards to work of this type, youare better specifying to your con-tractor that a French Drain be setat the abutment of the pavings tothe conservatory. A French Draintypically is a channel up againstthe conservatory wall 9-12inches wide, 18-24 inches deepand filled with limestone chip-pings. This is a very effectiveway of ensuring that water doesnot rise up into the conservatoryand bypass the DPC. In anyevent, and regardless of whetheryou would specify a FrenchDrain or indeed an ACCOdrain, pavings absolutely mustrun away from the structure andnot towards the structure, aspaving’s running towards thestructure is asking for trouble foryou in future – and a costly re-pair bill to rectify the works,which would have been com-pleted on your behalf by a sub-contact landscaper, who reallyshould know better. Reminder

So remember, inform yourlandscapers that the pavingsmust be 150mm below the DPCand fall away from the structureto a fall of 1:80.

For the past 25 years, Rapier-star has specialised in provid-ing high quality fasteners tothe UK and Irish door and win-dow industries, writes AndyHolland of Rapierstar.

With a continuous pro-gramme of new product devel-opment (NPD) and fabricatorsupport, we ensure the marketcan make the most of thesehighly engineered solutions.

Whilst we are 100% focusedon fasteners, we know thatthey are easy to take forgranted in a fast-paced produc-tion environment. But take a stepback and look at which fastenersare being used across the factoryand there are almost alwaysways to improve ways of work-ing that will improve the bottomline.

Despite being the smallest andlowest unit cost elements within acomplete door or window, fasten-ers are crucially important for thelong term structural integrity ofthe finished product. Don’t getdrawn into thinking that all fasten-ers are pretty much the same, justdifferent sizes. This is certainlynot the case.

Misunderstanding of fastenersrisks undoing the major advancesin hardware and profile designthat have the potential to achievesuperior levels of quality, thermalperformance and security. Any-one who has put a window ordoor through PAS 24 testing will

know that there is no point inchoosing a robust, highly engi-neered locking system or hinge ifthe screws are unable to fix it tothe frame.

Choosing the right types offastenerFasteners for fenestration are usu-ally manufactured from coatedcarbon steel or stainless steel. Therecommended type of fastenersdepends on the application, its lo-cation, the framing material andthe warranty you want to offer.As a rule, stainless steel screws –

austenitic or martensitic – will out-last coated carbon steel becauseof the inherent difference in corro-sion resistance offered by thesedifferent types of steel. So, in ap-plications where a longer servicelife is demanded by the customer,perhaps backed with an ex-tended warranty, it would be ad-visable to use austenitic ormartensitic fasteners.

In addition, only austenitic stain-less steel screws are to be usedwith aluminium profiles – this isdue to natural ‘galvanic corro-sion’ that occurs between differ-ent types of metals. Consider toothat the atmospheric conditionsare more corrosive in manyareas. So if you are manufactur-ing windows and doors that willbe installed in properties by thecoast areas or in busy urbanareas, it is advisable to useaustenitic or martensitic stainless

steel fasteners. Rememberthough, this does not mean thatyou should stop using carbonsteel screws. In most cases theywill be absolutely fine to use – justmake sure stainless steel fastenersare used for appropriate applica-tions or risk costly call-backssooner than you think.

Passing the testsA fastener’s level of resistance tocorrosion is established using saltspray testing, as is commonplacefor all hardware. But, in the caseof Rapierstar, this is only one of

eight core tests that every batchof fasteners goes through. Thisincludes tests for ductility, to en-sure the screw does not breakeasily, speed of insertion, theextent to which the fastenerwobbles during insertion andtorque, which establisheswhether the screw has optimaltorsional strength and that thedesign specifications are met

and exceeded. Recommendedfixing manuals help fabricators tounderstand which fastenersshould be used throughout thewindow or door construction. Thetechnical diagrams includedwithin them are often used ashandy reference posters on work-stations across the factory to pro-vide a constant reminder of bestpractice.

ReliabilityFinally, don’t underestimate thevalue of supply chain reliability.If the correct range of fasteners isnot available to you when youneed them in the right quantitiesat the right quality, you could endup with production downtime or,even worse, taking a risk byusing the wrong fasteners as ashort term substitute. Neither op-tion will help your long term busi-ness success. i

Heathrow Airport’s closestneighbour can sleep soundlyat night thanks to secondaryglazing products from Incar-nation Windows Systems.

Harri Patel, 63, lives just 300yards from Terminal 4 but in arecent interview with the DailyMail, he reported that noise pol-lution isn’t a problem at all.Heathrow is Europe’s busiest air-port, boasting four terminals, 78million passengers every year,and over a thousand take-offsand landings every day. Andthe fact that Patel can live soclose and not be bothered bythe noise is a testament to theoutstanding acoustic perform-ance of secondary glazing.

“Say secondary glazing andmost people’s minds immedi-ately jump to one of two things –conservation areas or budgetenergy efficiency,” commentsPaul Bygrave, Director of Incar-nation Window Systems. “Butit’s also a lot more versatile thanthat. Secondary glazing is an

great way of tackling noise pol-lution. Still Alive –And Still DirectAs the digital world continuesto develop at an alarmingrate, you would be forgiven forthinking direct mail is dead.But it’s time to think again,writes Andrew Scott of Purplex.

I’ll put my cards on the table - di-rect mail holds a special place inmy heart as I started Purplex frommy dining room table in 2004.Back then, my sons Sean andRyan helped me print out thou-sands of sales letters and stuff en-velopes, and eventually, Purplexhad its first customer.

But this isn’t me looking at directmail all misty-eyed.

The value of direct mail cannotbe understated in the ever-chang-ing marketing landscape. In fact,it has withstood all the changes intechnology and can play an im-portant part in the future.

Just 10 years ago, direct mailhad a reputation as a very effec-tive way to engage with your tar-get audience but since then socialmedia and digital channels haveeclipsed the humble door-drop,proving more cost-effective, meas-urable and, of course, modern.

But direct mail is making acomeback as smart businesses aregetting wise to its potential onceagain, turning the spotlight ontodirect mail and its many advan-tages.

Saturation?As digital channels become themost popular method of communi-cation, there is more competitionto get your message seen. Afterall, how many emails, tweets andonline adverts do you get fromcompanies wanting to promotetheir products in a day?

Certass has introduced digital downloads forbuilding certificates, to make getting certifi-cates quicker, easier and more convenientfor Certass members and homeowners.

Jason Clemmit, MD at Certass says: “As con-sumer trends have changed, lots of homeownershave come to expect electronic documents,rather than having hard copies come through thepost.

“That’s why we’ve made our certificates avail-able electronically. It’s doesn’t only help home-owners, it makes life easier for members too.When a Certass installer registers an installationwith an email address, an email is sent with fulldetails on how to download building certificatesfrom the Certass digital download portal. Thiscan be done by the installer or the homeowner.

“We’ve put a safety net in place too, in casean email address is missed or mistyped. If emailsbounce or the certificate is not downloadedwithin 30 days, a hard copy will still be sent tothe homeowner’s preferred address.” i

I was pleased to see that residential contracts are on therise outside of London – so much so that house buildingoutside the capital is now greater than within it.This also bodes well for the commercial building sector wheremajor office developments amongst others are now being seen inour larger cities – Manchester, Leeds, Liverpool, Sheffield and soon. The two go hand-in-hand – commercial property developerswill only go where they are sure their occupiers will find staff;house builders only want to go where people will have the jobs tobe able to afford the houses they build.Perhaps the Northern Powerhouse will emerge despite theGovernment’s London-centric outlook when it comes toinfrastructure.

Brexit SchmexitA survey has found that most people don’t expect house prices tofall or rise even in the event of a ‘no deal’ Brexit. But I suspect thatmost people still don’t realise what might happen in the event of ano deal Brexit...including the half-wits running the country.

A lessonNice to see that although uncertainty is affecting both house andcommercial property building (part of the rise in the comparativesuccess of regional house building when compared to London issadly that London building is declining), one sector is still ashinning beacon. The education sector is still improving itsteaching facilities and its accommodation blocks at the same time.Universities across the country realise there are lots and lots of UKstudents ready to fill uni coffers – but the UK is still a massivedestination for overseas students keen to take advantage of oureducational excellence, the UK experience and top notch facilities.

Refurbishment on the riseRegenerating underused parts of cities and towns by buildingmixed-use developments could provide a golden bullet to helpboth the ailing high-street and the construction sector MicheleWietscher of Newview Windows and Conservatories saidrecently.I agree with Wietscher – there’s loads of work all over the countryand a changing scene – and I think there’s appetite for investment.Installers sniffing out work in this sector, let me know will you –[email protected]

Drink drivingThe Dept for Transport reckons drink driving has shown a dramaticrise (utilising figures from 2016).
