Millenia Office is located in the urban core of Eastern Chula Vista and is surrounded by 30,000 acres of new housing communities of all kinds that are priced far below the cost of typical housing costs in built out markets around California.

Millenia is within a 30 minute commute of many of the largest
employment centers in all of San Diego County including:
Downtown, Mission Valley, Kearny Mesa, and UTC. The site is within
a 10 to 20 minute drive of major military installations, and is only a
few minutes from the U.S./Mexico border. Since 1/1/14, 13,000 new
jobs have been created in the Tijuana area. Some are new companies
(26 new companies) and some are expansion of existing companies;
80% are manufacturing related. There are 656 industrial plants in the
Baja region of Mexico, which provide 165,000 jobs. The top segments
are 1) electronics, 2) medical devices, 3) aerospace, and 4) automotive.
The largest influx of new companies is Asian manufacturers as the
cost delta between Mexico and China is minimal and the geography
is a great benefit to access to the US. The San Ysidro port of entry
is the busiest land border crossing in the world, with more than 30
million people crossing into the country from Mexico last year alone,
according to government statistics (2012). About 12,000 engineers
graduate from Mexican schools annually which is another reason
Asian companies are moving to Mexico for the skilled workforce at
an affordable cost. Combining San Diego’s bio-tech industry with
Tijuana’s medical device manufacturing makes it the largest area for
this industry in the world.

The project is located at Birch Street and Highway 125 in East Otay
Ranch, Chula Vista. There is a regional mall that is located directly

Ranch.
Olympic Training Center and Otay Lake Region
The Olympic Training facility and Otay Lake Recreation area is 3

Over 300 acres of land immediately abutting the Millenia site to
the south has been acquired by the City of Chula Vista and is being

U.S. / Mexico Cross Border Airport Terminal
An entity of Sam Zell (nationally famous real estate developer) has
completed construction on the Cross Border Xpress. The $78 million
65,000-square foot cross-border airport terminal allows travelers
to park in Otay Mesa and check in for their flight on the U.S. side,
and then walk across a 525-foot long pedestrian bridge spanning the
border to board a flight in Tijuana, Mexico. The days of driving to
LAX to jump on an international flight are over. This international
terminal access is a 10-minute drive from Millenia Office.
