Dynamic Architecture:
Dynamic Architecture buildings will become the symbol of a new
philosophy that will change the look of our cities and the concept of living.Cities will change faster than we ever imagined.
It all started with the desire to see the view around us, of adjusting our self tothe season, to follow the sun, of having a house part of nature.
I consider our Dynamic Architecture towers to give also sense of time, of
movement to life, rotating apartments may give a different sense to our lifeand create a different space around us.
Dynamic Architecture buildings keep modifying their shape. As each floorrotates separately, the form of the building changes constantly; you may notsee the same building twice.
The concept has already generated considerable interest internationally, from political leaders and city councils.

Advantage 1:COSTS AND CONSTRUCTION TIME
Cost savings is up to 20%, compared to those of traditional building methods,
The construction time will be reduced of 30%. The Method will allow the
completion of a 70-floor skyscraper within 18 months (nowadays it would take
around 30 working months).
Furthermore, the assemblage of the Rotating Tower would require the
presence of approximately 90 people (specialized workers, technicians and
engineers) in the building site, instead of over 2 000 people in the traditional
ones.
It is faster, less expensive then hundred of beams, columns and joints and
also more sound as it is quite a homogeneous structure with no wick

Tower building site will definitely offer outstanding environmentaladvantages to the cities: traditionally huge, polluted, unsafe building siteswill become Smart Sites, comparatively smaller, ecological and safer.
Considering that the modules have been pre-assembled in the factory, allthe negative factors linked to traditional sites will disappear: big space
around the building, endless loading and unloading, debris, wastematerial, noise and traffic.
The modules for the Rotating Tower will be assembled in dedicatedindustrial parks, where manufacturers of high standard building materialswill gather to work on the common project.
It will be able to generate electric energy for itself as well as for other buildings.

Wind and solar power production
The horizontal turbines of the Dynamic Architecture building are simply
inserted between the floors, practically invisible . They neither need a pole
nor a concrete foundation.
Each turbine can produce 0.3 megawatt of electricity , compared to 1-1.5
megawatt generated by a normal vertical turbine.
Considering that Dubai gets 4,000 wind hours annually, the turbines
incorporated into the building can generate 1,200,000 kilowatt-hour of energy .
The total energy produced by this inbuilt powerhouse every year will be worthapproximately seven million dollars .

Power analysis
Average annual power consumption of a family is =24,000 kilowatt-hour ,
Each turbine can supply energy for about 25 families.
The Dynamic Architecture tower in Dubai will be having 400 apartments
Therefore turbines required to take care of their energy needs =200/25=16
The surplus clean energy produced by the remaining 79 turbines can light up
the neighborhood of the building.
Hence % of produced power utilized by its own = (16/79)100=20.25% only.
Remaining 79.75% of energy is given to its neibhouring building

The Dynamic Tower will be 78 floors and will rise up to about 420m. It will cost
almost US $700 million (AED 2.5 billion) to build and is expected to be ready
sometime in 2010.
The building will have 80 pre-fabricated apartments built around a central column
and the capability of rotating continuously.

Wouldn't that use up a lot of energy?
Not at all. In fact the energy required to rotate the tower is very
low as there is hardly any friction between the floor and
the supporting elements.

Would it need less energy than a regular building?
No, it would need additional energy to rotate a floor but the rotation itself would
produce energy.
The tower will have 79 power-generating wind turbines that will be located between
each floor and these will produce a lot of energy.
So basically this building is going to be self powered. You won't have to link it up to a
grid. It will be the first building of its kind in history. It will be able to survive on its
own and on the contrary it will produce energy that we will then be able to channeltowards surrounding buildings.

How will it work?
There are two elements. Every skyscraper in the world suffers from wind pressure at
high altitudes.
The Burj Dubai, for example, may bend 4m to 5m so it has to have a very flexiblecurtain wall and stronger foundations which then translates into additional costs.
In our building when the wind blows on the floor, instead of bending it, it pushes it
and causes it to rotate. Every floor has a turbine that will be more than sufficient for
the floor. There will be left over energy to power other buildings.

How many other buildings would it be able to power?
A few buildings - about three or four buildings of similar sizes. It's such a
logical concept.
Today the biggest problem in real estate is not price, not location but
power. I was told that about 60 or 70 buildings in Dubai cannot be
delivered on time because of a shortage of power supply. So the new
tower is the future.

How will you bring in all the pre-constructed parts?
We will bring them in components and bring them in parts -not the whole
floor. Each part will be smaller than a room as big as a container as it'seasier to ship.

Can a building like this be as strong as a normallyconstructed building?
I believe it will be stronger. In a normal building you have endless
columns and beams and joints between the two.
You don't have the same tension in each point because each column is a
different distance from the foundation and a different distance from a joint
and so that results in uneven and unbalanced tension. And there are
many other elements.
This core is just one solid tube of concrete. There are no joints. It's like atree. And that's got to be stronger. So it is much better than any normal
structure .

Are you planning to build this sort of tower anywhere else inthe world?
The Mirax Group plans to build a similar, 70-storey skyscraper in Moscow
and another in New York.
We're looking at other places in the world, too.
