What happened in the ’70s to the motorcycle industry? Demography. Baby boomers who watched Easy Rider were running out to Suzuki and Mitsubishi and purchasing motorcycles because Fonda and Hopper were just that cool. Sales went through the roof! Most motorcycle companies went through their “fat and happy” stage. In the ’90s, however, the Baby Boomers who purchased bikes were getting married, settling down, or visiting doctors for their bad backs and carpel tunnel from gripping the throttle. Sales plummeted.

Marketing companies were brought in to revamp the industry to no avail. Why? Hopper and Fonda were still cool, but the birth rate in Generation X was 11 percent smaller and didn’t support the motorcycle industry. There just were not enough people born to main-tain sales.Four years ago when I started with SSA, there were 33 SSA-member management firms. Baby Boomers are retiring and/or selling their facilities, and we now have more than 130 management firms. Demography. The industry adjusted. Facilities still exist, but business has changed. Theoretically, an owner can now retire to the hammock and allow a management firm to run the day-to-day operations for an average of six percent net.Management firms, four years ago, accounted for about 1,100 SSA-member facilities. Today, they represent 5,000 member facilities. They are doing a fantastic job of allowing an owner to sit back, enjoy being an owner without the day-to-day rigors of dealing with human resource issues, operations, marketing, security and customers.This month’s issue of SSA Globe includes the 2015 SSA Management Firm Registry insert featuring more than 100 companies. These are top-notch professional firms that have operated—and now third-party manage—self storage facilities. They have been in business on average for 23 years. Management firms come in a variety of styles, from the simple mom-and-pop approach to the more corporate feel. There are even some Generation Ys, who’ve decided that there is enough room in this industry for more management firms.Demographic studies offer an incredible and accurate tool for forecasting a company’s business. Without it, you can’t know the size of the market. Demographers are accurate 80 percent of the time. Why? Because the people who are going to shape our future are already born—and management firms are here to stay. Let them work for you. Fonda and Hopper would approve. v

Look no further than the exponential growth of third-party management contracts in self storage to see how the once-simple business model is becoming increasingly sophisticated.In three years, the Self Storage Association’s registry of management firms has grown from 33 companies in 2012 to 122 management firms. That’s a 270 percent increase in firms that are managing more than 5,000 facilities.Regional operators see third-party management as a way to add another revenue stream by selling their exper-tise, learning new markets and increasing their platform. Often those relationships result in the manager buying the facility. The same goals are shared by large REITs, such as Extra Space and CubeSmart, who now view third-party management as the most efficient route to acquiring high-performing properties after a successful manage-ment period.

“You need to know all the same things to run one facility as you do to run 10 or 40 or 100,” said Drew Monson, presi-dent of Aberdeen Management in Tucson, Arizona. “Small operators are exposed to all the same risks and competitive environment as the large oper-ators. You can be the smartest guy on the block, but it doesn’t matter how good you are if you expect to compete effectively as a single individual running one facility against the REITs that have 2,500 facilities.”For a going rate of about $2,500 per month and five to six percent of gross revenues, third-party managers large and small are offering to manage all aspects of facility operations, including central reservations, human resources (even hiring and training), bookkeeping and the ever-important digital marketing.

The Digital DriveMarketing is easily the biggest hurdle for smaller operators, said Noah Springer, vice president of business develop-ment for Extra Space, the largest player in the third-party management arena. Without the scale or ability to collect data like a larger operator, smaller operators have less information available to help them make decisions about when to raise rents and when to offer discounts, and when not to.

“ExtraSpace is a real estate company that does self storage, but it’s also a data and marketing company,” Springer said. “The data we have is one of the biggest assets in the company.”Marc Boorstein, principal with MJ Partners Real Estate Services in Chicago, says digital advances are increasing

the opportunity for secondary locations in high barrier-to-entry markets, where before those facilities weren’t top performers. That’s a major shift in the industry, Boorstein said.

“The business has changed so quickly that the managers have become more important than ever before,” said Boorstein.In the past a potential customer might consider three or four facilities based on location and appearance. Today most renters are shopping at the first facility that appears in their Internet search.

“Some companies are getting 70 percent of their rentals from customers on their mobile phones,” Boorstein said. Extra Space spends nearly $30,000 a month on Google advertising, Springer said. That’s a lot of horsepower to get in front of potential customers as they search online for storage. And Extra Space is able to spread that substantial cost among more than 1,000 properties, 300 of which are owned by individuals and small ownership groups who alone would have much smaller marketing budgets.

“We spread that cost over a very large base,” Springer said.Guy Middlebrooks, vice presi-dent of third-party management for CubeSmart, said it makes sense to add the management of new facilities to a region that already has a district manager in place.

“It’s very scalable and the scale is an advantage when it comes to purchasing power to buy office

supplies and cleaning supplies. The bigger you are the lower cost you get.”CubeSmart had 174 properties under management at the end of 2014 and has added new partnerships this year, Middlebrooks said. CubeSmart has doubled the number of facilities it manages since 2010.For the large REITs, third-party management started as a way to develop an acquisition pipeline. During the course of the management contract, the REITs are able to meet the owners and build relationships and be nearby when the owner is ready to sell. Because the REIT has already managed the property, it knows the facility’s strengths and weaknesses and potential for revenue growth.Uncle Bob’s is committed to growing its third-party management services for properties that it would like to acquire at some point, said Dale Payne, sales manager. The company operates 23 facilities as third-party managers and another 55 properties as joint ventures.

opportunity,” Payne said. “The second half of 2014 and going into 2015, the need for third-party management has grown for conversion and new development opportunities. So we have seen an increase in contracts for these types of projects.” Payne says Uncle Bob’s has human and financial resources that a smaller operator wouldn’t necessarily employ. With 500 stores, Uncle Bob’s is able to spread out costs and feed revenues into a multimillion-dollar budget for Internet marketing.

“More often than not, the technology involved and Internet presence needed to compete against the larger operators is beyond what the owner wants to keep up with,” Payne said.David Blum of Better Management Systems used to offer third-party management but now focuses on consulting with first-time developers. He’s sold on third-party management.

“I tell them to go with one of the REITs because I think they are doing a great job,” Blum said of his development clients. “You’ve got to be nuts to not go with them, and this is from the guy who at some point competed with them.”Boorstein said he sees third-party managers delivering impressive occupancy rates of 94 percent and even better. Because of their sophistication, they have the expensive Internet presence to drive traffic to the facility and enough data analysis to know when to offer discounts and when not to, when to raise rents and when not to.

Other OpportunitiesCubeSmart and Extra Space have chosen to not develop properties themselves and instead work with local devel-opers and through their management relationships to find new properties.Because the environment is good for new development, Middlebrooks said many third-party clients choose to turn over management of their facilities so they can focus their time on new development.A desire to do something other than manage the day-to-day headaches of an independent facility or two is leading many Baby Boomers—many of whom birthed the self storage industry 30+ years ago—to turn over management to someone else.

“When those people reach that age in life, they are cashing out,” said Blum. “With cap rates the way they are, we are seeing more of that happening.”Those facilities going to institutional investors automati-cally need someone to step into the management role, and a non-owner manager is the obvious choice.Middlebrooks of CubeSmart said he’s seen lenders recom-mending or requiring that developers partner with a repu-

table third-party manager in order to optimize revenue and ensure that the bank’s investment proves fruitful.Monson of Aberdeen Management said it’s a generational reality that older owners, especially those without a good succession plan within the family, are looking outside for management help.

“Frankly, a lot of owners are approaching retirement age and they are ready to take their foot off the pedal and reap the benefits of what they built.”Turning over a facility to another management company doesn’t come without upheaval. Long-time employees and vendors are often replaced by those already serving the larger management company.Extra Space asks the employees of the joining facility to apply for their same jobs with the new company. Springer said on average about 70 percent of employees come over to Extra Space, but few stay as the culture changes from a small business to a more corporate atmosphere.Some management firms require that the facility rebrand to the management company’s name to better assimilate to its marketing platform.The Pegasus Group, based in Walnut Creek, California, has all properties managed convert to Central Self Storage, said Dwight Davis, Pegasus’ senior partner. Davis said some owners don’t want to give up their previous identity, but he said that’s happening less today than five years ago. The Pegasus Group owns 50 self storage properties in 10 states and manages six others. CubeSmart does not require managed properties to rebrand from their original facility name, but Middle-brooks said the vast majority choose to do so.

“We will take on one facility if the store fits our operational ability,” Springer said, adding that a facility with fewer than 400 units might be the tipping point for being too small to add to the network.Blum said he tells developers they will do well with third-party managers, but they need to decide whether they want to deal directly with the owner of the management firm or if they are comfortable turning over their facility to a larger, less personal corporate entity.

“You can get a more personalized relationship than with the REITs that have many levels of management,” Blum said.

“They are much more corporate and the smaller guys are more flexible. There’s a market for both.”It’s estimated that 80 percent of the self storage industry is owned by mom-and-pop single operators. Third-party

managers see gold in that statistic. Extra Space is bringing in 50 to 60 new facilities a year. That’s more than one a week. CubeSmart is equally busy.

“There is a tremendous amount of opportunity to continue to add storage to our manage-ment platform, and that’s not even considering the new development coming online,”

Middlebrooks said. “We are confident that we will grow the platform for at least the next several years.” Aberdeen Management, which owns and operates nine facilities in Arizona and California, just launched its third-party management services in 2015 and was closing a deal to bring two facilities in Nevada and Idaho under manage-ment in the first quarter.

“We put the word out to people in the industry at the first of the year. The response has been much quicker than we expected,” Monson said. “I think there’s room for compa-nies that have the sophistication to compete with large operators but can also offer that personal touch.” v

True ColorsA facility’s hue makes a big impact with customers, surrounding communities.

To distinguish her salon from the gray city tones of Fifth Avenue in Manhattan, Elizabeth Arden painted her front door bright red. A bold business move, to be sure, but more than 100 years later her salons—and that red door—live on as a symbol of her successful beauty empire.Color choices probably seem like a low priority in a self storage business plan, but many successful companies are associated with distinguishing hues. Public Storage is known for a bold orange, Extra Space is associated with calming green, CubeSmart and a deep red door go hand in hand, and Uncle Bob’s features a bright blue and yellow combination.Even if you aren’t creating a brand image, but just want to paint something appealing, choosing a color to represent your business is a smart move. According to Sarah Schuda, a color expert from Sarah Lynn Design, the right shade of paint can elicit specific emotional responses.By choosing the perfect shade of yellow, for instance, you can instill customers with a sense of optimism and intellect. The right brown will convey no-nonsense as

well as a sense of security. Pick the wrong shade of these colors, however, and you may send subliminal messages of cowardice or lack of imagination.

“Choosing colors for any structure should take into consid-eration the environment it is placed in,” said Schuda.

“With any new development, you’ll want to consider the surrounding buildings and make sure the structure fits in with the look and feel of existing buildings so it’s not an eyesore in the community. The safest colors are either neutral (gray, tan, cream) or colors that occur in nature such as blues and greens.”

Preserving ColorsTeresa Sedmak, president of Everbrite, Inc., has a lot of experience with color—mainly restoring it. While her company doesn’t handle paint, the Everbrite product provides a clear protective coating that can bring storage facilities back to their original, vibrant color. fornia, that means restoring a vibrant Western-themed mural painted to fit in with the location.

“An artist did a beautiful mural on Grand Central Storage in Yucca Valley, complete with an old-fashioned train, a Western landscape and a beautiful blue sky,” said Sedmak.

“The artist later passed away, but the owner wanted to preserve this great piece of art. The mural started to fade, and we made it brand new again with Everbrite.”All weather can be tough on paint, but Sedmak said owners shouldn’t be afraid of color. Any color can be used and Everbrite can maintain the original color, as well as stop any rusting, so you have more color options.Because of environmental changes to the chemical makeup of paint, newer formulas are more subject to fading, especially white, which can wear down to the metal. White, said Sedmak, can also attract graffiti—but for one particular facility in East Oakland, California, that can be a good thing.

“A Safe Storage USA facility in Oakland had a big, plain white wall that was a target for graffiti,” said Sedmak.

“But the owners got the idea to invite local graffiti artists to come and make it official. They gave several artists a section of the wall to make their own, and it is a source of pride instead of a neighborhood eyesore.”Now called the Oakland Wall of Fame, this self storage facility wall is listed as a city sightseeing stop.

Blending InIf fences make good neighbors, it follows that a thoughtful paint job can create community goodwill—and loyal customers. Brian Schad, corporate facilities manager of Public Storage, saw the demo and rebuild of a facility in the Glassell Park community of Los Angeles go from just ordinary to something really special.

“We had a first generation, single-story Public Storage building,” he explained. “We demoed a portion and put plans through the city to add more stories and a tilt-wall building. We got approval from the city, and it was going great. Literally, the day we put the tilt walls up, we heard from the city.”Turns out that the building, which was at the base of an off ramp, blocked the neighborhood view of the hillside and houses. Neighbors didn’t like the idea of staring at a thirty-foot raw concrete wall. Even

though Public Storage already had city permits in hand, they listened to the community and made some artistic changes.

“To appease everybody,” said Schad, “we listened to what people wanted. And not only did we paint the sides, we painted the roof as well. We spent extra money doing it to satisfy the city. But we also took a portion of the building and donated it as a community center. Now, if you look from the top of the hill down on the building, it blends with the landscape, and that’s what people wanted.”The building isn’t just a business, it’s part of the commu-nity—and a popular one at that. “The facility does very well and the community knows we are there and are happy to have us,” said Schad.Working with city ordinances and neighborhood associa-tions can make any construction go smoother and lay the foundation for goodwill and potential customers. Even if there aren’t any restrictions, you can consider your building colors with the community in mind and still project a successful, professional appearance.Still, picking a color is one of the hardest choices in both residential and commercial building and is the top issue clients struggle with, according to Schuda. If you are having trouble whittling down options, there are some basic rules to follow.

“If your storage units are near a residential area, I would recommend a more neutral palette,” said Schuda. “If you’re in an industrial or commercial area, you could probably get away with a more vivid color palette for your storage doors such as a navy or primary blue.

“It’s also important to consider your own brand and make sure your color choices align with your company’s colors if they exist,” she added. “But that should come secondary to pleasing others around you to ensure the success of your business. Community matters more than your own personal branding in this case.”

Trademarking a ColorCompanies often trademark their color, meaning a specific color is legally synonymous with a specific brand. Popular examples include Tiffany & Co. blue, Home Depot orange and UPS brown.Trademarking doesn’t mean you can never use those colors, just not in the same line of business, and especially not in the same kind of way. Yellow letters on a green background in the lawn care industry would be an infringement of John Deere, but painting your house Tiffany Blue is perfectly okay—just maybe not with your neighbors.Public Storage has a trademark for its logo combination of orange, purple, yellow and white. Other storage owners can use these colors, but not in any way that makes it look like a Public Storage property.

“There is a concept in the law that is called trade dress,” said Carlos Kaslow, general counsel for the Self Storage Asso-ciation. “You cannot have a product that looks so much like another product that it creates confusion.”Unlike patents or copyrights, Kaslow said trademarks are a “squishy” area. If you have any concerns or questions, it’s best to consult your legal team before you crack open the paint cans. v

SSA Offers Certified Self Storage Manager DesignationThe Self Storage Association (SSA) Certified Self Storage Manager Program advances the professionalism of the manager’s role by offering standardized education and promoting continuing education and practical experience through continued tenure in the industry. For convenience, cost savings, and uniform accessibility to the industry, the CSSM© is attainable through SSA’s Online University and the SSA Certified Self Storage Manager Program. Part 2: Sustaining Certification: CSSM© RenewalsTo retain the CSSM© designation, designees must:

• Renew every two years. Attain 4 hours of continuing education (CE) credits via the SSA Online University CSSM© Program or by SSA-designated educational programs, by December 1 in the renewal-due year, which occurs in two-year increments following the year of initial certification. (Example: If the CSSM© is earned in 2015, it is renewed by earning four (4) CE credits either online on the SSA CSSM© Program or by attending SSA-selected courses for credits between January 2017 and December 1, 2017. The next renewal period for this sample designee would begin in January 2018, and so on.)

for the Self Storage Legal Network Each month SSLN partners Carlos Kaslow and Scott Zucker will select a question from a SSLN subscriber on an important self storage legal issue and provide their best advice on dealing with the problem.

QUESTIONS

Question: We have conducted our own auctions for many years. An auctioneer recently came to our facility and told us that a licensed auctioneer must perform self storage lien auctions. He even suggested that we could be fined and our business shut down if we continued to perform our own auctions. Are self storage operators required to retain a licensed auctioneer to handle their auctions? He indicated that he would handle our auctions for 25 percent of the gross. We would prefer to continue doing our own auctions but are concerned about breaking the law.

Answer: Whenever anyone tells you that you are engaged in an action that is against the law, you should ask him or her to provide you with the reference to the law so that you may review it. This is especially true when the messenger has a financial interest in the law or regulation that you are supposedly violating. While several states license auction-eers, it requires a careful reading of the law to determine if the law applies to a self storage auction conducted by the facility owner.Twenty-two states do not license auctioneers. For example, California, Michigan and Missouri are among the states that do not license auctioneers. However, even if your state issues licenses for auctioneers, it does not mean that you must use a licensed auctioneer to conduct your lien sales. Auctioneer licensing laws exist to regulate persons in the auction business and not to give auctioneers a monopoly on conducting such sales. This is one reason every auctioneer licensing law has exceptions to the basic requirement that a licensed auctioneer must conduct an auction sale. Consider the Georgia auctioneer licensing law that appears to bar any person other than a licensed auctioneer from conducting an auction; however, the law contains several exemptions. One of those exemptions applies directly to Georgia self storage operators. The exemption states:

This chapter shall not apply to any person conducting a public sale of personal property pursuant to the provisions of Code Section 10-4-213.

Georgia Code section 10-4-213 is the state’s self storage lien law enforcement section. So Georgia operators are not required to hold an auctioneer license to conduct their lien sales because the auctioneer licensing law has a specific exemption. Georgia is unusual in the specificity of the exemption, but many states have exemptions that are applicable to self storage lien sales conducted by facility owners. The Ohio auctioneer licensing law also seems to require all auction sales to be conducted by an auctioneer. However, the Ohio requirement is not absolute. The Ohio law exempts the following sales from the auction-licensing requirement:

(1) Sales at auction that either are required by law to be at auction, other than sales pursuant to a judicial order or decree, or are conducted by or under the direction of a public authority;

The Ohio lien law requires that the property be sold through a public auction and therefore the above exemp-tion would apply. The Ohio exemption is similar to that of many other states. In the past 30-plus years since the self storage lien laws have been in effect, only Pennsylvania has taken action against a self storage operator, contending that the storage operator violated the state’s auctions laws when conducting his own lien sales. This enforcement appears to be an anomaly, because the auction authority has not taken any other actions against any other storage operators in the state that continue to conduct their own lien sales and do not hold an auctioneer’s license.While the auctioneer who said that a lien sale must be conducted by a licensed auctioneer could be right, you should be very skeptical. Storage operators who are concerned about the legality of conducting their own lien sales should consult their legal advisor on what the law of their state or local jurisdiction may actually require and how it applies to their self storage business. Although you may want to retain an auctioneer to run your self storage lien auctions, you probably should not take legal advice from an auctioneer concerning whether or not you are permitted to conduct your own lien sales. v

The strength of the association depends on your membership.A real, positive change is happening in our industry as more and more companies are placing a greater emphasis on hiring better quality managers to run their facilities. With the rise in multi-location companies, many owners are also realizing it is no longer enough to find managers that can adequately run a single loca-tion; they must now also be able to get along with team members from other stores and adopt the company culture envisioned by the owner. Labor costs are always an area we look to minimize where possible. But manager compensation should always be balanced with knowing that a storage unit is a storage unit, and it is how a potential or current tenant is treated in the front office

that makes the difference in the busi-ness’s ability to achieve and maintain good occupancy. Now may be a good time to revisit how your managers are compensated, and see if adjustments in salary and bonuses are warranted.The executive board has been making contact with representatives across the state in an effort to stop sales tax from being added on to our monthly storage rents. Please take the time to call or visit your repre-sentative and tell them how unfair this approach to raising revenue is. No other sector of the real estate market is being targeted for taxation, and laws already on the books state that self storage is not warehousing, and therefore not subject to being a taxable service.If our association can be of help, please do not hesitate to call Execu-tive Director Wanda Cox at 225-774-2117. Mainemainessa.comThe Maine Self Storage Associ-ation’s annual conference, April 16–17 at Hollywood Casino, was a smash hit. Nationally renowned industry attorney Scott Zucker, the featured speaker, advised attendees on state-specific legal issues, the lien law and process, and how to reduce their liability in all things storage related. Scott gave an infor-mative yet entertaining presentation and kept guests engrossed. Speaker Glenn Walton presented on how to engage customers and provide supe-rior customer service in a fascinating discourse that had attendees on the edges of their seats. Several vendors spoke, including Bader Company, Flexospan, Sperry Van Ness / CM Neville & Associates, Storage Auction Solutions, Syrasoft and U-Haul. This was an incredible value to members, as MeSSA was able to continue to offer free conference registration to the first attendee from each member

facility. No need to kick yourself if you missed this event—just make sure you register for 2016’s event. MeSSA’s next meeting is tentatively scheduled for June 8, when we will have SSA’s newly appointed COO joining us to speak about the state of the industry and legislative changes. Self Storage Rental Intentions

All recent, past and non-renters (but not those who “never heard of self storage”) were asked on the survey if they: a) plan to rent self storage for home, family or personal use within the next 12 months; b) have no current plans to rent but are “open to doing so if the need arises;” or c) would not rent self storage “under any circumstances.” Table 2-2 below summarizes their responses. About 11% of recent renters are planning to rent again in the next 12 months, as are 3.6% of past renters and 2.3% of non-renters. These numbers are clearly lower than those in 2007, but this does not necessarily translate into lower rental occupancy rates. The numbers open to renting are only slightly lower than 2007, and we saw earlier that penetration has remained essentially stable since 2007. Also, the next three charts will show that recent, current and planned rentals are substantially longer than we saw in 2007, which might at least partially offset lower planned rentals.

Self storage renters are more concentrated in the South (40%) and West (26%) than in the Midwest (20%) or Northeast (14%) regions (Figure 3-6). With fluctuations of two percentage points or less, this is the same distribution that was reported in 2007.

However, there appears to be a slight shift from suburban areas since 2007. In 2007, we see 50% of renter households in suburban areas compared to 44% in 2007. Those located in urban areas have correspondingly dropped from 37% to 35%, and increased from 13% to 21% in rural areas (Figure 3-7). This suggests that much of the market growth observed between 2007 and has occurred in areas that are considered suburban as well as rural.

Premium renters and general business renters have somewhat different preferences for facility features. General business renters seek having anytime access (75%), drive-up parking (70%), being close to the business location (68%), discount rates for long-term rentals (64%), and electronic gates (62%); all others are required by less than 60%. But generally fewer than half of those desiring a feature are willing to pay for it (Figure 9-17), which is similar to 2007 findings.

Bader Company Names Gambero CEOBader Company, a national leader in self storage tenant insurance, announced the appointment of Darrell Gambero as chief executive officer. Gambero has more than 40 years of experience in the insurance industry and 20 years of close associ-ation with Bader Company.Gambero has been on the board of

directors for Bader Company for the last five years. He spent more than 15 years as the CEO of Voyager Insurance Companies. During that time, Voyager Insurance was the underwriter for Bader Company’s insur-ance options. Marcus & Millichap Aids Florida SaleMarcus & Millichap, a leading commercial real estate investment services firm with offices throughout the United States and Canada, announced the sale of Wellington Self Storage, a 71,657 net rentable square foot, self storage facility located in Lake Worth, Florida.Michael A. Mele, senior vice president investments in Marcus & Millichap’s Tampa office, represented the buyer and the seller in this transaction. Wellington Self Storage is situated on 4.56 acres and is located at 5359 South State Road 7 in Lake Worth. The facility was built in 2003 and consists of 643 units.

“The seller did a great job operating the facility and, through our platform, we were able to procure multiple offers from qualified buyers, showing continued interest in Class A assets,” said Mele.

SpareFoot Secures $33 Million InvestmentAustin, Texas-based SpareFoot, a marketplace for finding and booking self storage, announced that it has obtained $33 million in venture capital to propel its growth. New investor Revolution Growth led the round, with participa-tion from existing investor Insight Venture Partners and new investor Monkfish Equity.In conjunction with the funding, Scott Hilleboe, partner at Revolution Growth, and entrepreneur Rony Kahan, co-founder and chairman of Austin-based job search engine Indeed, will join SpareFoot’s board of directors.This investment will allow SpareFoot to accelerate its national expansion and enable it to introduce new prod-ucts. Since launching in 2008, SpareFoot has raised a total of $59 million in venture capital. Capital Factory, FLOOD-GATE and Silverton Partners also are investors.
