Town of Milton TAX DEEDED PROPERTY NOTICE OF SALE By virtue of its authority under NH RSA 80:80, the Town of Milton offers for sale the tax deeded land & buildings as listed below.     home with 992 square feet gross area.B. Assessed value: $39,600.00, according to town assessment records.C. Deed Preparation Costs: In addition to the purchase price, the successful bidder must pay all deed

    preparation, recording, and legal services incurred by the Town regarding the sale of the property inthe estimated amount of $500.00.

    D. Legal Costs: The successful bidder is responsible for all services customarily incurred by a buyer ofproperty, including legal services and/or the use of a closing agent.

    E. Deposit: All bidders are required to pay a bid deposit of $500.00 in the form of cash or a bank checkto assure their completion of the purchase. This deposit is applied toward the purchase price and allrelated expenses identified above.

    F. Closing: Successful bidders must close on the sale within sixty (60) days of being notified that their bidhas been accepted. All bids may be held for a period of forty-five (45) days to evaluate them and account for certain rights of refusal.

    G. Questions: Any questions with respect to this invitation must be received, in writing by mail, fax or email no later than 12:00 p.m. on Monday, December 28, 2020. Questions and Town responses will be posted on the Town website no later than 4:00 p.m. on Wednesday, January 6, 2021. It is the responsibility ofthe bidders to check on-line and account for any addendum so issued.   • Conditions of Sale

    1) The bid form contained in this notice of sale must be completed and submitted. 2) The bid form must be delivered by one of the methods described in Item 1, H above labeled Bid

    Submissions. 3) A deposit of $500.00, in the form of cash or a bank check (i.e. cashier’s, certified, money order)

    is required with each bid. This deposit will be held for a period of up to 45 days for the Town to evaluate the bids and notify the parties of our decision. Personal checks will not be accepted as forms of deposits.

    4) Once informed by the Town that a bid has been accepted, successful bidder will have fifteen (15) days in which to pay the bid amount for the parcel bid upon. This will be held until the closing. If the bid price on the parcel is not delivered within said fifteen (15) days, any expenses incurred by the Town between the date of acceptance of the bid and the date when the bid price was not tendered will be deducted from the initial bid deposit of $500.00 and will become the property of the Town. Additionally, the Town may sell the subject parcel to an alternate bidder.

    5) In addition to the purchase price and a lump sum fee of $500.00 to cover the Town's costs, the successful bidder must pay the transfer tax, the recording fee for any notices of a merger of lots, e and any similar closing costs of which none are currently known to exist, along with a pro rata share of real estate taxes from the date of the conveyance.

    6) The property is being sold in “As Is” condition. The Town makes NO WARRANTY of any information contained herein. The parcel is being sold without warranty as to suitability for building, the ability to gain any desired regulatory approval from the Town (i.e. zoning compliance), or the absence of any environmental hazard. The property is being sold as a tax deeded property without any warranties or guarantees regarding chain of title or condition of the real estate. Bidders are responsible for performing their own due diligence appropriate to the purchase of any real estate.

    7) The Town will provide the successful bidder with a Quit Claim Deed for the real estate and will record the deed at the Strafford County Registry of Deeds.

    8) The successful bidder will have forty-five (45) days from the recording of the deed to apply to the Town for a demolition and/or remodeling/repair permit and one (1) year from the date of said permit to complete all demolition, removal of debris, abandoned vehicles/equipment and general clean-up of the parcel, repair, reconstruction and/or remodeling, resulting in the lot being completely cleaned up and prepared for reuse as described in the bid submission and resulting in the issuance of a Certificate of Occupancy, if required and applicable.

    9) Successful Bidder shall provide a Performance Bond, Letter of Credit or Cash Deposit in the amount of $40,000 at the same time the bid price is delivered to the Town of Milton that shall be called by the Town in the event that the work is not completed as described in Item 8.
