Report: Foreclosure sales fell in Q2Sales of bank-owned

homes and those al-ready on the foreclo-sure path fell sharply inthe second quarter, re-flecting a thinner slateof properties for sale inmany cities as bankstake a measured ap-proach to placinghomes on the market.

Even so, foreclosuresales’ share of all U.S.home purchases grewin the April-to-June pe-riod, foreclosure listingfirm RealtyTrac Inc..

The combination offewer bank-ownedhomes for sale andstronger demand dur-ing the traditional

spring home-buyingseason also pushedsale prices higher.Bank-owned homesand those in somestage of foreclosureposted the biggest an-nual increase in aver-age sales price since2006, before the hous-ing bubble burst, the

firm said.“It boils down to

As of last month,there were 1.47 millionU.S. homes in somestage of the foreclo-sure process or ownedby banks. Of the620,751 in lenders’possession, only about15 percent are listedfor sale, according toRealtyTrac.

The measured ap-proach has triggeredbidding wars and led tohigher prices in mar-kets like Las Vegas,

where the inventory ofbank-owned homessank to a 6.2-monthsupply in June.

The pool of fore-closed properties forsale also has declinedbecause many pendingforeclosure cases wereput on hold last yearwhile banks sortedthrough foreclosureabuse claims. A $25 bil-lion settlement in Feb-ruary cleared the wayfor lenders to tacklethat backlog of foreclo-sures, and the numberof homes entering theforeclosure process hasbeen rising.

All those factorshelped set the stagefor the second-quarterdecline in foreclosuresales, which includesbank-owned homesand homes in the fore-closure process, whichare most commonlyshort sales, when thelender agrees to acceptless than what the sell-er owed on the mort-gage.

Lenders are increas-ingly favoring shortsales versus waiting fortroubled loans to gothrough the foreclo-sure process.

Short sales on prop-

erties that hadn’t evenstarted the foreclosureprocess rose 18 per-cent between Januaryand May compared tothe same stretch of2011, the firm said.

“Selling a bank-owned property hasbecome a lot less at-tractive to lenders thanit was in the past, andit just opens them upto additional risk,”Blomquist said.

All told, 224,429homes in the foreclo-sure sales categorywere purchased in thesecond quarter. That’sdown 12 percent from

the first three monthsof the year and down22 percent from thesecond quarter lastyear, RealtyTrac said.

Despite the declinein foreclosure sales,their share of all homesales grew.

Foreclosure sales ac-counted for 23 percentof all U.S. home sales,which includes sales ofpreviously occupiedhomes and newhomes. That’s up from22 percent in the firstquarter and up from 19percent a year earlier,the firm said.

While rising, the

share of foreclosuresales remains wellbelow its first-quarter2009 peak of 45 per-cent of all sales. Theycomprised less than 1percent of all sales in2005, at the height ofthe housing boom.

Homebuyers whopurchased a foreclo-sure sale in the secondquarter paid an aver-age of $170,040. That’sup 6 percent from thefirst three months ofthe year and up 7 per-cent from a year earli-er.
