What We Do Find UK Property are the 'buyers' agent and specialise in helping serious overseas buyers find the most suitable UK property for their needs - at the lowest price. Most of our overseas buyers can be grouped into two main categories – those looking for investment properties and those looking for a property for their ‘own use’.

Investment Properties

Overseas Nationals Many overseas buyers are looking to the UK for a secure place for medium to long-term investment. They are not looking to immigrate into the UK immediately (although some may consider it in the future), but simply wish to grow their money securely and with the least amount of hassle. They usually have some link with the UK or intend to send their children to study here in the future. Many may have studied here themselves. They are looking for a company that offers a complete solution; this includes finding investment property, dealing with the purchase process and lettings and management, paying the net rent to them, dealing with UK authorities and possibly managing the future re-sale of the property. Some of them may wish to come to the UK in the future and even re-sell their investment properties to buy an 'own use' property.

UK Expats Many of our clients are actually UK nationals who are working or living overseas. They want to invest for the long term in a safe and secure country (i.e. their own country - the UK). Some may eventually wish to retire in the UK and may sell one or more of their investment properties to get an own use property. Others will simply keep these properties for long term investment and they may pass these on to their children. Having a real asset that they own outright and that grows in value, generating good retirement income makes sense for them and they feel safe in having such a property in the UK. Many clients start with one property and in later years acquire more to build a small portfolio (see customer case studies section).

UK Residents Many UK residents living in the south or in London are now considering low cost houses for investment and long term pension type income. Prices in London and South are very high and % rental yields much lower. The same property which we sell for £60,000 here in Lancashire county near Manchester is over £300,000 in the South. In the past London has done very well in capital growth – however this is less likely to be the case going forward and the risks of buying here are now higher. Our clients from the UK also like our “hand-off” system where we work differently to normal Estate Agents and Letting Agents and provide a much more comprehensive service looking after all aspects of the purchase and the subsequent long-term management with a Guaranteed Rent System. Our UK clients are mainly either busy professionals working in or near London or those that have retired or coming up to retirement.

Ideal Investment Properties Our low-cost investment properties are ideal for this purpose. These properties deliver amongst the best net rental yields in the UK and are expected to grow well in capital value over next few years. Rather than purchasing ONE more expensive property, it is far better to purchase multiple, smaller, lower cost investment properties for the same budget. This will deliver better overall net rent, greater capital growth, less risk, be more tax efficient and provide more flexibility. Our group of companies are able to provide you with a complete property investment solution. We acquire suitable investment properties, rent them out, and then sell them to overseas investors in a secure way (It is like a continuous production line and we are managing over 800 such properties for clients with about 20 to 25 more added each month). We have systems in place to significantly reduce risk; the use of official client accounts, and the appointment of knowledgeable independent solicitors to do local searches and complete registration under the buyer's name at the UK Land Registry. Thereafter, we normally continue to manage the properties on their behalf and provide regular statements and net rental payments into their accounts. This way we control all aspects of the process and have full accountability to the buyer, making the purchase and management process much easier. ‘Own Use’ Properties

In some cases, overseas buyers may be looking for a property for their own use. Such properties are not owned by our group of companies and are only available in the third-party re-sale market. In such cases we act as ‘Buyer’s Agent’ to find the most suitable property for you in the UK. Where we act to find you properties from third party sellers and agents, we normally charge a fee, a portion of which may have to be paid up-front as a registration fee. Such a fee is not charged for investment properties purchased from us or from our group of companies. Only buy such an “own use” property if you definitely plan to use it yourself and are relocating to the UK right now. If you are unsure, buy an investment property or multiple investment properties instead and re-sell them later, if required, to get an ‘own use’ property. Although there are exceptions, an ‘own use’ property will typically cost more, have lower rental yields, more running costs, higher risks and will be harder to re-sell. Further, they usually have lower capital growth than the commodity low cost ‘Best Buy’ investment properties shown in this brochure. In many cases if you are coming back to the UK it is best to rent initially (e.g. 6 months) to make sure you are happy with the local area and community before buying. This may also qualify you to getting a mortgage as mortgages are currently not offered to non-residents. In some cases, for ‘own use’ properties, we may simply give you advice and refer you to local estate agents who may be more familiar than us with your desired location. If that is the case, we will tell you that we cannot deal directly with your property search but will still provide help and advice. We normally advice clients to only buy such a property if they definitely plan to use it and are relocating to UK right now. It may be best for them to just rent

for a short while, if and when they come to the UK - until they were happy with the community and location. Then they could buy. Many clients end up buying in the wrong location and sometimes their circumstances change and the property purchased is not suited to their needs.

Why Use Us Searching for a suitable UK property on your own can be time consuming, stressful and costly. It can take a long time to get a full picture of what is on the market and what represents fair value, especially if you are based overseas. Without detailed knowledge of the market, you may end up wasting your precious time in viewing properties that do not really meet your requirements. In the case of investment properties, after purchase you will need to deal with renting and property management too. Our investment properties provide a complete solution for many overseas buyers and represent great value for money. These are by far our best-selling properties.

What We Do We Provide Low Cost Investment Property with Full Management and Guaranteed Rent for Overseas Buyers The UK is one of the world's best areas for secure property investment. Prices on UK property are now low due to falls from 2007 to 2010 and rental returns are good with up to 8% gross rent on low cost properties. Now prices are expected to rise in line with economic recovery in the UK and prices on lower cost properties could double within 6 to 8 years. Find UK Property provides a complete service to overseas property investors in the UK. Our view is that lower cost terraced houses of £55,999 to £70,000 provide the best value for investment and will produce the best capital and rental growth over the long term.

‘Best Buy’ Investment Properties These Best Buy investment properties listed below are already rented out and managed by us. They are low cost, give high rental yields, come with 2 years guaranteed rent (can be extended), are expected to grow well in value over the next few years and are easy to resell. We continually acquire, rent out, sell and subsequently manage such property. These are the most popular purchases made by our UK investors, expats and overseas buyers.

Location

Traditionally there have always been two popular investment hotspots – London and the North West of England (Manchester, Liverpool Leeds region). London is very expensive and rental yields are much lower; thus, the best area is the North West of England, as shown on the map below.

Thus, these Best Buy investment properties are not in London (property in London is already very expensive with low rental yields of about 4% and low future capital growth). These properties are located in high rental demand residential areas of Lancashire Towns about 40 minutes north of Manchester Airport. Here is an aerial view of a typical town in this region.

A typical Lancashire town consists of terraced properties near the town centre, and more expensive semi-detached and detached properties in the suburbs. Rental demand is highest for the terraced low-cost properties. Below is an aerial view of a typical town area near the centre with terraced properties.

Terraced properties that are located closer to shops and main roads, and are walking distance from the town centre or have good bus routes, are

best for investment; thus, we always acquire these properties as we have to provide guaranteed rent.

A typical terrace consists of rows of 2-bed or 3-bed houses as shown in the picture below. In the past year, over 250 such properties have been sold to investors. If you are not sure which UK property to buy, then buy one of these. The most popular types (our Best Buy offers) are listed further in this section.

Type – Terraced House

These are the standard commodity properties in this part of the UK and are built of real stone or brick, with slate roofs. Almost 80% of the population live in these types of properties. About 75% are owner occupiers and about 25% are in the investment/rental market. All properties are fully fitted with kitchens, bathrooms, carpets, central heating etc. but do not include loose furniture. It is standard to rent out unfurnished as this has less liabilities for the owner.

Management System & Rental Yields There are the 3 main systems in the market. We offer the Net Guaranteed Rent System as standard.

Gross Rent System - 8 %: Most agents use this system. This is the market rent for properties in this area. A property costing £59,999 will on average deliver £4,800 gross rent if fully occupied for the whole year with a regularly paying tenant and no void periods. The gross rent you actually get would be less than this on average especially if you get a bad tenant or long vacant period. On top of this the agent would charge you a management fee which can vary from 12% to 18% of the rent. They would also charge your for repairs and maintenance as these arise. We do not use this system Basic Guaranteed Rent System - 7%: A few agents use this system. The rent is paid even if no rent is collected from a tenant (e.g. vacant periods or tenant not paying rent). On top of this the agent would still charge you a management fee which can vary from 12% to 18% of the rent. They would also charge your for repairs and maintenance as these arise. We do not use this system. Net Guaranteed Rent System – 6% This is the most important figure and the system we operate. This is the net rent you get after ALL costs and is guaranteed – no matter what. For H2 type house costing £59,999 you get Net Guaranteed Rent of £3,600 per year. On top of this you get capital growth with houses expected to double in value over next 10 years. -There are NO management fees to pay us when you are on Net Guaranteed Rent. Most agencies charge 10% to 15% + VAT = 12% to 18% management fees, but this would not apply. - Our Net Guaranteed Rent System also includes the Free Standard Maintenance Package shown below for the first 3 years. This is the system we operate as default. The rate of 6% per year is guaranteed for a minimum of 3 years and after this automatically renews (as per wishes of owner) each year at the same rate unless rents in the market have changed significantly.

Future Ongoing Net Guaranteed Rent – 6% After the first 3 years the default rate remains at 6% per year. It may be changed if rents in the market have changed significantly. E.g. If Average Gross Rent in the market increases by 1% to 9%, we would increase the Net Guaranteed Rent by 1% to 7%.

Overall Net Guaranteed Rent System is better than getting Gross Rent and Basic Guaranteed Rent. It gives you certainty of income and on average the net rent you actually get is better.

Free Maintenance Package

– 3 Years. All these items are FREE for the first 3 years. Thus you have no property maintenance costs at all. All of these are included in our package. -Annual Gas certificates and -Electrical Certificates -All Repairs of any nature (e.g. plumbing issues, leaks, roof and boiler problems) -Council tax and any other bills during void periods -Tennant Damage, Eviction and Court Costs The main reason why we can offer this free of charge is that we do not expect any significant repair costs in the first 3 years as properties are freshly renovated at start. After the first 3 years clients continue with a maintenance package. The Standard Package shown above costs 0.5% of property price per year (only £300 per year for H2 2-bed house) after the first 3 years.

Category 1 - Full Ownership All houses are category 1 ownership. This means 999 years (almost 1,000 years leasehold) or freehold. There is no difference in value between these two. This is the best form of ownership in the UK. (We do not sell category 2 properties that are 99 years or 125 years leasehold). Most of the houses in North West of UK are nominal leasehold for 999 years with nominal (less than £1 per year) ground rent.

Purchase Costs The purchase costs are negotiated with third parties and fixed at £999 and include solicitor costs, local searches, 12 month’s insurance and land registry fees.

3% Stamp Duty The buyer has to pay the 3% stamp duty fee. If you do not own another residential property (anywhere in the world) you can get exemption. The amount of fee on this type of property would be £1,800. Total Cost (£59,999 + £999 purchase costs + £1,800 stamp duty) = £62,798

Payments and Steps

There are TWO key stages: - Reservation of a type of property and then Selection of Specific property 4 to 5 weeks later. 1. Provide ID Information & get Agreement 2. Visit if possible and sign Agreement 3. Make 10% payment plus the purchase costs of £999. There can be a gap of up to 6 months between Reservation and Final payment if requested by Buyer. Normally 1 to 2 months. 4. Agree Specific Property 5. Payment 90% plus any stamp duty This can be made in instalments if needed. Rent starts 30 days after payment is complete. 6. Purchase Completion & Registration at Land Registry 7. Rent is paid at end of each calendar quarter into any nominated bank account (overseas or in UK) belonging to owner.

Resale Clients can resell their properties at any time and can use us, other agents, or themselves. We advise clients not to purchase if they are looking to resell within 2 years as they will not make much profit due to buying and selling costs. Most clients are buying for long term investment and for such a purpose, these properties are ideal. If you buy and immediately resell you will lose money.

HMRC and Tax

We guide you to make this easy for you. Registration as Non-Resident Landlord (NLR) After completion, we register you with HMRC to obtain a NRL Reference Number (if needed) so that your rental income is paid without deduction of any income tax. Annual Tax Free Allowance All nationals of UK, EU and most other countries are eligible for the UK personal allowance. This is a very good benefit for retirees, foreign buyers and expats. Currently this is £12,500 per person per year (A couple thus have £25,000). Thus any rental income below this level would be tax free. A couple could own 6 or 7 such properties without paying any tax. Tax Returns, Filing and Paperwork We can provide a service to do the annual tax return and other HMRC paperwork for you, for a small annual fee.

Insurance Fee he annual insurance fee is the only cost that is client’s responsibility (as insurance cannot be paid by third parties and must be paid by owner). Full buildings insurance for a typical House Type H2 house is negotiated to only about £99 per year. The first years’ fee is included in the purchase costs and is thus not charged separately. In future years, we handle this for you and deduct from rent. There are no other ongoing costs for clients. All utilities

and any council/community tax is paid by tenant (or by

our company if property is empty). All repairs and

property maintenance are our responsibility.

Additional Services

For non-resident and overseas clients we can also

provide HMRC services including filing of Tax

returns. We are an registered HMRC Tax filing

agent. We can also help you with future planning

and the making of simple UK Wills if required.

Viewing Visits/Tours

Since these investment properties are very popular, it is difficult for us to deal with the volume of speculative enquiries and arrange viewing for everyone without notice. After your identification, we aim to provide as much information as possible by email to enable you to make a provisional decision. Thereafter, you can decide whether as visit to the UK is worth pursuing. We can provide the following service free of charge only to serious customers who are likely to proceed following the viewings and the meetings in the UK. Each visit takes about 3 to 4 hours and involves meetings with senior consultants

➢ Land at Manchester or Liverpool Airport, or if coming from London, come by train from Euston to Preston Station (2-hour journey).

➢ We collect you from the airport, railway station or your hotel.

➢ Have a meeting with you at our offices to discuss your purchase.

➢ Show you the different types of properties and different areas within Lancashire. If you have already reserved, show you the specific recommended properties to select from.

➢ Meet solicitor and attest documents if required (or these can be done easily overseas – we send you all the forms after reservation)

➢ Agree a plan of action for after your visit.

Offer Sheets

When purchasing such a property from Find UK and partner companies, you will be guaranteed a minimum specification and standard of property so that you can confidently make a reservation first. Reservation gives you priority. About 5 weeks after reservation, you can select and agree the specific property (from a choice of 8 to 10 houses) prior to your second (90%) payment. This will then be transferred to you as per the terms in the Reservation Agreement which you can request upfront after you have provided your ID. About 95% are owner occupiers and about 5% are in the investment/rental market. Most investment properties are the lower cost terraced houses. Normally three rooms downstairs but it can be two with open plan areas (Lounge, Dining Room/kitchen) with rear yard/garden and three bedrooms upstairs plus 3-piece bathroom. Best for Investment- Why?

Holiday Use

If you are looking for a holiday use for only 1 or 2 months of the year, then in most instances it will be best for you to buy a property most suited for investment and to leave that rented out all of the time. You can keep the rental income in the UK and then use this income to pay for your holiday accommodation as and when you visit. This is better, and gives you more flexibility as the

investment property can be purchased for the best yields, price and investment returns - and not necessarily in areas you need to live in or visit.

Future Own Use

If you are looking mainly for “own use” in the future either because you may relocate to the UK or for possible retirement, normally we would advise you NOT to buy a property yet. It may be best for you to just rent for a short while, if and when you come to the UK - until you were happy with the community and location. Then you could buy. Many clients end up buying in the wrong location and sometimes their circumstances change, and the property purchased is not suited to their needs.

A first step in planning to come back may be a pure investment property that gives income, grows in value and is easily affordable without a mortgage. This would give you options for the future. You could then use the rental income from the investment property to pay for any property you rent for your own or family use. This gives you more flexibility and the ability to move around until you are sure where you finally wish to live.

University Accommodation

If you are looking for a property that is near a university so that this can be used by your children if and when they do come to study in the UK, then our advice is that you should NOT purchase property yet. The problems are that the selected property may not be in the right location, in the right community, convenient for your child – even if it is near the town you think your child will study at. It is better for them to rent University accommodation initially and have the ability to move around to ensure they are in a convenient and safe location for their studies. We have many clients from overseas who wish to do this but practically they never end up using their own properties for one reason or another.

Again, you could get a pure investment property that you leave rented out all of the time and use this income to pay for your child’s university accommodation. This will give you and your child more flexibility.

Mortgages

Mortgages are not available to non-residents of the UK – even UK nationals. Hence, buy-to-let mortgages will not be available upfront for these properties. You will need to ensure you have sufficient funds to make the property purchase.

Residency in the UK

Purchase of any property in the UK does not give you any automatic residency, work rights, or permanent visa in the UK. As an investor, it will be easy for you to obtain visit visas, but you do not get automatic residency or ability to work in the UK. If residency is your main aim – then you should not buy a property - but seek appropriate visa or immigration advice.

Brexit – Demand Has Increased

The vote by the UK to leave the European Union has actually increased our sales and demand for low cost property away from London. The interest in UK property from all other countries in the world (including old commonwealth countries) has increased as the expectation is that UK links with other countries will be stronger. However, London, is more reliant on EU links and prices here are already very high. So, any negative news could have a negative effect on London prices. Already many investors are moving away from London to consider lower cost properties in the middle of the UK or North. This will have a positive effect on such lower cost properties and we have seen increases in demand.

Residency in the UK

The UK is an “open country” for property investment. Any National of any country can buy property in the UK. We are managing over 800 properties for overseas clients. Buying any property in the UK does NOT give any automatic rights to residency, long term visa or citizenship. All of our overseas clients buy such properties for long term secure investment and to give them options in the future. We keep them rented out for them and they keep the rental income in the UK and use this for their holiday accommodation, children’s university fees or other needs. This

gives them much more flexibility and works out to be more cost effective. Thus, the investment property can be in a different location and size to their holiday accommodation to deliver the maximum yield and long-term growth potential.

However, buying a property does increase your links with the UK and allows you to have income in the UK and be registered with HMRC tax office (although you may not pay any tax if your income is below £11,600 per person per year). It gives you options for the future and such a purchase may still be worth considering if you have long term plans to spend more time in the UK. If residency is your main aim - then you should not buy a property - but seek appropriate visa or immigration advice.

House are Better than Apartments

Many of the apartments, especially new apartments in cities come with NEW leases that are more favorable to the developer and include clauses that enable the developer to increase the service charges or ground rent every 5-year intervals. 50% of the developers profit now comes from future lease obligations. The result of this is that such properties may not grow in value over the long term.

The old nominal leases (999 years at £1 per year) and freehold properties such as houses do not have these problems, so you have total ownership and thus houses and are more suited to long term investment.

On average freehold type houses have doubled in value every 8 years for the past 60 years. The only exception was the financial crisis from 2007 to 2010 when prices actually fell on all types of property all over the world.

London

We do longer sell properties in or anywhere near London or the South as the prices there are very high and the % rental yields are too low. The same property which we sell for £60,000 here in Lancashire county is over £300,000 in the South. In the past London has done very well in capital

growth – however this is less likely to be the case going forward and the risks of buying here are now higher. Many clients just RENT near London (if they have to be near London for holidays or work) but they BUY multiple low cost investment properties away from London as this gives higher income now, and better potential for the future with lower risks. A purchase of a property for £300,000 in London will give net rent of around £9,000 per year (3%). The same fund will acquire over 5 houses in Lancashire giving net rent of £19,900 per year. It is better for investors to buy multiple lower cost properties for the same budget. The reason for this is that such lower cost properties, as well as delivering higher % rental yields and are now also growing better in % values (capital growth). These are also easier to rent out and resell, are more tax efficient, lower risk, and provide more long term flexibility as you can sell some whilst keeping others. We have many clients that have done this. For new clients who are not confident with us yet, we would normally advise you to purchase just ONE low cost property first and go through the process and be confident and happy with everything before buying more.

Other Large Cities

Properties inside the major cities away from the South e.g. Manchester, Liverpool, Birmingham, Leeds, Sheffield and Glasgow tend to be apartments. These are on the new type of short leases 99 years or 150 years and with service charges that can increase every 5 years. In our view these are not good for long term investment. On the outskirts of Cities you can get terraced houses. However the prices here are 2 to 3 times more than the prices in Lancashire but the rent are not 2 to 3 times higher. Thus the % rental yields are lower and it is not possible for us to provide Net Guaranteed Rent at 6% levels for the long term. In our view the best value is represented by the lower cost houses in Lancashire as these will deliver better rental yields, higher capital % growth and lower risks.

Leasehold Apartments

Almost all of the new apartment developments (e.g. in city centres) fall into the new leasehold category and are not suited to long term investment. The reason for this is that owners do not have true ownership due to the lease being 99 years or 125 years etc and in the new leases the service charges can be increased by the developer after every 10 years. The net result is that these type of properties (whilst looking good on paper) do not appreciate well over the long term. Thus it is better to buy houses rather than apartments If the apartments are not ready then the risks of off-plan remain. Typically there are too many parties involved. The sales company, the developer, the builder and the management company. Agreements made with the sales company will not be fulfilled by the sales company. The people you buy from are not the people you deal with long term. Thus any promises made will depend on the fine print of any agreements and will only apply to the parties that made the agreements. No one party will take the total responsibility or accountability for the investment and its returns. The guaranteed returns and buy back assurances may be given by other third party companies and not the seller.

UK Property Prices

Historically, on average, property prices have doubled in value every 8 to 10 years for the past 60 years. The only exception to this was the period from, 2007 to 2010 when prices fell and then remained static for another 3 years. Now they are rising at the previous rates. Thus overall, whilst no-one can predict the future, our expectation is that there will be good capital growth in the next 10 years and the previous trend will continue. Prices are expected to more than double in the next 8 to 10 years.

Beware of Student Rooms

These are single rooms within student flats and sold as leased investment units. The properties are built by builders and developers, marketed and sold by sales companies and managed by different student management companies. The rooms can only be rented out by the management company – you cannot use them or rent them out yourself. They can only be re-sold to another investor who agrees for them to be continued to be used as student-only accommodation. Whilst there are some projects that offer good value, many do not due to high management/ service costs and short leases (student properties are not freehold). Prices are inflated with a single mini bedroom in a shared flat costing around £50,000 and they cannot be sold to anyone other than an investor. Thus, the market re-sale value may not rise (and can fall). Typically, these are sold by aggressive sales agents who do not have control over the property and no subsequent contact with the buyer. We have had many customers who have contacted us wanting to exit such investments and were prepared to do so even at a loss. Student rooms are not really comparable with freehold houses and would be impossible to sell without the guarantees made by the companies advertising them. Unfortunately, such guarantee wording is drafted in a way in which there is a 'get-out' for the developers, managing companies and sales agents in case the yields and growth are not achieved. This means that it is in fact the investors that carry the risks. We have sold these rooms in the past and they are not the risk-free investments many of these companies claim them to be. With the student investments, there can be several parties involved - properties are sold by the commission based sales company, they are purchased from the developer or builder, and the student management company who you will be dealing with is completely different. The values are inflated, there is no true re-sale market (can only be sold to another investor) and capital growth is not realised. There are multiple companies and contracts in each transaction and no one company totally accountable to the investor. Whilst returns may be guaranteed for a short period there are hidden charges

‘Under-Construction’, Off-plan

apartments or Virtual Property Take extra care when purchasing an investment property that is yet to be built or is under construction. The risks with such properties remain high. The project could be cancelled, and there can be delays in completion and then in renting the properties out. Prices are often inflated by developers as properties are difficult to compare. For investment, only consider property that is built and already rented out. Buy from a company that has control over the property and who remains responsible to you after the sale. Again, there are exceptions and some of these properties can be suitable, especially for your own use in cities.

We provide a much more comprehensive service looking after all aspects of the purchase and the subsequent long-term management under a Net Guaranteed Rent System. This delivers overall better value and lower costs for our clients. There are savings in property purchase and savings in long-term letting.

Property Purchase - Comparisons with Sales Estate Agents Our clients get better value when they buy their properties from us. The chart below compares our lowest cost H1 small 2-bed house priced at £55,999 that is fully renovated and rented out to a good tenant, with buying property in the open market from other agents and sellers. All properties in the open market will need some degree of work before they can be rented out. Very low cost houses that are in poor condition (e.g. priced around £35,000 to £40,000) often need a lot more work (although they are the cheapest), and, can end up being more expensive as can be seen in the chart. Although there can be benefits in renovating a run-down expensive luxury property, the cost benefits of doing this with low-end properties for normal

owners are low and can be negative (because labour costs are a big percentage of the property value). So, it is better to buy such properties fully renovated with guarantees. Unlike normal agents we buy the properties first ourselves. Then we renovate them fully at our own costs to a good standard and categorise them according to their value and investment potential. Within each category the houses are very similar. We ensure all houses are compliant with all the legal rental requirements and then we rent them out to good tenants who will live in the properties for a long time and look after them. Due to our buying power and use of our own staff to renovate and rent out, we can make overall savings. This means that we can make a profit

Whilst you may see a property in the open market at a lower price, you need to factor for everything that is included in our package and compare ‘like for like’. When you do this, you will find out as per the examples shown that our total package price is lower. Also note that when you buy from the “open market”, you do not get guarantees with the property or ongoing repair guarantees. When you buy from us you do get these. If you use contractors for the renovation yourself then they may charge you even more than the prices shown in the table and you will need to monitor the work yourself to ensure it meets the standards.

Long Term Letting – Comparison with Normal Letting Agents

Our clients get better value when they keep their rental management with us under the Net Guaranteed Rent System. Capital Growth and Total 10 Year Investment Returns

Capital growth is hard to forecast but on average these types of houses have doubled in value every 10 years over the past 60 years. The only exception was 2007-2011 when they fell in price following the worldwide financial crisis. In the example below, we have assumed all houses would almost double in value over 10 years and give a capital return of £50,000. This is a reasonable estimate. The total investment return plus rental income return is also shown. You can see that overall, low-cost property gives good annual returns on investment. It is more secure and gives better returns than anything else you can invest in. Even with poor management you still get good returns of over 10% annually. Find UK and Good Management with any other good letting agent are expected to deliver returns of around 14% annually on such houses in the long term.

savings. This means that we can make a profit whilst still delivering great value for money to our clients. 2. Achieving Higher Rent than Net Guaranteed If we do our job well in getting good tenants and keeping the properties rented out all the time, we can achieve higher rents than we guarantee. Thus, we can make a profit on the net guaranteed rent. Last year, our average Net yield on over 880 properties was in excess of 6% and under 7%. Normally, we save the higher yield into the contingency fund in case of future requirements - rather than taking it as profit. 3. Keeping Costs Low We keep our costs low so that overall business can be profitable. We are efficient and save on costs in 5 areas:

• We do not have to spend time and administration costs in constant liaison with owners as we can take all decisions regarding tenant and property maintenance ourselves.

• We do not need to do unnecessary repairs – just repairs to keep property in a good condition. Other letting agents make a commission on the repairs they do on your behalf – so it is in their interest to increase the repairs costs – even doing repairs that are not needed. It is in our interest to keep these costs to a minimum. We do this job well ensuring the property is well maintained, always rented out and fully compliant.

• We pay you rent quarterly – again to reduce admin costs and bank transfer fees

• We have qualified electricians, gas safety staff and HSSR qualified inspection staff. So, we can do all of these compliance items ourselves rather than using external contractors at extra cost.

However, there are variations in the

medium to short term (London did very

well in the past 10 years but the North

is expected to do better in the next 10

years). Overall, on average, UK houses

have doubled in capital value every 8 to

10 years for the past 100 years. Gross

Rental Yield is the annual rent divided

by the value of the property expressed

as a percentage. Example – If you buy a

property for £100,000 and get £8,000

rent per year. Then the gross rental

yield is 8%. The map below shows the

gross rental yields % on houses in

different areas of the UK. Rental Yield

varies greatly depending on rental

demand and property pricing in each

area. You can see that the North West

and North East of England deliver the

best gross rental yields of around 8% as

property prices are still very low and the rental

demand is strong.

Our Rental Yields Gross Rent - 8 % This is the market rent for properties in this area. A property costing £60,000 will on average deliver £4,800 gross rent if fully occupied for the whole year with a regularly paying tenant and no void periods. Guaranteed Rent - 7% The rent is paid even if no rent is collected from a tenant. Thus owner still gets rent even when:- -Vacant Period – property is not let out -Tenant Not paying rent -Any other reason why rent is not coming in. Effectively our company becomes your tenant and agrees to pay the rent no matter what.

Net Guaranteed Rent – 6% This is the most important figure. This is the net rent you get into your bank account after all costs and is guaranteed – no matter what. For Standard 2 Bed costing £59,999 you get Net Guaranteed Rent of £3,600 per year into your bank account. -There are no management fees to pay us when you are on Net Guaranteed Rent -Most agencies charge 10% + VAT = 12% management fees and this would not apply on Net Guaranteed Rent system. This is the system we operate as default. The rate of 6% per year is guaranteed for a minimum of 3 years and after this automatically renews (as per wishes of owner) each year at the same rate unless rents in the market have changed significantly. Our Net Guaranteed Rent System also includes the Free Maintenance Package covering all property maintenance costs for the first 3 years. This is only 0.5% extra after the first 3 years.

Investment Property Trends In the UK the best properties for investment are the smaller, lower cost properties. The reason is that these properties are in high demand for rental and

thus deliver the best rental yields. Unlike other countries, in the UK small house are more popular than apartments and if well managed, deliver better net rental returns. Our experience has shown that small terraced houses in high rental demand areas (where there is a shortage of housing or where people cannot afford to buy and thus have to rent), are delivering the best rental yields of over 8%. Prices for such low-cost properties - fell sharply from 2007 to 2009 following the financial crisis. Prices have been stable over past 4 years but are now rising. The rate of increase is now increasing due to the economic recovery. Some forecasts suggest a rapid catch-up rise followed by more steady growth over next 6 years. The chart below shows the average price of properties that were selling for £50,000 in year 2000. You can see that prices rose until 2008 and then fell sharply. Prices are expected to rise again (shown by green dots).

Thus, our view is that sub £100,000 properties (away from London) are the best for investment as they not only deliver the best rental but are now also expected to grow the most in terms of capital value.

Comparison of Investment Property in 3 Areas

The table below shows a comparison of different types of property in 3 different areas. The 3 areas are: ➢ North West ➢ West London/Heathrow ➢ Sothern towns For the same size and specification of property, prices in the North West near Manchester are much lower and rental yields are much higher. For the same price of a 2-bed terraced property near London you can purchase four such properties in Lancashire and receive more rent, better forecast capital growth and greater flexibility. .

UK Property Buying Process

Buying Investment Property The process for the “Best Buy” properties is simpler as there are no third parties involved and the rental and management of the property does not change as it continues to be managed and rented out by us. There is no mortgage lender involved as overseas non-UK residents do not qualify for an investment buy-to-let mortgage upfront. The prices are fixed (in-line with the market and rental yield) and a prior reservation agreement provides security and certainty for us and for you in the purchase process. Thus, the process is quicker, and the buyer starts getting guaranteed rent 1 month after full payment. Here are the steps involved:- 1. Discuss your requirements Give us a call to discuss your requirement. Is investment property in the UK right for you or not? We aim to provide you with good honest advice and will tell you if such a property will not meet your needs 2. Select the Investment Property This will depend on your budget. If your budget is low, then select the standard 2-bed terraced property. Please note that within each type of property there are many almost identical units available within a narrow price range depending on rental yield. The slightly more expensive properties have slightly more rental. If your budget is much larger, you may wish to purchase multiple properties. In such a case it is best to purchase one property first, and go through the purchase process to completion and then purchase additional units. You should be able to provisionally select an investment property on the basis of information on this site and then fine tune and finalize your selection after discussions and property viewing. 3. Provide Ownership and ID information First you need to decide if property to be purchased is by a single owner or multiple owners.

If multiple owners (e.g. husband and wife) you will also need to consider the type of joint ownership. Most investors go for single person ownership as this keeps things simple. Your ID information will be required BEFORE we can start dealing with you or showing you any property or provide official quotes or draft agreements. This is regulatory requirement in the UK and some overseas buyers do not appreciate this. You can scan and email this information to us. We are required by Law to keep all such information confidential. The ID information required will be:- • Passport copy (photo page) • Address ID e.g. Driving Licence, ID Card or Utility Bill We will also need to know the source of funding – normally this is from ‘savings’ or ‘business profits’. Prior to exchange of contracts your solicitor will also need to see these documents or if you are not present in UK, we will need attested copies prior to the exchange of contracts. We can help you and guide you in this process so that you can send the right documents to us. 4. Get Information Pack Once we have your ID information, we can provide more specific details and a draft Reservation Agreement and clearly layout how the purchase process will proceed in your particular case.

5. Visit to UK Most investors will visit the UK – either prior to purchase or after purchase. This will allow us to meet you at our offices and you can view the properties. We can also get your documents attested by a UK solicitor (if not done overseas) as identification is required for exchange of contract, purchase completion and registration under your name at UK Land Registry. We also get documents done to represent you for other steps in the purchase process and property management. If you are not yet visiting the UK, you can still buy but we will need to get your documents (passport, address ID & ID-1 Form) attested by a lawyer in your country to the satisfaction of the UK Land Registry. This can be done easily, and we will provide full details. 6. Agree to proceed with a purchase Once you agree to purchase, you will need to sign the Reservation Agreement and then make a payment of 10% plus purchase costs into the Client Account. This is an important step as the Reservation Agreement outlines the steps we will take in conjunction with your solicitor to ensure Exchange of Contracts, Completion of purchase and Registration of the property under your name at the UK Land Registry. This agreement will also fix the price, specify the agreed guaranteed rent and payment terms. 7. Exchange of Contracts & Completion We normally act on your behalf to ensure all the steps are taken to legal exchange of contracts and complete the property purchase after your full payment. Your rental starts to be credited to you 1 month after your final (90%) payment even if completion is delayed. 8. Registration at Land Registry Following completion, the property is registered under your name at the UK Land Registry by your solicitor and your solicitor will provide evidence for this after registration. We will ensure all documents are sent to you. 9. Management of Property We and our partner companies will ensure your property remains rented and we will provide updates and statements to you every 3 months. Your net rent will be paid into an account

specified by you. The Net Guaranteed Rent option means that you get the rent even if your property should become vacant or even if your tenant does not pay rent. There are no management fees. Net Guaranteed Rent provides additional re-assurance to investors and is popular amongst overseas investors as it gives them certainty of income. You can continue with the Net Guaranteed Rent option even after the first 3 years if you wish. 10. Resale in the Future If required, we can help you resell your property or you can use another agent to resell if you wish. We normally advise clients not to purchase if they intend to resell soon e.g. within 2 years, as they will not make much profit due to buying and selling costs. Most of our clients are buying for long term investment but circumstances can change, and they can resell sooner if needed.

Buying Own Use Property Buying own use property from third parties follows a more traditional process that can stretch to an average time period of about 3 to 4 months. The third party may have to purchase a house before completion can occur. There is also more uncertainty regarding completion as there is not any pre-agreement equivalent of the reservation agreement. Theoretically the buyer can pull out at any time before completion of contracts, but this does not happen often. If you are resident in the UK, a mortgage lender may also be involved and would result in additional steps in the purchase process. As prices of such property is likely to be higher, UK stamp duty charge may also be payable. Please note that unlike our service for investment properties, a buyer’s fee is payable by the buyer to us for buying own use property from third parties. No buyer’s fee is payable for the best buy investment properties.

Since leaving the University of Bradford in 1967 I have lived in Scotland, New Zealand, Zambia, Zimbabwe, Australia, South Africa and Mozambique. Most of my career has been in

Most of the questions and Answers relate to the ‘Best Buy’ Investment Properties

Q- Can any Nationality buy property in the UK?

Yes. The UK is open for investment and all nationalities can buy. About 50% of our clients are non-UK nationals. Many of our clients that are from the UK are expats currently resident or working in other countries in Middle East, Africa, Far East and Europe.

Q- As a non-resident could I get a mortgage?

No - currently non-residents (even UK nationals) cannot get a mortgage. You would need to borrow from overseas or use your own funds to purchase.

Q- Can I buy a UK property without visiting the UK?

Yes – but we recommend that you do visit, meet us and view the types of properties and then decide. If you are visiting later, you can still buy but we will need to get your documents (passport and address ID) attested by a lawyer in your country to the satisfaction of the UK Land Registry. This can be done easily and we will provide full details.

Q- I am familiar with buying property – Why should I use Find UK Property? If you have the time and are willing to take on the responsibilities & liabilities, and want to deal with things yourself, then it is indeed best to do it yourself. Many such houses will need renovation and will have to be legally compliant before renting out. They will need on-going maintenance. This is easier if you are living near your investment property location. Otherwise, our company will deliver better overall value with no hassle for you – over the long term it will be more profitable for you. Q- I have seen cheaper prices. Can I buy cheaper? Yes, you can – but it will cost you more! The market price does vary with what is included in the property, its underlying condition, if recently

well renovated, and street location at a very local level. Historical prices are of course lower. Even the current prices on online property portals in any particular postal area or street for the same type of houses in the North West can vary greatly. Houses next door to each other may have a difference of around £20,000. The reason for this is the internal state of the house and degree of renovation. These houses are below the re-build cost – thus degree of renovation has a big effect on the property price. Also be aware that properties that are derelict or for auction sell for much higher than the guide prices which are shown as very low to attract bidders. They have often come to auction as they have not sold and often have structural issues. They can be end up being much more costly than properties in the open market. Even if you get a property “free of charge” with structural issues that needs everything doing (electrics, central heating, windows, roof, damp-roofing, new kitchen, new bathroom, full decoration and carpets etc), it can end up costing you more than £55,000! The overall value offered by our package is unbeatable and we work very hard at every level to achieve savings, so we can offer everything to you for under £55,000. Q- What is the difference between you and normal Agents? We are also Estate Agents and Letting Agents but we do work differently and take on board most of the responsibilities and liabilities of being the landlord. You are the owner, but with your permission, we become the landlord. Other agents will not do this and they make their profit from you (charging you extras and for maintenance), whereas we make our profit by keeping your property maintained and rented out to get the best possible income. Many of our clients are abroad or in the South and the services provided by normal letting agents and estate agents are not suited to their needs. Q-Why do you not offer Mortgages for low cost investment property? Borrowing to buy an “own use” property can be a necessity and better than renting. set up charges and interest rates are high on low value loans – so your returns are lower. Plus your are not the true owner (the bank is) and with buy-to-let mortgages you have less rights than an “own use” mortgage. From our viewpoint mortgages makes the process cumbersome and introduce delays – so we do not accept them. The low price of these properties enables clients to buy without a mortgage. This also enables them to gradually build the number of properties they own by using their own savings and the rental income to re-invest in more purchases. We have many clients who have used this system to acquire a new property every 2 to 3 years without any bank borrowing. That way they have built a secure portfolio of very good properties to generate income for their retirement. Q- What is the location of these investment properties?

The investment ‘best buy’ properties are located in the towns of Lancashire County (district), just north of Manchester City and Manchester Airport. There is very good rental demand here for low cost properties. Property prices are low and now growing - and rental yields (rent as percentage of property price) are the highest in the UK. In the past these areas and the North in general was depressed with high unemployment. However now, unemployment is only 6% (compared with 5% in the South of UK), there is much more investment, and property prices and demand are rising.

Q- Are property prices rising in the UK?

Yes. Property prices fell in the UK from 2007 to 2010. The fall was greater for lower cost properties and for properties outside London. These are the properties that will now jump up the most in price. Prices have started to rise again since 2013. Average growth in the UK is around 7% (see the chart under UK Property Market).

Q- Should I consider buying under-construction or off-plan property?

Take extra care when purchasing an investment property that is yet to be built or is under construction. The risks with such properties

remain high. The project could be cancelled and there can be delays in completion and then in renting the properties out. Prices are often inflated by developers, as properties are difficult to compare. For investment, only consider property that is built and already rented out. Further, you should buy from a company that has control over the property and remains responsible to you after the sale.

Q– Can I get a discount from the prices shown?

No. For investment properties, the prices shows are the actual final contract prices. You will not be able to purchase at a lower price. The price may be higher if there is a delay between you getting the information and signing the Reservation Agreement. This is because prices in the UK are now rising by about 7% per year on average. The only way to secure the lowest price is to make a decision sooner. Once the Reservation Agreement is signed, the price is fixed and will not increase.

Q – Do you sell only to overseas buyers?

No. About 20% of our customers are resident in the UK. We specialize in, and are very good, at helping overseas buyers for the long term, and our group companies have offices overseas and specialize in international property. Many of the overseas buyers are actually UK nationals working overseas (UK expats). However, many UK resident customers who are looking for a ‘total investment solution’ with minimal involvement also buy from us.

Q- How do I get to see you at your offices?

Our customers usually land at London Heathrow or Manchester airport. Some travel from London by train to Preston (2 hours). For qualifying customers, we provide a collection service from the airport, railway station or hotel. Normally we would have meetings at our offices and then show you the agreed properties (allow 3-4 hours for the visit). We can also take you to meet other professionals, if needed, such as the solicitors on the same day (e.g. for formal ID and attestation of documents – if not already done overseas). After your visit we drop you off at the station, airport or your hotel.

Q- How can I view properties?

Our staff can show you the different type of properties and locations. A visit takes 3 to 4 hours and a prior appointment is necessary. You have to follow our procedure and need to provide ID details before visiting. UK regulations specify that we have to identify you before we start dealing with you. For investment properties, approx. 40% of our customers, view prior to purchase; approx. 40% pay 10% to secure the price via the reservation agreement and then view prior to the second (90%) payment; the remaining 20% view when they next visit the UK and use documents that have been attested by a lawyer in their own country.

For ‘own use’ properties, we insist on all customers viewing before any decision and payment.

Q– What is the biggest purchase issue for overseas buyers?

The biggest issue for overseas buyers is identification to the satisfaction of your solicitor. For this, the following ID information is required:

• Passport • Address ID e.g. driving license, ID card or utility

bill

You will also need to state the “source of funding” – normally this is from ‘savings’ or ‘business profits’ and bank statements may be needed to prove funds. If you are not able to visit at present and are not in the UK, we will need attested copies prior to the exchange of contracts. These can be attested by any UK solicitor beforehand (e.g. at the viewing visit) or by a Lawyer in the buyer’s own country, in which case the Land Registry form ID-1 will need to be completed. Full details and instructions are provided.

Q- Can you get cheaper investment properties?

Yes. For investment properties, prices vary by rental yield. This applies all over the world. In this area we can acquire slightly lower cost properties but the rents on these are lower and they may need additional work before they can be rented out. We do not sell such properties as we have to

provide guaranteed rent. So the prices on the investment property page are the lowest prices we can sell for and these prices will go up. Currently the lowest cost properties we sell are just under £56,000.

Q- What are costs of purchase?

For the ‘best buy’ investment properties the costs are low and fixed – the costs are fixed at £999 and include:

• Solicitor fees • Local search fees • 12 month building insurance • Registration fee for Lands Department

Stamp duty transfer fee is now also payable to Government on these properties at rate of 3%. You can gain exemption from this if you do not own another property. This fee is additional to the purchase costs mentioned above. For a property of £60,000 stamp duty (if payable) is £1,800.

Q- Will you continue to manage the property after the first 3 years?

Yes. Most owners ask us to continue to manage on their behalf under the Net Guaranteed Rent System – but you are not tied to us. You can use any other agent or manage yourself if you wish after the first 3 years.

Q- What are the on-going running costs of investment properties? All these items are FREE for the first 3 years. Thus you have no property maintenance costs at all. All of these are included in our package. -Annual Gas certificates and -Electrical Certificates -Council Licensing Costs -All Repairs of any nature (e.g. plumbing issues, leaks, roof and boiler problems) -Council tax and any other bills during void periods -Tennant Damage, Eviction and Court Costs The main reason why we can offer this free of charge is that we do not expect any significant repair costs in the first 3 years as properties are freshly renovated at start. After the first 3 years clients continue with a maintenance package. The Standard Package shown above costs 0.5% of property price per year (only £320 per year for H3 2-bed house) after the first 3 years.

The only thing you will need to pay for is £99 per year for property insurance after first year.

Q- Can I buy an investment property and immediately use it for myself?

No; these are already rented out at time of transfer. But after the purchase, you can give notice to the tenant and then use the property yourself if you wished to do this. Usually, our investors do not do this and they leave the properties rented out. They then use the rental income to rent something suitable as needed.

Q- I may decide to live in the UK in the distant future or my children may study there. What do you recommend?

You should get multiple lower cost investment properties now. Then, when you or your family move to the UK, re-sell these and get an ‘own use’ property which fulfils your needs at that time (your needs will change), and is near to your place of work/study or where you want to be. This will allow your money to grow at a faster rate, will be lower risk, and will provide you with more flexibility. You could also decide to keep your investment properties rented out and use the funds to rent something suitable for yourself – especially if you were only coming to the UK for 1-2 years.

Q- Can I use my property for UK Holidays?

Some clients are initially looking to use their property for your own use for short periods when they visit the UK. Unless your periods are over 4 to 6 months long, it will not be worth you considering this, as practically this is hard to achieve. Here are some of the issues:-

• You cannot leave properties in the UK empty for long periods for security reasons and because they develop damp if doors are not opened and property lived in.

• If you rent out, then the rental agreements are normally for minimum of 12 months.

• Even if you give notice to tenants to vacate, you may still need to clean / paint property; and furnish it before you can move in.

Properties are normally let “un-furnished” to tenants

• You will need to switch all of the utilities (Gas, Electric, Water, Telephone Line, Internet to you names. Many of these have longer lead times to do the switch). After you leave, these need to be disconnected or switched to new tenant.

• You may wish to have holidays in other locations e.g. London – whereas all of our low cost properties are in Lancashire.

• Property may be empty for a while after you leave before tenant moves in – so you get no rent.

For all of these reasons it is better to buy a “pure investment property” and leave it rented out all of the time. Then keep the rental income in the UK and use some of the rental income for your holiday accommodation. This ends up being more flexible and lower cost and is actually what our clients end up doing – even though they may be thinking like this in the beginning.

Q- Are these properties new?

No. Around 80% of the properties in the UK are almost 80 years old. In percentage terms there are very few new properties in UK. All of these properties are over 80 years old. They are more solidly built than the newer properties – usually built of real stone and slate roofs.

Q-What is the Rental Market like?

Most people in the North West of UK live in these type of properties. 70% are owner occupiers living in properties they own themselves and about 30% are in the rental market – mainly owned by local investors from the same city. Most of the rental demand is at the low end of the market. We do not rent out to students and most of our tenants are long term working class couples and small families. We normally have waiting lists for our properties and there are no issues in renting out quickly. We manage our tenants well and are a good landlord – much better than the average; so our properties are always in demand and our average tenancy is double the industry average.

Can my children use these properties when they come to Study in the UK?

Some clients initially are looking for a property that is near a University so that this can be used by their children if and when they do come to study in the UK. Our advice is that if this is your main aim – then you should NOT purchase property yet. The problems is, that the selected property may not be in the right location, in the right community, convenient for your child – even if it is near the town you think your child will study at. It is better for your child to initially (near the university campus) and have the ability to move around to ensure they are in a convenient and safe location for their studies. We have many clients from overseas who wish to do this but practically they never end up using their own properties for one reason or another.

Instead if you do want to get a UK property, it is better for you to get a purely investment property that you leave rented out all of the time. You can then keep the rental income in the UK and use this income to pay for your child’s University accommodation. This will give you and your child more flexibility. The rent can be paid into a child’s bank account with permission from owner. We would need to check the ID (passport copy) of child too.

Q- Do I need a bank account to buy property in the UK?

No – Most of our clients do not have a UK bank account and it is not required. Rental payments can be made into their accounts overseas – usually on a quarterly basis. Later once property is acquired, some may wish to open a non-resident UK bank account. Some may also open a GBP currency account with their own overseas bank. Under new rules, a standard UK bank account cannot be opened if you are not resident in the UK.

Q- How and when do I make payments for investment properties?

Payments are made after you have agreed to purchase and have signed the reservation agreement. Property is always priced in sterling pounds (£). Payments can be made in any currency and can be converted to £. Normally payments are made into client accounts in £, USD,

Euro or AED. The first payment is normally 10% plus the purchase costs. The remaining 90% plus stamp duty is paid prior to completion and title registration. Receipts and statements are issued after each payment. The final 90% payment is normally a couple of months after reservation but can be extended at request of Buyer to up to 6 months if needed and can be made in instalments. Normally, under the Guaranteed Rent System the rent start to be credited to the owner 1 month after the final payment.

Q- How do I choose a specific house for investment?

You select a type of house from the 3 or more main types of investment homes available. At reservation, you can select from a choice of several properties of the type reserved, and you thus are allocated a specific house provisionally but can switch to any of our other unallocated units at the time of viewing (providing you do this prior to legal exchange of contracts). The specific property that is transferred to you is with your 100% agreement.

Q- Do you offer larger properties with similar deals?

No. The rental yield percentages are less for larger properties. (Prices are higher – but rents are not much higher). Thus, we do not offer such deals on larger semi-detached or detached properties.

Q- Is there anything better for investment?

No. We regularly look at other areas to see if we can achieve the same benefits; however, at present, like in other countries, lower cost properties with high rental yields are the best forms of low risk investment. Prices in other areas (London, The South, Major cities) are much higher and rental yields % are lower.

Q- My budget is much larger. Should I buy a more expensive property?

No. You should buy multiple lower cost properties if your aim is investment. These will grow better in value, give higher rental yield, will be of lower risk and provide more flexibility than one big detached property. However, complete the purchase of one

property first and then buy more once you have been through the process – especially if you have not purchased in the UK before.

Q. What is the difference between Freehold and Leasehold?

There are 3 main categories in the UK.

Category 1 – Freehold and ‘999 years’ Leasehold: These properties are grouped together, as 999 years is a long time. The market value is the same, and for purchase and sale purposes these are treated in a similar way. All of the investment properties fall into this category – either freehold or ‘999 year leasehold’. Most of the properties in the North West are of this type. This is the best category.

Category 2 – Leasehold ’99 years’ or ‘125 years’: These types of properties are popular in London. Almost all apartments/ student flats fall into this category too. The value of such properties is less, especially if they are old with fewer years remaining on the lease. If the lease gets shorter than 60 years, the value can be affected as mortgages can be more difficult to obtain. However, now, under new laws, leases can be extended without excessive penalty.

Category 3 – Leasehold ‘3 to 20 years’ typically: Such properties should be considered as long-term rental rather than true purchase.

For all practical and value purposes ‘999’ years ownership is treated like freehold.

Q-Are student flats/pods a good investment?

These are units built by developers and managed by the student letting companies and sold by agents as investments. However, they have high management costs and service charges, come with shorter leases and cannot be sold to anyone other than an investor. This is the biggest issue as you cannot exit the investment unless you find another investor. Thus, the market value does not rise. Typically, these are sold by aggressive sales agents and we have had many customers who have contacted us wanting to exit such investments. They are also likely to be affected by changes in education policy (e.g. rise in fees; thus,

depressing demand). However, there may be some units which offer good value for money. It is best to buy from an existing investor who wishes to exit– not directly from the developer.

Q- Will I have to pay UK tax?

Most of our customers e.g. those from Europe, commonwealth or those from countries with Treaties with UK may qualify for an allowance of about £12,500 per person per year - which means that the first £12,500 per year in the UK is not taxed. This may enable you to get TWO standard 2-bed houses tax free. Then, if your annual income is more than £12,500 you will have to pay 20% tax on net rental income after all costs that is above this level. After purchase, we can help you with HMRC NRL registration process, so that your rent is paid to you without any deduction of tax. Vast majority of our overseas customers are able to do this. If you are a couple then you have a total allowance that is double these figures.

Q- Is buying a house better than buying a flat/apartment?

Apartments are popular in city centres; they are leasehold units so may have high service charges for common facilities. The new leases can vary and the service charges and ground rents can increase at 5 year intervals. Net rental yields are much lower than terraced houses. Over the past 10 years, many flats were built and these were sold by developers at high prices. Thus, there may be limited capital growth as prices are already too high. Off-plan or under-construction property is especially risky.

Q- Is the purchase process secure?

Yes. When purchasing the investment properties, the reservation agreement clearly lays out the terms. Funds are held in client accounts (where, legally, funds belong to the customer) and your solicitor ensures registration is completed under your name at the UK Land Registry after exchange of contracts and full payment. All of the Solicitors recommended and used in the purchase process are full regulated members of the UK Law Society.

Q- Does a UK property purchase give me any automatic visa or residency rights?

No. Purchase of any property in the UK does not give you any automatic residency or work rights or any permanent visa in the UK. As an investor, it will be easy for you to get visit visas but you do not get automatic residency or the ability to work in the UK. If this is your main aim – then you should not buy a property but seek legal immigration advice first.

Q- Can I buy a larger or semi or detached property with the same management and guaranteed rent deal?

Q-What is the difference between an “own use” property and an “investment” property?

An “investment property “is one that is designed to give good rental yield and capital growth. It should be easy to resell and easy to rent out. It should have low running costs, be tax efficient and fall less in value in the event of another recession. In the UK, the lowest cost smaller properties are best suited for this. Such a property can also be used as “own use” although most clients leave them rented out.

An “own use” property is purchased with personal considerations in mind. Location (near family, work), Size, garden area, the nature of the local community, and other features that are important to the buyer are on top of the list. Typically for many buyers, such properties tend to be in the South, are larger, more expensive and not very good for investment returns.

A flexible option for buyers considering an own use property – is to buy an investment property and rent an “own use” property if and when required in the future. Use the income from the investment property to pay for the rent of the own use property. This is especially useful if your

long term plans about location and requirements are not 100% finalized.

Q- Can I buy similar properties in other areas of the UK with the same management and guaranteed rent deal?

No. These properties are located in the North West – Lancashire County, where prices are low and rental demand is high – so these are the best for investment. We do not offer properties in other areas, as the risks are higher for both you and us due to the lower investment returns. Also, due to the popularity of these properties, we have our own management teams in the North West and do not have to rely on third parties – so we can keep our costs low and also be 100% directly accountable to our clients.

Q-Should I buy the property Jointly with My Spouse or Child?

Many couples buy jointly under “Joint Ownership” so that both of them own the property equally. In the event of one passing away, the property automatically goes to the other 100%. Parent and Child also sometimes buy under Joint Ownership so that the property automatically passes to the child when the parent passes away. Up to 4 people can buy jointly and there is a small extra admin fee added to purchase costs if there are more than 2 owners.

Another type is called “Tenants in Common” multiple Ownership whereby each person has a fixed share (e.g. 25%/75% or 50/50) and if the person passes away their share goes to their estate or as per their will – not necessarily the other owner. We do not normally use this form unless specifically asked.

Q- If I wanted to re-sell my investment property in a few years, could you do this and get it done quickly?

Yes. We can help you re-sell your property and we can also buy back. Normally, your solicitor will be involved and the re-sale process will take about 3 months and you should budget for this. If you are looking to re-sell well within 2, you should not

purchase, as you may not make much profit due to purchase and sales costs.

Q-What is Net Guaranteed Rent? There are the 3 main systems in the market. We offer the Net Guaranteed Rent System as standard. Gross Rent System - 8 %: Most agents use this system. This is the market rent for properties in this area. A property costing £59,999 will on average deliver £4,800 gross rent if fully occupied for the whole year with a regularly paying tenant and no void periods. The gross rent you actually get would be less than this on average especially if you get a bad tenant or long vacant period. On top of this the agent would charge you a management fee which can vary from 12% to 18% of the rent. They would also charge your for repairs and maintenance as these arise. We do not use this system Basic Guaranteed Rent System - 7%: A few agents use this system. The rent is paid even if no rent is collected from a tenant (e.g. vacant periods or tenant not paying rent). On top of this the agent would still charge you a management fee which can vary from 12% to 18% of the rent. They would also charge your for repairs and maintenance as these arise. We do not use this system. Net Guaranteed Rent System – 6% This is the most important figure and the system we operate. This is the net rent you get after ALL costs and is guaranteed – no matter what. For H2 type house costing £59,999 you get Net Guaranteed Rent of £3,600 per year. On top of this you get capital growth with houses expected to double in value over next 10 years. -There are NO management fees to pay us when you are on Net Guaranteed Rent. Most agencies charge 10% to 15% + VAT = 12% to 18% management fees, but this would not apply. - Our Net Guaranteed Rent System also includes the Free Standard Maintenance Package shown below for the first 3 years. This is the system we operate as default. The rate of 6% per year is guaranteed for a minimum of 3 years and after this automatically renews (as per wishes of owner) each year at the same rate unless rents in the market have changed significantly. Future Ongoing Net Guaranteed Rent – 6%

After the first 3 years the default rate remains at 6% per year. It may be changed if rents in the market have changed significantly. E.g. If Average Gross Rent in the market increases by 1% to 9%, we would increase the Net Guaranteed Rent by 1% to 7%. Overall Net Guaranteed Rent System is better than getting Gross Rent and Basic Guaranteed Rent. It gives you certainty of income and on average the net rent you actually get is better.

Q-Why are such low-cost investment properties from Find UK, better than other properties?

Q-What are the KEY STEPS in the purchase process for a low-cost investment property?

1. Discuss your requirements and determine that such an investment is suitable for your needs. Look at the property offer sheets and select a type of property.

2. Provide ID information (passport copy photo page, address). All information is kept confidential, but we need this to follow AML procedures.

3. Our admin team will send you the Reservation Agreement for the selected type of house e.g. 2 bed Standard. The minimum specification of the house type will be specified. You can switch to any other type later at property selection

4. The Agreement is a key document that sets out all of the process and clearly shows what we have to do, and what you have to do. We would follow all of the terms and the process shown in the agreement.

5. You can visit prior to Reservation or later. At the visit you can see our operation, the different areas and the types of properties.

6. Once you are happy with all of the terms etc., you can make a Reservation by signing the Reservation Agreement and lodging 10% payment into the Client Account. All funds stay in the client account until property transfer. Purchase is thus a 2-stage process with initial reservation and then property selection.

7. We work with you in the next 4 to 6 weeks to agree and allocate a specific property of the selected type with which you are 100% happy and then that property is transferred to you and registered under your name at the UK land registry. A solicitor firm from a panel of local independent solicitors that have agreed fixed costs, is used to do the transfer and we oversee the process. After purchase the solicitors provide the Land Registry Title Documents and Purchase Completion Summary to the buyer.

8. You can visit at property selection, or we can send you full details by email and send you the UK Land Registry forms for you to complete in your country. Most clients visit at some stage.

9. Clients normally go on the Net Guaranteed Rent system and your net rental income is paid into your bank account in your country or UK (or elsewhere) at end of each calendar quarter. We deal with all aspects of the property and its management. It is a full “hands-off “service. Net Guaranteed Rent is 6% of property price per year. There are no Management Fees or other costs.

10. After purchase we will apply for HMRC reference number so that your rent can be paid without any deduction of income tax (up to £12,500 UK income) per year.

Q. Who are your Clients?

Our clients fall into 3 main categories: -

1.Overseas Nationals - Many overseas buyers are looking to the UK for a secure place for medium to long-term investment. They are not looking to

immigrate into the UK immediately (although some may consider it in the future), but simply wish to grow their money securely and with the least amount of hassle. They usually have some link with the UK or intend to send their children to study here in the future. Many may have studied here themselves. They are looking for a company that offers a complete solution; this includes finding investment property, dealing with the purchase process and lettings and management, paying the net rent to them, dealing with UK authorities and possibly managing the future re-sale of the property. Some of them may wish to come to the UK in the future and even re-sell their investment properties to buy an 'own use' property.

2.UK Expats- Many of our clients are actually UK nationals who are working or living overseas. They want to invest for the long term in a safe and secure country (i.e. their own country - the UK). Some may eventually wish to retire in the UK and may sell one or more of their investment properties to get an own use property. Others will simply keep these properties for long term investment and they may pass these on to their children. Having a real asset that they own outright and that grows in value, generating good retirement income makes sense for them and they feel safe in having such a property in the UK. Many clients start with one property and in later years acquire more to build a small portfolio (see customer case studies section).

3.UK Residents - Many UK residents living in the south or in London are now considering low cost houses for investment and long-term pension type income. Prices in London and South are very high and % rental yields much lower. The same property which we sell for £60,000 here in Lancashire county near Manchester is over £300,000 in the South. In the past London has done very well in capital growth – however this is less likely to be the case going forward and the risks of buying here are ow higher. Our clients from the UK also like our “hand-off” system where we work differently to normal Estate Agents and Letting Agents and provide a much more comprehensive service looking after all aspects of the purchase and the subsequent long-term management with a Guaranteed Rent System.
