The Canal Lake Venue

Imagine you and your guests arriving through the arch of the old stone coach house, with its elegant clock tower seated majestically above the cobbled courtyard, you turn through the

black swans wrought iron gates and out into the enchanting grounds of Busbridge Lakes. You see your marquee or tipi seated on the main lawn of the Canal Lake venue or in the Cedar Tree venue overlooking the Bottom lake, all surrounded by formal lawns and magnificent

specimen trees in this fascinating 2A Heritage garden.As your guests marvel at the views, home to one of the largest collections of water birds in the country, with cranes and peafowl gracing the lawns and giant carp gliding effortlessly through the waters, wander off and take advantage of some truly unique photo locations

including a C18 Hermit’s cave, a Doric Temple and a rustic stone bridge spanning the lake.

Key Information

Our venues - both venues are located inside our magnificent bird sanctuary, where your marquees or tipis of your choice will be located:• Canal Lake venue - our primary venue for weddings is for up to 200 (250 by

agreement) guests• Cedar Tree venue - our smaller venue for non-Saturday daytime occasions

for up to 120 guests For larger numbers of up to 350 we can offer an expanded or combined venue

options and other areas in the grounds as a tailored package.Ceremonies - each venue has its own separate lakeside ceremony lawn, where you can hold an optional Celebrant or Humanist ceremony, or a blessing.Exclusivity - during your hire period you have exclusive access to your venueand we will not hire out other parts of Busbridge Lakes within the bird sanctuary to anyone else.

'Friends of' wedding suppliers - your marquee wedding reception is an open canvas for you to design. To help you in this, we have a list of carefully selected catering and marquee suppliers offering different styles and price ranges for you to choose from - please see list at the end.Last dance & carriages - your band or DJ music finishes by 11.00pm, followed by quiet ambient background music, with carriages departing 11.20pm.Location & access - just 40 miles from central London with easy access from the A3. There is plenty of parking for cars near the venues with vehicle access to the marquee for disabled guests and enhanced access disabled portable loos can be hired in. Planning services - to help ensure your day goes smoothly, our venue hire includes our on-site team logistical planning services and exclusive access to our extensive ‘Resources’ web portal.

Other Information

Accommodation - there are plenty of hotels/B&Bs nearby and upon booking you will have access to our ‘Resources’ web portal, which has the local details. We do not offer any on-site accommodation.

Barn - for both venues we have an open fronted barn for you to prepare your decorations, for florists to prepare your flowers or to store bulky equipment. For the Canal lake venue there is also an upper room, where suppliers can relax, bands change and make tea & coffee and for the Cedar Tree venue the barn can double up for you to use as a bar, dance floor or for catering. All of these are offered for use complimentary with your venue.

Private changing room - for couples opting for the Canal Lake venue, we can offer complimentary use of a private changing room inside the historic coach house for the one of the couple (e.g. bride) to use to get ready.

Photographs – you have complimentary access to most of the parkland for photos with its truly unique photo locations, including the C18 Hermit’s cave, the Doric Temple and the stone bridge over the Canal lake. Whilst your photographs are being taken and prior to your wedding breakfast, your guests can also wander around the lake next to your venue.

Prior access to the venue - we understand that the planning of your wedding reception is very important to you and therefore our venue hire includes multiple pre-visits and access to have your engagement photographs taken.

Restrictions - as Busbridge Lakes is a bird sanctuary, we regret that other than guide dogs, hearing dogs and other assistance dogs, no pets or other animals are allowed. Additionally fires (except tipi raised fire pits), fireworks, Chinese lanterns, glitter or similar items are not allowed. In regard to confetti, fresh or dried petal is fine.

were sold. An enchanted garden, hidden out of sight.

Bill was great in the process, very helpful and good to have a steer on local suppliers for the day. He could not have done more to

make things run more smoothly. Busbridge Lakes is not your run of the mill wedding venue that churns out weddings, which helps

make everything more personal. It was great to see peoples expressions as they entered through the archway into the
