GENERAL REQUIREMENTS

1- THE BUILDING CODE COMPLIANCE INFORMATIONPRESENTED IS TO BE READ IN CONJUNCTION WITH ALLOTHER ARCHITECTURAL AND ENGINEERING DOCUMENTS.

2 - PERFORM ALL WORK IN FULL ACCORDANCE WITH THELATEST EDITION, INCLUDING ALL REVISIONS, OFAPPLICABLE CODES AND REGULATIONS OF FEDERAL,PROVINCIAL, OR LOCAL APPLICATION. IN ANY CASE OFCONFLICT OR DISCREPANCY, THE MORE STRINGENTREQUIREMENTS SHALL APPLY. MEET OR EXCEED THEREQUIREMENTS OF SPECIFIED STANDARDS, CODES ANDREFERENCED DOCUMENTS.

3 - ALL PRODUCTS, MATERIALS, EQUIPMENTINCORPORATED INTO WORK SHALL BE NEW AND OF BESTQUALITY (COMPATIBLE WITH REQUIREMENTS) FORPURPOSES INTENDED. ENSURE QUALITY OF WORK IS OFHIGHEST STANDARD EXECUTED BY WORKERSEXPERIENCED AND SKILLED IN THEIR RESPECTIVETRADE.

4 - OBTAIN AND PAY FOR ALL PERMITS EXCEPT MAINBUILDING PERMIT, AND FEE'S NECESSARY FOR THEEXECUTION OF THE WORK DESCRIBED HEREIN. OBTAINOCCUPANCY PERMIT FROM THE INSPECTION AUTHORITY.

5 - VISIT PROJECT SITE PRIOR TO SUBMITTING BID ANDEXAMINE PLANS, SPECIFICATIONS AND EXISTINGCONDITIONS TO BE MET WITH DURING CONSTRUCTIONOF THE WORK. NO CLAIM WILL BE ACCEPTED FOR EXTRAWORK DUE TO MISUNDERSTANDING OR IGNORANCE OFTHE EXISTING CONDITION OR TERMS AND CONDITIONSOF THE CONTRACT.

6 - SUBMIT SHOP DRAWINGS FOR ITEMS AS NOTED INDOCUMENTS, OR WHERE COMPLEXITY/ COORDINATIONISSUES WARRANT.

7 - WARRANTY ALL WORK AND ITEMS SUPPLIED FOR AMINIMUM PERIOD OF TWELVE (12) MONTHS FROM DATEOF ACCEPTANCE OR UNLESS OTHERWISE NOTED.

IN AREASWHERE NEW FLOOR FINISHES ARE REQUIRED, MAKE FLOORS READYFOR APPLICATION AS PER MANUFACTURERS PRINTED SPECIFICATIONS.

6. WHERE REQUIRED FOR ACCESS OF ELECTRICAL TRADES, SAWCUTEXISTING FINISHES WHICH ARE OTHERWISE CALLED TO REMAIN, ANDREMOVE MATERIAL AS REQUIRED FOR ACCESS OF THESE TRADES.REVIEW ELECTRICAL DOCUMENTS TO ASCERTAIN LOCATIONS.

7. WHERE EXISTING PIPES, CONDUITS, DUCTWORK, ETC. PASS THROUGHFIRE SEPARATIONS OR WHERE EXISTING PIPES, CONDUITS, DUCTS AREREMOVED OR ALTERED, PROVIDE FIRESTOPPING AS REQUIRED INSPACES AND OPENINGS TO MAINTAIN REQUIRED FIRE SEPARATION.

8. WHERE SMOKE DETECTORS, HEAT DETECTORS AND OTHER FIREALARM COMPONENTS ARE TO REMAIN, CONTRACTOR TO MAKEPROVISIONS TO ENSURE ALL COMPONENTS ARE PROTECTED FROMDAMAGE THAT MAY OCCUR DURING THE CONSTRUCTION (I.E. DUSTCONTROL, ETC.)

9. FOR ANY EXISTING LIGHT FIXTURES (INCLUDING HOUSING, BALLAST,TUBES) THAT ARE INDICATED TO BE REMOVED, HAND OVER TO OWNER.COORDINATE WITH OWNER REQUIREMENTS FOR PROPER HANDLINGPROCEDURES OF ALL MATERIALS FOR STORAGE AND/OR REMOVALPURPOSES.

10. DEMOLITION TYPES AND EXISTING CONDITIONS INDICATED ON THEDRAWINGS ARE APPROXIMATE ONLY, INTENDED AS A GENERALINDICATION OF SITE CONDITIONS. SITE VERIFY AND ASSUMERESPONSIBILITY FOR ALL EXISTING CONDITIONS PRIOR TO STARTINGWORK.

13. REPLACE ANY DAMAGED CEILING TILE FOR ANY ITEMS THAT AREDENOTED TO BE REMOVED THAT PENETRATE AND/OR AREADJACENT/ABUT EXISTING CEILING TILE.

14. OWNER TO REMOVE ALL POSTERS, SIGNAGE, PLAQUES, GRAPHICS,ETC. FROM WALLS PRIOR TO PAINT FINISH.

15. NEATLY COREDRILL AND/OR SAWCUT FOR ANY NEW ELECTRICALCONDUIT/WIRING. UPON INSTALLATION OF ELECTRICAL, PROVIDE FORFIRESTOPPING AS REQUIRED. PRIOR TO COREDRILLING/SAWCUTTING,COORDINATE WITH ELECTRICAL EXACT SIZE AND LOCATION OFPENETRATIONS REQUIRED.

16. CUT, PATCH AND MAKE GOOD TO MATCH EXISTING WHERE NEW WORKCONNECTS WITH EXISTING AND WHERE EXISTING WORK IS ALTERED.

17. COORDINATE WITH OWNER'S REPRESENTATIVE TO SCHEDULE ANYWORK WHICH MIGHT DISTURB OCCUPANTS OR AFFECT REGULAROPERATIONS OF THE BUILDING/OFFICES TO TIMES OUTSIDE OFREGULAR HOURS AS REQUIRED TO PREVENT DISRUPTION. ASSUMEFULL RESPONSIBILITY FOR THE PROTECTION OF EXISTING EQUIPMENT,MATERIALS AND ASSEMBLIES FROM DAMAGE DUE TO CONSTRUCTIONAND/OR DEMOLITION.
