These areas will tend to consist of townhomes, duplexes, and high-density apartments. General commercial and office uses, business parks, and vertical mixed-use may also be permitted within growth and redevelopment areas.

Ordinance Modifications

1. Farmer’s Markets as a permanent use

2. 1:1 slope building height setback to proposed GS uses, 4 story maximum

3. Area Identification Sign and Campus Wayfinding Sign (60 sf) along the public way

4. Off-premise freestanding sign at Lincoln Avenue

5. Low-profile signs

6. Streetscaping on one side of the public way

7. Parking screening – to be consistent with the existing public way

8. No required buffer between proposed GS and non-residential uses

9. No required screening for potential Farmer’s Market

• This development will be an infill commercial development that will utilize existing utilities and resources, which will result in much needed sales tax revenues for the city and its citizens.
