    Questions and Answers

    Question 1: Many times, the 2x2 tile is used on the shower floor as it is easier to slope towards the drain, and the 12x24 tile is used for the walls. Are T-5 and T-6 listed correctly or should they be switched?

    Question 2: Sheet A3.1B, Detail 03 It appears that notes #10 & #11 are switched for the field wall tile and accent wall tile. This also occurs at A3.2 detail 06.

    Question 3: Sheet A3.2, detail 01 for Floor 1 Restroom Demolition The demo lines do not show to remove the chase wall between the two restrooms. However, the plumbing fixtures show to be relocated. Please confirm that the chase walls in each of the three restrooms is to be removed and rebuilt.

    Question 4: Sheet A3.2 & A3.3, typical for all restroom The demo notes do not show that the existing hard ceilings (including furrdown at the toilets) are to be removed. Please confirm that the hard ceilings are to be removed. Additionally, the new RCP for the restrooms shows installation of acoustical ceilings. Please confirm that the new ceilings in the restrooms are to be acoustical ceilings.

    Question 6: In the phasing plans, it is indicated that there are year-round clinic facilities to remain operational. Please indicate location of these facilities on each floor.

    Answer The Psychology Clinic is located on the north end of the 1st floor. It is anticipated that the Psychology Clinic will be physically closed during the summer of 2021, beginning May 10, 2021 through August 22, 2021 for the completion of work during Phase 2. Contractor will be required to protect furniture, equipment and finishes in the Psychology Clinic from damages during construction.

    Question 7: On sheet A1.1, demolition note 1 indicates, “demolishing flooring and wallcovering in lobbies, halls/corridors throughout, noted restrooms, and elevator prepare for new flooring." Please provide a leveling and patching allowance the contractor is to provide.

    Question 8: On sheet A2.1, furniture notes are offset from the furniture plan. Please revise plans.

    Question 10: Please provide call outs on the building floor plans which show locations of CMU lined walls (If Any), as well as any existing fire walls/rated assemblies.

    Answer Per original existing drawings we received there are no Existing CMU walls. There are existing T.C. Walls (Terra Cotta Block Walls) and cast in place concrete walls. The current interior wall configuration barely resembles the original interior floor plan.

    Question 11: Please provide demolition reflected ceiling plans to show extent of required ceiling removal.

    Answer New ceilings are shown in the architectural RCP. These areas are the same as areas to be removed. No removal in offices or classrooms

    Question 12: Please clarify if exterior stud framing at CMU chase needs to include engineered studs.

    Answer Yes, Engineered Studs and connections. Refer to sheet S-100

    Question 13: Please update the existing ceiling plan to include locations of existing grille diffusers.

    Question 14: What is the UNT building standard for door frame finish?

    Question 17: Ref A3.1B: Detail 01 has a note to remove the transaction window between C111 and 171. Elevation 04 says this window and counter are to remain. (note tag for elevation 04 in elevation 02) Please clarify.

    Question 18: As not all areas of the building were accessed during the site visit, which corridors, lobbies, and

    Question 19: Will coring of structural concrete beams be necessary and allowed above ceilings in corridors and rooms for the installation of conduits and pipes? Clearance appears too low in some areas to run components between concrete structure and suspended ceilings.

    Answer Contractor shall design systems to avoid penetration of existing concrete beams.

    Question 20: What size are the doors at C105A and C105B? Schedule shows a pair of 3-0 doors, but 02/A3.2 and 02/A3.1B show them fitting into a 5'-8" space.

    Question 21: What roof system is on the building, and who carries the current warranty, if any?

    Answer See attached roof warranty.

    Question 22: What is the height of the corner guards.

    Answer To the ceiling.

    Question 23: Is any painting required in the basement?

    Answer None at this time

    Question 24: Some VAV boxes to be replaced are over areas shown as NIC. We will need to remove the ceiling for the mechanical work, and also for some fire protection piping work. In those places are we to reinstall the existing ceilings or replace with new? Are these ceilings lay-in or hard ceilings? Are the existing lighting fixtures and HVAC diffusers in these ceilings to remain or be replaced?

    Answer Contractor responsible for removal of existing ceiling systems for installation of new systems. All existing ceiling tiles and components will remain and be reused unless noted as new on the drawings.

    Question 30: D1 states to remove all wall covering in lobbies, halls/corridors throughout. The current wall covering includes carpet and wall paper wrapped at the edges (pictures attached). We expect that removal of these wall coverings will cause damage to the existing drywall. Should we specify an allowance to be held for wall repair/drywall replacement?

    Answer Yes

    Question 31: During the site walk, it was mentioned that there is currently no active plan for a material lay down area. It was also mentioned that because of this, materials may have to be brought in daily. Please confirm if there is to be a lay down area, or if materials are to be brought in daily to the jobsite.

    Answer Reserved UNT parking Lot 8, which is along West Sycamore St, east of Avenue C, will be the laydown area for this project. This will need to be fenced off, with a gate on the west end, and an opening on the west end to the alley that will remain open at all times for Fire Department Access. Also, the dock area for the Life Science Complex on to the southeast of Terrill Hall will continue to receive deliveries during the project, so the gate will need to be opened periodically to allow deliveries to the Life Science Complex to continue.     Question 32: General Note #5 says to provide appropriate size of water heater

    Question 33: Detail 01/A3.1B, south wall in room C111 shows to remove transaction window for new sill but, the new floor plan shows the window in the same location and no new notes for a new window. Does this mean just replace the ledge underneath?

    Question 34: the floor plans show corner guards on most outside corners, but they are not shown on the enlarged pages. Do we need to figure new ones?

    Question 35: Please confirm if wood grille ceiling panels are combustible and will require fire sprinkler protection above.

    Question 36: The sizes of the tiles scheduled (Sheet A8.1) do not match the floor patter on A8.2. Additionally, the sizes of the tiles scheduled (Sheet A8.1) do not match the elevations where the tile is shown/noted on sheet A3.2, A3.3, and A3.4. Please confirm that the tiles scheduled on sheet A8.1 are the correct tiles

    Question 43: Will abetment time be part of the phase time for each section or prior to the phase time commencing?

    Question 44: Please advise if asbestos abatement scope of work is to be included in contractor's proposal. If so, please provide asbestos survey and abatement specification section.

    Question 45: Are any firms preferred by UNT for MEP commissioning?

    Answer Commissioning and Test & Balance will be contracted separately by UNT for this project. Contractor must provide support for Commissioning as described in the contract documents.

    Question 46: Please provide necessary trench safety requirements at the generator duct bank fire line.

    Answer Refer to speciations: 260000 - 1.7 and 337119 - 3.1 and 3.3.

    Question 47: We have couple of questions about the new location According what we saw around this building is by leaving everything as the same by only replacing with the new equipment and by the code of NEC, we have to make sure the basement is in good condition for any drilling since there’s already cracks on the walls.

    Answer Contractor shall penetrate all existing walls with appropriate support around new penetrations. Provide sufficient distance between new penetrations to provide support of existing wall. Provide steel angle frames around all penetrations minimum of 1 1/2" x 1 1/2" angle iron.

    Question 48: We noticed from the main construction beam there’s a 5” space from the bottom to the top of the ceiling grid there’s existing extra equipment across, we need to consider a different area that will be accessible to provide the right material, we need to use a 2” EMT pipe to provide the power for the NEW Panel Location not including the existing circuits

    Answer Refer to specifications: 260533 - 1.3, D.

    Question 49: We noticed There’s a small space to operate the MSB to the new location and there’s also the same problem by the space to relocate the existing EMT PIPE to supply the transformers and the HVAC, we will require a secure support for the structure for any concrete drilling

    Answer No interior transformers. Building voltage designed as 120/208V.

    Question 50: What is Note #4 by restroom for?

    Answer Note #4 on sheet E2.02 shall be deleted.

    Question 51: Has the EE pulled the panel dead fronts off and checked each circuit has separate neutrals?

    Answer No. This effort and replacing existing branch circuit wiring is under Alternate No. 2.

    Question 52: Does the main feeder 2000 amps need to be encased in concrete under the crawl space? Or has the AHJ given a variance for this? Or does this need to be fire wrapped?

    Answer Fireproof same as other conduits noted in crawl space.

    Question 53: Can we install the Main Switch outside the building in leui of indoors? It will fit outside on the wall of the building. This will take care of the RFI above.

    Answer No.

    Question 54: If we can install the main switch outside, may we install PVC in the crawl space?

    Answer No.

    Question 55: Are we to reuse the existing F/A devices in place when the ceiling are torn out, or replace them with new ones?

    Answer Reuse existing F/A devices in place.

    Question 56: Who is the elevator motor equipment vendor and/or elevator service vendor?

    Question 57: Are there will be any new elevators as part of the renovation, and if the existing units will be undergoing a full modernization, or if the project scope is of a lesser degree (aesthetics/door system upgrade, etc.) which would be completed by our Service Department.

    Question 58: Is the request for upgrades to solely the aesthetics of the elevator, I noticed that the SPEC mentions the interior panels and ceilings, but does not reference upgrades/changes to the mechanical equipment. Please let me know, if the scope is not a full modernization I will need to send the request over to a different department.

    Question 59: Can the Fire Alarm scope be bid directly to UNT or does it need to go to a GC or be included in the Electrical contractor or mechanical contractors bid.

    Answer Fire Alarm material and services must be bid to the General Contractor as part of the scope of this project.

    Question 60: If the ceilings are being removed in the corridors to install the new sprinklr pipe, will the FA devices be taken down and reinstalled or be replaced with new devices?

    Answer Reuse existing F/A devices in place.

    Question 61: Who is the current fire alarm service vendor for Terrill hall?

    Question 62: Please provide drawings detailing ALL drains within each floor of the building that will be allowed to use to drain trapped water in fire sprinkler lines.

    Question 63: At site walk, we were told fire pump and equipment were laid out by EOR and all fire pump, jockey pump equipment, accessories, control cabinets, backflow preventer fit in space and met NFPA 20 requirements for space to open cabinets and around equipment, please provide fire pump and equipment lay-out drawings. Fire pump room B11 is 8’-0” deep x 14’-1” wide with a door opening of 2’-10”.

    Answer Contractor responsible for lay out drawings as part of their design responsibilities.

    Question 64: Confirm all existing equipment in fire pump room B11 will be removed and room will only house fire pump equipment and no additional equipment will be installed in room.

    Question 65: Will the prime be responsible for removing existing housekeeping pads and leveling floor in fire pump room B11?

    Answer Contractor is responsible for all components to meet drawigns and specifications.

    Question 66: Will the prime be responsible for adding a floor drain in fire pump room B11 for fire pump packing water drip and relief valves?

    Question 67: Will prime be required to remove (Possibly widen) and reinstall door for room B11 if fire pump equipment will not fit?

    Question 68: Will crawl space require fire sprinkler protection?

    Answer Yes, the crawl space will be protected.

    Question 69: If sprinkler pipe must run through crawlspace, will heat trace be required?

    Question 70: Will basement be maintained at or above 40°F at all times?

    Answer Yes.

    Question 71: Is there a roof access? Please provide exact location, size and how it is accessed.

    Answer Roof access is located in the Janitor closet room 394 on the 3rd Floor, adjacent to the elevator.

    Question 72: Will standpipe roof manifold be required on roof with check valve and post indicator valve or just hose valve outlets at roof level near a roof access?

    Answer Sprinkler contractor responsible for designing the system to meet NFPA 13 requirements.

    Question 73: Will prime be required to patch and seal roof if standpipe roof manifold is required on roof?

    Answer Contractor is responsible for all components to meet drawings and specifications and maintain existing roof warranty.

    Question 74: Will sleeves be required for pipe passing through gypsum-board partition walls? (§210500 3.1 P.; §210517 3.1 D, 3.3 A. 5.; §211200 3.2 N)

    Answer No requirement for sleeves thru drywall.

    Question 75: Will .24-gauge galvanized sheet metal split sleeves be allowed in lieu of schedule 40 galvanized pipes?

    Question 76: Will non-rated walls require sleeves?

    Question 77: Will non-rated walls require firestopping?

    Question 78: Will ceilings be dropped if fire sprinkler lines cannot fit in 1” to 2” space between ceiling and structure or mechanical equipment?

    Question 79: Confirm grooved schedule 10 steel pipe is allowed. (§211000 2.3 C.; 211000 3.4 2. & 5)

    Question 80: Will Anvil fittings be allowed? Not listed in specifications §211000 2.5, however, Anvil is listed in §211200 2.2 I 1. for standpipes only.

    Question 91: Please confirm specification §213213 Electric-Drive, Vertical-Turbine Fire Pump is correct specification. Plan sheet FP-001 Fire Pump Schedule calls for vertical in-line fire pump. Different pump types, please clarify. If not, please provide corrected specification or pump schedule.

    Answer Generally, the contractor should attempt to move material into and out of the building at scheduled times during the day to minimize disruption to ongoing operations. The General Contractor and UNT Facilities Project Manager will work out a schedule for movement of material.

    Question 96: Please provide location (street), days and times (including duration) materials can be delivered to site.

    Answer Material may be delivered during normal working hours, or after hours upon request, if needed.

    Question 97: Will material be allowed to be placed/stored on floors? What areas?

    Answer Material may be stored on floors while that phase of work is under construction, at the discretion of the General Contractor. Material must be stored in a safe manner for all workers.

    Question 102: Will one stair be closed off for contractors use during renovation?

    Answer No. The Fire Marshall will not allow one stair case to be closed during construction.

    Question 108: If awarded, will complete access to building be allowed prior to work starting to verify contract documents against actual building configuration and above ceilings?

    Answer The building will remain occupied during construction. Access to examine existing conditions will be coordinated with current occupants under the supervision of UNT Facilities project manager to ensure existing operations are not encumbered. Contractor will have access to examine existing conditions for coordination purposes, and to determine material orders needed to complete the project within the scope of work outlined on the contract documents.

    Question 109: What is the estimated construction budget for this project?

    Answer Contractor parking is in Lot 35 on the south side of I35E, near Apogee Stadium. A limited number of spaces for the General Contractor Superintendent may be used inside the Laydown area along West Sycamore St.

    Answer Dumpster will be located inside the laydown area. See question 136 and attached map attachment.

    Question 134: Will Civil CAD files be provided depicting ALL underground to the awarded contractor?

    Answer No. There are no Civil CAD files available for all underground installations. Terrill Hall was erected in 1938, long before CAD was available, and the current documentation UNT has is not 100% accurate.

    Question 135: During the site walk, it was mentioned that there is currently no active plan for a material lay down area. It was also mentioned that because of this, materials may have to be brought in daily. Please confirm if there is to be a lay down area, or if materials are to be brought in daily to the jobsite.

    2.5 SOURCE QUALITY CONTROL

    A. Testing: Test and inspect fire pumps according to UL 448 requirements for "Operation Test" and "Manufacturing and Production Tests."

    1. Verification of Performance: Rate fire pumps according to UL 448.

    B. Fire pumps will be considered defective if they do not pass tests and inspections.

    C. Prepare test and inspection reports.

    PART 3 - EXECUTION

    3.1 EXAMINATION

    A. Examine equipment bases and anchorage provisions, with Installer present, for compliance with requirements and for conditions affecting performance of fire pumps.

    B. Examine roughing-in for fire-suppression piping systems to verify actual locations of piping connections before fire-pump installation.

    C. Proceed with installation only after unsatisfactory conditions have been corrected.

    3.2 INSTALLATION

    A. Fire-Pump Installation Standard: Comply with NFPA 20 for installation of fire pumps, relief valves, and related components.

    B. Equipment Mounting: Install fire pumps on concrete bases.

    1. Install dowel rods to connect concrete base to concrete floor. Unless otherwise indicated, install dowel rods on 18-inch centers around the full perimeter of concrete base.

    2. For supported equipment, install epoxy-coated anchor bolts that extend through concrete base and anchor into structural concrete floor.

    3. Place and secure anchorage devices. Use setting drawings, templates, diagrams, instructions, and directions furnished with items to be embedded.

    E. Install valves that are same size as connecting piping. Comply with requirements for fire-protection valves specified in Division 21 Section "Wet-Pipe Sprinkler Systems."

    F. Install pressure gages on fire-pump suction and discharge flange pressure-gage tappings. Comply with requirements for pressure gages specified in Division 21 Section "Wet-Pipe Sprinkler Systems."

    G. Install piping hangers and supports, anchors, valves, gages, and equipment supports according to NFPA 20.

    H. Electrical Wiring: Install electrical devices furnished by equipment manufacturers but not factory mounted. Furnish copies of manufacturers' wiring diagram submittals to electrical Installer.

    I. Wiring Method: Conceal conductors and cables in accessible ceilings, walls, and floors where possible.

    J. Engage a factory-authorized service representative to perform startup service.

    1. Complete installation and startup checks according to manufacturer's written instructions.

    3.3 ALIGNMENT

    A. Align split-case pump and driver shafts after complete unit has been leveled on concrete base, grout has set, and anchor bolts have been tightened.

    B. After alignment is correct, tighten anchor bolts evenly. Fill baseplate completely with grout, with metal blocks and shims or wedges in place. Tighten anchor bolts after grout has hardened. Check alignment and make required corrections.

    C. Align piping connections.

    D. Align pump and driver shafts for angular and parallel alignment according to HI 1.4 and to tolerances specified by manufacturer.

    3.4 CONNECTIONS

    A. Comply with requirements for piping and valves specified in Division 21 Section "Wet-Pipe Sprinkler Systems." Drawings indicate general arrangement of piping, fittings, and specialties.
