URBAN HOUSES 21st CENTURY LIVING
WIDER OUTLOOK KIDBROOKE VILLAGE
Kidbrooke Village is the vibrant, award-winning community created by Berkeley, in the ever desirable Royal Borough of Greenwich.
Many homes have been completed, and residents are settling in to enjoy their new lifestyle, getting to know their neighbours and
making use of all that Kidbrooke Village offers.
The village already has a very wide range of homes and apartments, located in four different neighbourhood areas: City Point,
Meridian Gate, Kidbrooke Village Centre and Blackheath Quarter.
All have set new standards of design and quality in London living. Now, further proof of Kidbrooke Village’s distinctively innovative
nature comes with the introduction of a new style of home to Blackheath Quarter.
It is the Urban House, a new and very exciting addition
to the housing market, and unique to Berkeley.

BERKELEYAND THE URBAN HOUSE
The Urban House is Berkeley’s response to the needs of 21st century living in an urban environment. It’s a groundbreaking design,
and one we are very excited about.
Although it has similarities with the terraced house everyone is familiar with, it is in fact an entirely new concept in housing design. By re-designing the layout,
it answers the need for low maintenance, secure family homes in our growing cities. It suits the traditional street settings many people desire, and at the same
time provides householders with plenty of private outdoor space.
The Urban House will play an important role in Berkeley’s aspirations to create thriving and sustainable new communities
– such as Kidbrooke Village.
The Urban House is a revolutionary design which has taken ten years to develop and refine. We’re now ready to introduce it at Kidbrooke Village.

EXCITING URBAN LIVING
The Urban House has show-stopping looks, but it is also a carefully thought out design for modern life. One of the most outstanding features is the roof terrace, reached by an external staircase, and providing space for planting, playing and relaxing.
The well planned interiors are spacious and adaptable to householders’ needs, today and in the future. The ground floor, could, for instance, be converted into separate accommodation. Natural daylight is maximised in each room through the use of clever design features such as lightwells. In fact, the daylight levels exceed those required by the latest British Standards.
There’s also a private outdoor area at the front, which can be used as car parking space or as a conventional front garden and safe place to play – another example of the flexibility of the design. Without doubt, the Urban House is a very exciting place to live.

10
The Urban House is a sustainable house. It’s built using eco-friendly methods and materials, and meets the highest standards of energy efficiency, insulation and
water saving. For householders, this means a comfortable, healthy and well ventilated home that’s also very economical to run.
• Meticulously designed to be a
sustainable home performing up
to 25% better than a standard home
• Meets Level 4 in the Code for
Sustainable Homes
• There is water and electricity
supply on roof terrace and
ground level
• Complies with Lifetime Homes criteria
to meet changing needs of householders
• Dual purpose front garden – play space
or parking space
• Secure undercover cycle storage as
well as provision for a car charging
point to front garden
• Fibre optic internet connection

FLEXIBLESPACE
The Urban House delivers what today’s homebuyers are looking
for: flexible, bright and spacious interiors, and an easy-to-maintain garden.
It’s an ingenious design that fits together an open plan living /
dining / kitchen space, at least three bedrooms with one en suite, plus a family bathroom. Access to the
roof terrace is from the second floor, and in some homes bedroom 3
has direct access onto a smaller first floor terrace.
The specification is all you would expect from Berkeley.
It includes an individually designed fitted kitchen with
quality brand appliances and composite stone worktops;
luxurious contemporary bathrooms and shower rooms; timber flooring and carpeting; and bespoke fitted wardrobes
to the master bedroom.

The open plan kitchen / living room on the ground floor is the heart of the home,
where there’s space for everyone to gather to eat, relax and enjoy
rewarding family time.

London is an unapologetically energetic and fast-paced city which continues to surprise and entertain. In this amazing capital you’ll find world-class restaurants, influential fashion, ground breaking arts, award winning theatre and Royal pageantry all jostling for your attention.
The city’s reflective side can be experienced in the form of its many parks, riverside walks, and two millennia of history manifesting itself in the buildings and streets. London also continues to be regarded as a leading global centre for finance and commerce, reinforcing its reputation as an important business location.
Map is not to scale and shows approximate locations only.
CENTRALLY LOCATED
With London Bridge only 15 minutes* away, living at Kidbrooke Village gives you some of London’s best connections.
Convenient public transport is an important part of the sustainability strategy Berkeley has put in place for Kidbrooke Village. Connections
by train and bus are a key element of this.
Trains leave from Kidbrooke station for London Bridge, Waterloo East, Charing Cross and Victoria, connecting with the London Underground at these mainline stations. Trains also connect to Lewisham providing
links to the DLR to Greenwich, Canary Wharf and Stratford.
A regular bus service provides connections for onward travel across London and for people who prefer to travel under their own steam,
there are safe pedestrian and cycle routes running through and from Kidbrooke Village.

London Bridge is only 15 minutes* from Kidbrooke station, giving you fast and easy access to the best of London.
The London Bridge area is now a popular destination for leisure as well as business. Its icon is of course The Shard, where you can enjoy high-profile dining and drinking as well as dizzying views. A little further east, Canary Wharf reaches heights of its own, including the pyramid topped One Canada Square and over 300 restaurants, bars and shops.
The Shard dominates the skyline, but London Bridge has many other attractions too: Borough Market, Hays Galleria, riverside restaurants and pubs, Southwark Cathedral
and several museums.

Quality is at the heart of everything we do
At Berkeley, quality takes precedence, from choosing the right location and
style of home, to the construction processes we practice, the materials we
use and the specifications we put into our homes. For extra peace of mind,
in addition to the 10 year warranty all new homes receive, Berkeley operates
a 2 year policy with dedicated Customer Service teams on hand 24 hours
a day to deal with enquiries quickly and effectively.
Unparalleled choice of homes in the most sought after locations
As one of the UK’s leading house builders, we are able to offer our customers
an unrivalled choice of property location, size and type. From city penthouses
to country retreats, modern studio apartments to traditional family homes, you’ll

some of Britain’s most desirable locations from market towns and rural villages
to major towns and cities, and countryside to the coast – we build in
the locations you want to live.
A commitment to creating sustainable communities
Berkeley’s homes and developments are not just built for today, but are
designed as permanent enhancements to the neighbourhoods they are
located in. We achieve this through our commitment to excellence in design,
sensitive landscaping, sympathetic restoration, and impeccable standards
in sustainability, addressing the needs not only of our customers but their
neighbours, and the broader community they are part of. It is a long-term
view; we want to create exceptional places for people to live, work and relax
in, and promote community cohesion for today and the years to come.
The qualities that make the Berkeley Group different mean that you can choose a new home from us with complete confidence.

our construction sites, in our offices and in the homes that we build. Almost
all of our developments are built on brownfield land and we always take care
to protect and enhance biodiversity and natural habitats. Our homes include

Berkeley takes social responsibility very seriously. In 2011 we set up The Berkeley Foundation, with the aim of supporting Britain’s young people and their communities.
We do this through a number of partner charities that tackle some of the most pressing social problems affecting young people today, including homelessness and unemployment. The money raised comes part from the Berkeley Group, and also through the tireless and inventive efforts of our staff.
We have set a goal for The Berkeley Foundation to invest £10 million over the next five years to support young people and their communities. Every penny will be spent on charitable activities and worthy causes to ensure that maximum benefit is achieved.
