The Shops are located within Millennium Station, home to the Metra Electric Line and the South Shore Line; combined these lines have 11.7 million annual commuters/roughly 32,054 daily commuters.

Major tenants including Starbucks, Chase Bank, Subway, Burger King, Burger King, Chase Bank (ATM), Auntie Anne’s, and several others; all of which are operating under gross leases. There is a strong commitment to the location, 11 tenants have renewed or signed their leases for 10-15 years. Nearly all leases include annual rental increases providing a significant hedge against inflation.

Due to the premier location, several of the Shops are some of the tenants’ highest performing locations in Chicago. Starbucks is one of the top five food sales stores in Chicago, while Chase recently extended its lease term, the only ATM extension recently done in Chicago. Both Starbucks and Subway will undergo full store renovations in the next year. Athletico closed a nearby branch in order to consolidate with this location demonstrating their commitment to this site. To ensure continued long-term tenancy and top performing locations, Millennium Station underwent a $22 million renovation in 2005.

The entrance to the Shops is located at one of the busiest intersections in the city (Michigan Avenue and Randolph Street), which sees more than 32,700 pedestrians and 50,800 vehicles daily. The Shops are also a part of a 40-block underground pedway system connecting much of the Loop, CTA and Metra train lines. The pedway caters to Chicagoan’s during unfavorable weather conditions, which connects pedestrians to the Aon Center, Prudential Plaza and 150 - 151 North Michigan Avenue, which has over two million square feet of office tenants that pour into the subject property daily.

The Station also has direct access to the Grant Park south parking garage with over 1,350 parking spaces that caters to Millennium Park, Maggie Daley Park, Grant Park, and the Art Institute, all of which are located along Michigan Avenue between Randolph Street and Roosevelt Road.

Metra owns the structural portions of the facility and the subject offering includes just the interior non-structural portions of the properties. Tenants are responsible for the repairs and maintenance of the same. Landlord has no responsibility for repairs, maintenance,or replacement of the structure.

Landlord responsibilities include the payment of property taxes, insurance, and the maintenance of the common areas, which are handled by ABM. The property is subject to a master lease that has 56 years of remaining term and expires in August 2076 inclusive of the renewal options.

Landlord Responsibilities

Landlord maintains the back room electrical and HVAC systems, which services the common space; all maintenance, janitorial duties and repairs related to the triangular waiting area in the common space (including its seating and glass partitions), the stainless steel check writing counters, stainless steel counters surrounding the ticket vendors, ticket kiosks, and the ticket office exterior walls; repairing or replacing any structural portions of the building, including, but not limited to, support walls, structural members, columns, floors not installed by tenant or subtenant, roof, heating plant, foundation and existing elevators and escalators.

Insurance Tenant responsible for worker’s compensation insurance, comprehensive general liability insurance, railroad protective liability insurance, and automobile liability insurance.

Taxes Tenant pays directly to taxing authority.

CaM Tenant will maintain and repair the property and perform daily janitorial duties, periodic heavy duty cleaning, refuse, and electrical systems. Tenant will also be responsible to maintain (1) the property bathrooms. Landlord shall be responsible for providing security to the property. Tenant pays 40 percent multiplied by percentage of square feet leased to contribute to security.

Security Landlord shall be responsible for providing security to the property. Such security shall be provided 40 hours per day for 365 days per year.

Utilities Landlord responsible for 100 percent of utility costs related to the common areas. As long as the space is less than 95 percent leased, tenant reimburses landlord for 40 percent of CAM utility costs multiplied the percentage of square feet subleased to a tenant. Tenant fully responsible for the utilities serving the premises itself.
