Once upon a time ... there was a provincial city in Southern Spain that everyone ignored, even though they passed through its airport in the hundreds of thousands. These visitors were a matter of minutes from Málaga, but their eyes were firmly set on travelling west to the many destinations along the Costa del Sol, particularly Marbella and Puerto Banús. When holidaymakers thought about taking a city break in Spain they all headed to Madrid or Barcelona. Why would they go to Málaga, even if it is sunnier? And when people sat down to think about a home in the sun, the proximity of some of the best holiday homes in Europe to this charming city didn’t even enter their heads, and real estate sales agents didn’t mention it either. But now, thanks to her very own Prince Charming in the shape of Francisco de la Torre Prados, with a bit of help from an artist called Pablo Picasso, Málaga has very definitely been allowed to go to the ball, and for some she’s metamorphosed into its Belle.

Right at the end of 2015, Chris Haslam, a British travel writer and novelist, whose work this writer admires, published a wonderful piece in the Sunday Times titled “The big weekend: Málaga.” Chris lived in Spain for some time and he has written a number of novels based here that I’ve thoroughly enjoyed, particularly “El Sid” which is the comic tale of three men from Norfolk in a white Luton van searching for lost Republican gold in a mad journey across Spain. I promise you a bellyful of laughs and a serious history lesson about the Spanish Civil war rolled up in one if you read it.

Chris has obviously retained his love of Spain, and his article captures what many of us have been saying for a few years; namely, that Málaga is so much more than a provincial, backwater city attached to a hugely important airport. But, we must admit that it is only relatively recently that local expats have taken to extolling the virtues of Málaga and actually visiting the city, so we can’t really criticise visitors from other countries too much. We too have been guilty of bypassing it in favour of Granada, Seville and Córdoba, even though it requires a few hours of driving to get there instead of around 45 minutes.

But back to Prince Charming, Francisco de la Torre Prados, who is the city’s dynamic mayor. It is thanks to his driving ambition to put Málaga on the international map that the city is being hailed as the ‘City of Museums’ and Chris Haslam goes so far as to call it “Spain’s true cultural capital.” The revival started with the construction of the new Museo Picasso, which is just a beautiful example of what a gallery should be.

It is spacious, light and airy whilst also creating a sense of intimacy. It might not exhibit Picasso’s most famous works but it more than compensates for that by making his work more understandable.

And so the city’s most famous son has played a leading role in bringing visitors to his birthplace. The mayor didn’t stop there though, oh no, he steamed on and encouraged art collector Carmen Thyssen-Bornemisza to open a museum focusing on 19th century Spanish art. And onwards he went until he managed to get the Pompidou Centre in Paris to open on the Muelle Uno. It’s a glass cube, but it may as well be a glass slipper.

Respect must be given to Torres who has turned this seemingly unremarkable port into a glamorous seaside city with 30 museums, a new metro system, fantastic beaches, Michelin-starred restaurants and one of the most vibrant and friendly atmospheres in Andalusia. The Teatro Cervantes puts on great operas and ballets and the audience is a fantastic blend of nationalities. It is interesting to note that two years ago I hardly knew anyone who travelled up to Málaga from Marbella for an evening at the theatre, and now I’m into double figures.

Similarly, it has also become a shopping destination and because Málaga is a compact city you needn’t walk for miles to find the top shops and lovely local boutiques. Residents of the Costa del Sol are now quite likely to make a day trip to IKEA near the airport and then head into the centre of the city rather than turn round and come straight home as they did in the past.

This Cinderella story is of great significance to the real estate market. First, Málaga city property has suddenly become of interest to overseas buyers and there is an emerging market of buyers looking for apartments in the city’s centre. Others are looking at the beach locations, such as along the Malagueta or Pedregalejo, both of which have a strong vibe of Venice Beach, California.

Proximity to Málaga is also a selling point for properties to the east of Marbella, particularly in the traditionally sought after areas of Elviria and las Chapas, and now La Cala, which is an area on the up. Real estate in Benalmádena and Mijas also benefit from the rise in Málaga, and Fuengirola has the added benefit of train access to the city and the airport.

Málaga may not have the sophistication and grandeur of Madrid or the cutting edge arty vibe of Barcelona, but it’s a lot friendlier and less exhausting than these major cities. It is developing its own style and feels at ease with its new self. Plus, if you’re thinking of buying a property on the Costa del Sol, it will add another fabulous bonus to your ‘fairytale ending’ of life on the coast.

The beginnings of recoveryThe recovery in the property market started back in 2014, albeit rather shakily, and most people eyed these signs of life with a measure of hope laced with a large dash of caution. However, this recovery continued in 2015 to the extent that by the end of the year we could say with some sense of confidence that the Spanish property market is well on its way to good health. It’s still convalescing, but with a few more doses of economic recovery around Europe, it seems reasonable to say that the invalid should be up and about and back to full health by this time next year. If that seems a long time to wait, then let’s remember just how quickly the property bubble burst and the extent of the damage done. There was never going to be a short route back to recovery.

Mortgages and economic growthIn the second quarter of 2015 requests for mortgages on Spanish properties increased by 45%, according to Peter Bowerman the MD of Overseas Dreams who has been both a real estate agent and a property investor on the Costa del Sol for 25 years. In a recent interview he also pointed out that the Spanish economy experienced 1% growth in the first half of 2015, a figure that overtook growth in stronger economies, such as Britain.

OF COURSE, WHAT EVERY REAL ESTATE AGENT ON THE COSTA DEL SOL WANTS TO HEAR IS THAT 2016 WILL BE EVEN BETTER THAN 2015 AND UTOPIA CAN REPORT THAT IT LOOKS LIKE THE ANSWER TO THIS IS A RESOUNDING “YES!” ACCORDING TO REPORTS FROM SPAIN’S SECOND LARGEST BANK BBVA.

Don’t Look Back

By the end of November 2015, the latest data from the National Statistics Institute revealed that the number of new mortgage loans taken out on Spanish properties in September 2015 showed an increase of 20.2% on September 2014. It also means that for 16 consecutive months there has been a double digit increase in the number of new loans agreed. This is excellent news for those who need mortgages and the Institute also revealed that 90.3% of the mortgages were variable interest types compared with only 9.7% being fixed rate loans.

Bullish international investmentTowards the end of 2015, CBRE real estate consultants announced that Spain was the sixth largest market for real estate investment in the world. This is quite an achievement when you consider that in 2013 it was in 16th place and 11th place in 2014. Spain is now ahead of France, Canada, China and Italy. What has fuelled this fantastic rise? It’s the volume of international capital pouring into the country, which is around 31% of all real estate investment in Spain. Although end of year figures for investment were not available at the time of writing, in September the figure was 10,800 million euros. CBRE predicts that international investors with an interest in Europe will increase their risk exposure in 2016 and the organisation expects to see the monetary value of investing in Spain rise to 13,000 million euros.

Spanish property pricesGoing back to Peter Bowerman, he suggests that it really is time to get buying on the Costa del Sol. For a few years there has been quite a lot of chatter over whether the property prices have really bottomed out, or could they go lower, and it would seem that the answer now is; they’ve reached the bottom and are on the way back up.

This is supported by figures from the Spanish Property Registers published in November 2015 that showed a 6.6% increase year-on-year between July and

September of 2015, and that ‘s the highest increase to date. Even if this is a national figure, it suggests that it is time for realtors to strongly encourage any tentative buyers to take the plunge as soon as possible. And prices aren’t the only factor; currency values are another thing to consider in the buying process.

Overseas buyersAt the end of September, foreign buyers accounted for 13.5% of all property purchases in Spain, compared with 12.8% in the second quarter of the year. So, there is positive movement there. The British, as everyone knows, top the list with 23% of purchases, and they have greatly benefited from a weak euro and strong pound.

However, the ECB threw British buyers a curveball towards the end of 2015 when they started a debt buying programme to strengthen the euro’s valuation. Some banks are predicting that the exchange rate will return to a level that is more favourable to British buyers by March 2016, but the word is that if you want to buy with sterling, do it before summer of next year. The reason being that the ECB is likely to take more measures to reinforce the euro in 2016, and these will hit sterling again.

In terms of other nationalities, the Russians are not coming in the numbers predicted because of political and currency issues in Russia, but French, German and Belgian buyers are leading the way alongside the British.

The outlook for 2016BBVA Research and its property development division Anida are positively optimistic about 2016. To start with it claims that Spain’s property market will once again start to contribute to GDP growth, something that it hasn’t done since 2007. It predicts that when the figures for the end of 2015 are published that property will constitute 0.2% of the 3.2% growth forecast for the whole year.

Its report “Spain Real Estate Outlook” indicates that all the key market metrics have shown improvement during 2015 and Anida, reports strong sales in its new build developments. BBVA forecasts that 2016 will be the year that Spain’s property sector “leaves the recession behind” and that it will consolidate growth in that period with a 10% increase in the number of properties sold over 2015.

It’s time to leave the recession mindset behind and take every possible measure to make your real estate business prosper this year – the opportunity has arrived at last, so don’t look back, move forward with Spain.

Planning the work and the order of how to undertake these procedures is key. Not only will it save time if the works are planned in the correct order, but it will save money.

Budgets should be detailed and strictly tuck to in order to achieve what you want from your home. A refurbishment should be treated in the same way that a new build is. We have all watched Grand Designs and various other TV shows that follow these poor people with an aspiration to create their dream

home from an existing build, or from scratch, and they put their life savings into something only to be over budget by half again, with some projects resulting in remortgages and further loans! This scenario is always going to make the process, which should be something enjoyable, into a nightmare and can create so much anxiety, stress and, hey, even the occasional divorce!

These extra expenses and the extra grey hairs are totally avoidable, especially in a refurbishment project, as long as the planning and study is done properly. Of course, the various material and finish options will have a cost implication, but these should be presented and considered from the get go. A contingency fund for the unforeseen should also be included. I usually suggest 10% of the total budget be added for the unexpected, and if it doesn’t happen there’s a saving, but at least a worst case scenario is considered from the start, rather than nasty, costly surprises arising mid project.

Do some homework (and enjoy it) on the style you want to achieve and how this can be done. There are so many amazing design websites now to feed your imagination and this will also help you demonstrate to the professionals what your expectations are, and what you are aiming for. Have fun with this process, after all it’s part of creating your home. It should be exciting and this will be the case if the right consultants and the right team are in place.

THE OUTDOOR CONCEPTS PHILOSOPHY AND PRODUCTS

Outdoor Concepts’ mission is to deliver its customers a service that exudes “Quality, Function and Style” says director Daiva Urbonaviciute. Our aim, she goes on to explain, “is to provide customised solutions that enable your outdoor spaces to be used all year round.” It sounds like the answer to many homeowners’ headaches. It’s also reassuring to know that the company takes a pragmatic approach to its designs and the products that it favours. Daiva says, “We’re firm believers in the design philosophy of “Form follows Function”, which means that we’re always looking at everything from this perspective.” She adds, “As far as we’re concerned, there’s no point in putting an object outside, no matter how beautiful, if can’t withstand the elements. Function is always first.”

You may be wondering what Outdoor Concepts has to offer in terms of the size of its range and the choice available to the clients. Daiva’s answer to that is: “Our range provides a full set of solutions for year round living outdoors. We offer a wide range of outdoor solar shading solutions, from bioclimatic aluminium patio covers and elegant retractable roof systems to parasols, awnings and screens.”

We asked Daiva if they had any size limits on the projects they undertake and she was adamant that no project is too big for them, or indeed too small. Daiva is concerned that the person who just needs a single outdoor heater to make reading the newspaper on the patio comfortable during the colder months feels as welcome as the multinational company that orders multiples of everything. They enjoy coming up with simple solutions just as much as a challenging corporate project, and this ethos is a cornerstone of the company’s service.

When it comes to discussing a favourite project, Daiva enthusiastically describes one that they have recently completed for the terrace of the Mahou

headquarters in Madrid. Mahou is part of the San Miguel group, the leading brewers in the Spanish beer market. This large project involved installing the largest bioclimatic shade structure in all Europe. It consists of a 350m2 Biossun bioclimatic structure with outdoor heating and cooling systems, surveillance cameras and computerised access control systems. It sounds fabulous and as she concurs, a big project like this is very exciting.

However, Daiva assures us, “our favourite projects are the ones we are in personal touch with the customer who is going enjoy the result. There is no greater satisfaction than seeing people’s dreams coming true. And there is no greater recommendation than happy customers coming in to see us when they are passing by just to say how happy they are!”

We noticed that Outdoor Concepts’ products are primarily contemporary and modern. We asked Daiva if this styling fits with some of the more traditional Andalusian villa architecture. Daiva returns to her style mantra of “Form follows Function,” as the guiding rule here. She confidently explains that as soon as the functions are defined, there is always a solution to match it aesthetically. One example, she says is that of a contemporary shape with a rustic finish, which can give striking results. Also, if you’re not sure about how it will look in your setting, then 3D renders are always available to clear up any doubts.

Every customer receives a personalised service at Outdoor Concepts and each customer is assured of a unique set of solutions for their outdoor space.
