We are heading into the New Year and already the real estate market is getting active. People are making plans for the year and many are thinking about mov-ing. Hopefully, those with homes to sell are carefully considering what they have to do to get their home sold. Here’s a handy check list for both buyers and sell-ers. Use it as a guide to prepare a home for sale and as a buyer’s checklist of what to look for! •Stop being emotional about your home. Try to see it as a buyer would see it. As with any product offered for sale, make sure it is ready to be marketed! If the product is not ready, no matter how it is promoted, it won’t sell or will have to be sold at a deep discount. •Get rid of items that have not been used in the last year. Twice a year I re-view things in my home, from kitchen to closets. If I have not used it in one year it goes, NO MATTER WHAT! Think about it, short of family heirlooms, qual-ity jewelry, silver, china or crystal, if it has not been used in a year it is highly unlikely you will ever use it! Do yourself a favor and donate these items to a char-ity that can resell it. •Rent a POD or storage unit. This is the place you will put all non-essential items after you de-clutter and deperson-alize your home. • De-clutter. Knick knacks, family photos, books spilling from bookshelves, among other things should be boxed up in preparation for your move. The full boxes placed out of sight. Non-essential kitchen appliances should be housed in cupboards. Your kitchen counters should be cleaned and look empty, this gives the appearance of lots of counter space. Small items used daily should be put out of sight, like hairbrushes, make-up on a vanity in the bath, or tools on counters or shelves not in the tool/workshop. • Remove personal items. Family photographs, while meaningful to you,

are just a distraction to buyers. You want them looking at the house, not your per-sonal history through photos. Make your home a blank palette that a buyer can imagine their own things in. They need to envision living there in order to pull the trigger to buy it! •Empty & organize closets and cup-boards. Remove all non-essential items. Organize what is left in an orderly manner. This makes the space look more expansive. It also makes you ap-pear to be a per-son who takes care of their b e l o n g i n g s… a buyer will translate this to mean you also take care of your house! •Decide what pieces of fur-niture can be stored, sold or given away. A home shows better with less furniture. Make sure they are classic or in current style. If you have older furniture, try to mini-mize shabbiness with quality bedspreads, couch covers, decorative pillows or any other means. I have had buyers get so fix-ated on the furniture and how out of date it was that they began to view the home as out of date too. Arrange the furniture in an attractive manner that shows off the rooms qualities, for instance, if you have a picture window place something by it that draws the eye to the window. •Evaluate your home with a ruth-less eye! Patch all the nail holes, in fact, always pull all picture hooks out of the wall and patch those holes. Leaving holes is lazy and it is a rare buyer who will want

to put their pictures up in the exact same place. They will discount for the potential patch work they have to do. How rough are your floors? Do you have hardwoods that no longer shine? Is your kitchen tile worn or cracked? Is your carpet thread bare in spots, or permanently stained? Are the faucets leaking? Are the faucet

handles intact and not discolored in anyway? Are your cupboard handles dated? Light fix-tures dated, might they need replac-ing? Do all cabi-net drawers line up properly? Cabinet doors stay shut? Fix and repair every-thing that you can afford to or you may pay later at the closing table. Con-sider your homes color scheme. If your colors are ex-tra bold, or not in style (pastel col-

ors anyone?), you need to change them. One of the biggest turn-offs for buyers is thinking they have to paint a home before moving into it. You are not doing them a favor by saying: “Let them paint it… that way they can choose their own colors!” This never flies and can actually be the difference between selling quickly or lin-gering on the market and selling at steep discount later. Lastly, light bulbs! Make sure all your light bulbs are in working order. If the buyers try to turn a light on and it does not work, they do not think the light bulb is dead, they immediately think “electrical problems”. •Clean, clean and then clean some more! No dust bunnies allowed! Your surfaces should sparkle. This includes windows, shelves, counter tops, cabinet

doors, stoves, refrigerators, light fixtures, ceiling fans, mirrors, furniture, bedding, tubs and showers. Polish what can be polished to a shine. Vacuum daily in case there is an opportunity for a last minute showing. Caulk tubs, sinks and showers. Check the curtains, clean them if they are dusty, or at the very least, see to it that they are attractively arranged. DO NOT USE SHEETS FOR CURTAINS! If you do, this screams poor, which translates into “too poor to do basic maintenance” on this home. •Check for odors. Ask a close friend for help here. You may not smell them since you live there. Your friend or even Realtor, will be happy to find odors for you if asked. Once you identify where they are you have to identify the source and take care of it. Nothing gets poten-tial buyers out of a house faster than foul odors. •Do Preventive House Inspections. Some sellers are opting to have their homes inspected by licensed inspec-tors prior to selling. This helps a great deal. For one reason, you are in control of who the inspector will be. There will be no surprises or renegotiations after an inspection by the buyer. Two, you are aware of the problems that an inspector will bring up during the standard home inspection and you can decide what to do about the problem. You can fix it or prepare to offer a concession for it. Have your fireplace & furnace inspected. This is a biggie for the same reasons I recom-mend a home inspection. •Review. Think you’re finished getting the inside ready? Not so fast. Go through the home with a very honest friend or Re-altor and ask them to see if you missed anything. A fresh eye helps, always! If they spot something, don’t argue or jus-tify the issue. Consider it carefully before deciding whether you are going to act on it or not.

Make sure it is in tip top shape, since it will leave an impression - good or bad, with the buyer. Make it a good one. Some-times a neglected door leaves such a bad impression the buyer is immediately pre-disposed to not like the house, even if it fits their bill in every other way. How is the paint job on your home? If it needs attention, if you can afford to do so, take care of it, whether touch up or full paint job. If the exterior is dirty, power-wash

it. If you don’t you will pay at the clos-ing table and/or take much longer to sell your home. Is the window trim in good shape? Nicely painted? Make sure the window treatments hang properly when standing outside. If not, that screams ne-glect or carelessness towards your home. Small things can make all the difference! Place a decorative item on the door or near it, to make a welcoming impression. Mow the lawn and trim your hedges and bushes. Plant flowers when the season permits. Don’t allow dog poop or chil-dren’s toys to litter the front or back yard. Make sure the garage door is in good

shape and works. If selling during winter, make sure the walk, driveway and exte-rior stairs are cleared of snow. If you will be out of town hire someone to do so. Lastly, make sure potential buyers can see your house number! The homes that sell the fastest are the homes that look well cared for and rea-sonably priced. This is a winning com-bination for a seller. Skimping in either category means your home will not move quickly or at the price you might desire. Look at your home as if you are a stranger to it, after you have done everything you think was needed to prepare the house.

Look hard and see where there is room for improvement. Listen to your agent if they point something out. They are not trying to hurt your feelings, they want the home sold as fast as you do!

The local Ronald McDonald House is hosting a large number families with children who have siblings in the hospital. To give the kids something to do, the staff has created a project to help make them feel good about themselves and raise money for the house at the same time. They are asking anyone who has holiday cards that they would normally throw out to donate them. The kids will recycle them and make gift cards which will be sold at their annual fund raiser sale in the fall.

Carmen Santora, Executive Director of the Better Contractors Bureau in an ef-fort to help homeowners contemplating a major remodeling project and who are concerned if the cost invested would be recouped should they decide to sell their home offers the following information. His analysis is based on a national av-erage “cost vs. value” survey and con-densed to specifically relate to our local area. The resale value depends on a lot of variables, such as the state of the housing industry and local market conditions in particular at the time of sale. A lot of homeowners are concerned that their re-modeling investment might price their home out of the neighborhood averages. This should only be taken into account if you think that you may be selling your home in the near future. If a homeowner has small children and is thinking of adding extra bed-rooms or an additional bathroom they may want to think of the advantages of staying where they are. If the schools are great, they live close to their workplace and shopping and are in an area of lower taxes or other personal conveniences, then they shouldn’t worry about pricing themselves over their neighborhood av-erages, especially if they intend to stay there for many years. However, if the homeowners know

they will be staying where they are for only a short time then a major remodel-ing would be foolish. Things like energy efficient updates such as new replacement windows, high efficiency furnace, roof-ing or siding, kitchen or bath updates would add to their comfort and help to sell the house faster and save them money while they still remain in the home. Ma-jor expendi-tures for a new kitchen and bath can run into thousands of dollars and unless money doesn’t matter or you don’t care about re-sale values then by all means go for it. It’s important to know that there are a variety of variables that can effect both the cost of the remodeling and the resale of the home such as the size of the re-modeling company estimating the proj-ect and the values of the properties in the surrounding neighborhoods. Below are some area examples of the

cost of what some remodeling projects can cost and what could be recouped if you sell your house. The numbers pre-sented here should only serve as guide-lines when contemplating the potential return on your investment for a particu-lar remodeling project.

though the growth in spending on home improvements has declined nationally over the last few years. As the economy improves so will spending on home im-provements. Lower priced projects during a slug-gish economy are typical and usually only what is needed to keep a home en-ergy efficient or make essential repairs.

Higher priced projects tend to be more discretionary, and usually homeowners wait for the economy to improve before undertaking these expenditures. Carmen Santora, says that he believes that within the five county area that the BCB services, the average cost recouped for home improvements probably falls lower than the national average and is somewhere around 75% or less range. The Better Contractors Bureau is a non-profit consumer protection agency that was formed in 1974. Its goals are to “PROTECT & INFORM” the con-sumer and ELIMINATE the unscrupu-lous contractors in the area. The BCB as it is also known operates in Monroe and the five surrounding counties and has over 400 members. The bureau handles complaints, mediates disputes between the contractor and consumer (not just members) and refers contractor mem-bers by way of a FREE Consumer Guide & Membership Directory. After a relatively warm, mild winter last year, the recent snow accumulations and cold weather have brought back concerns of ice damming. Roof leaks and interior water damage tend to occur as a result this seasonal problem. The combination of cold temperatures and regular snowfall are Mother Nature's ingredients for ice damming. A lack of insulation, poor attic ventilation, shallow-pitched roofs, and complicated roof lines (many valleys) are contributors to the ici-cles that dangle from our homes. Togeth-er, these factors can lead to many home repair headaches from ice and leaks. Ice damming is the accumulation of ice on the cold overhangs of roofs. The lump of ice that forms prevents additional water (i.e. melted snow) from draining off the roof. It is the resulting puddle that forms between the ice lump and the roof that can cause leaks into attic space and even interior ceilings and walls.

Ice damming can be reduced or prevented with good attic insulation and ventilation to keep the roof cold. Insulation prevents heat from escaping into the at-tic and ventilation removes any heat that does make it up there. However, making improvements to insula-tion and ventilation can be impractical once the winter has begun. Modern roofing stan-dards require an ice and water barrier under the edges of our asphalt shin-gle roofs. This barrier can prevent leaks from ice damming, but it must be installed when the roof is installed. Electric heating cables can be installed and turned on before the snow falls to effectively prevent ice damming leaks. The heating cables

run in a zig-zag pattern on the roof edge and through the gutters and downspouts to main-tain a path for water (melting snow) to get off

of the roof. Obviously, there is a cost associated with the electricity to operate these cables. The use of a "roof rake" or "snow rake" can be very effective in pre-venting ice damming. After a snowfall, the homeowner must rake snow off of the edge of the roof with this plas-tic blade on the end of a long aluminum pole. Even just a few feet of snow raking up away

from the roof edge will often be effective to keep the roof overhang clear of lumps of ice. Many homeowners will chip snow and ice off of the roof with a sharp shovel and damage

the roof. This should be avoided. Sometimes solutions of warm salt water or similar snow-melting solutions will be used to melt ice to make a path for water to get off of the roof. These should only be used as a last resort, since they can sometimes damage building materials and actually result in more ice when the water re-freezes. Preventing ice damming is ideally be ac-complished with good insulation and proper attic ventilation, along with proper roofing materials, including ice and water barrier. However, electric heating cables and snow rakes (roof rakes) are things that can be used to more directly control the problem until better long-term preventive measures can be put in place. Ice damming can be troublesome and frustrating with our "normal" winter weather.
