DEVELOPMENT

Alongside the existing clubhouse which is host to the Polo restaurant,

terrace, bar, business centre and events centre, is a property that will house

40 three bedroom sectional title suites (120 hotel bedrooms) which will

become the Val de Vie Estate Hotel. Individuals or groups of investors will

have the opportunity from 2014 to purchase these investment vehicles and

see monthly returns through the hotels forecasted trading.

The exclusive estate hotel will be managed and marketed by one of

Southern Africa’s leading hotel companies.

HOW THE

INVESTMENT WORKS

The investors three bedroom suite is placed in the hotel operating companies’ rental pool and let as a normal transient hotel

to leisure, conference, social and business travellers. Revenues generated less operating expenditure, less monthly levies and

a replacement reserve is shared amongst all owners on a proportionate square metre basis. These returns are paid into each

investor’s personal account as directed by each suite owner. If an investor wishes to bond the purchase of their investment it is

forecasted that on a 100% bond, returns will start to settle the monthly costs from year three onwards.

AT VAL DE VIE ESTATE Investors at Val de Vie Hotel will be able to become part of the Home Owners Association which benefit from

the following facilities on the estate. Polo Pavilion, Sport and Leisure Centre, Health Club, Biking Trails all

annual events.

YOUR OWNERS

USAGE TIME

Each investor is entitled to 60 days usage of their suite per annum for a

nominal daily rate. During the time of occupation, the investor will not

partake in the rental pool returns ensuring that no individual investor will

be prejudiced when an investor resides at the hotel. The 60 day allowance

does not roll over into the next calendar year and is monitored by ho-

tel management monthly. The 60 day allowance can be swopped with an

international resorts exchange company whereby investors can reside in

other resorts and hotels worldwide. At present the eLan Property Group is

in negotiation to enter into an arrangement with a major holiday exchange

services provider to allow for these suite swops.

HOME

OWNERS

ASSOCIATION

The dedicated Home Owners Association (HOA) team is proud to

manage and maintain the common property of Val de Vie, namely the

protected fauna and flora areas, estate landscaping and gardens and the

infrastructure including security, the roads and civil works.

The HOA is also responsible for overseeing construction activity on the

estate, and developing community safety initiaves to address the greater

issues in the entire valley.
