Remodeling your home can bring joyous results both now and later, especially in Manhattan. “You will
always see a good upside and a relatively quick return on a remodel here, and at the end of the day
you also get to enjoy it with your family,” says Aaron Bollman, the owner of an eponymous
remodeling company on the Upper West Side. “The majority of our clients purchased a property at a
certain value knowing that it needs work.” He helps clients transform their diamonds in the rough into
homes of true value.
New York state of mind. Bollman cut his teeth in NYC’s construction industry at an
architecture firm providing custom fixtures and accessories for high-rise condos
and hotels. “It placed me in experiences that gave me a perspective of New York

City real estate on a large scale,” he says. Working directly with the principal, who
is still a mentor, he learned how construction projects come together. Passionate
about building full spaces, Bollman founded his residential remodeling company in
2009.
Building trust. “I don’t think enough can be said about trust between the contractor
and client,” Bollman says. When designing and building his own home outside the
NYC area, he didn’t have any construction contacts. “I was in the position of my
clients. I know you can feel vulnerable,” he says. “Hire someone who’s going to
communicate with you if they run into surprises, who offers back-channel
communication and front-of-the-house support.”

1. Build Better Bathrooms
Beautiful new bathrooms can do wonders for your spirit and your property’s value.
Bollman recommends more than one if space allows. “And if you have two
bathtubs, it’s almost always better to convert one to a shower,” he adds. More
popular than tubs, showers also take up less visual space.
Bollman and his team converted a West Chelsea art gallery into a home with three
bathrooms. While renovating the bathroom seen here, they discovered an empty
shaft in the wall and turned it into a storage cubby. “I’m always eager to see what’s
behind walls because you can find fun surprises,” he says. The bathroom features a
custom walnut vanity and Carrara marble shower tile.

2. Refresh Your Bedrooms
Whether you have a baby on the way or just enjoy having house guests, upgrading
your bedrooms is often a good idea. Chelsea clients requested a master suite in
their two-level duplex. “They had four smaller bedrooms. It was more like a
dormitory,” Bollman says.
On the upper level, the team pushed the kitchen 30 feet from its existing location
to create room for the spacious and private master suite, seen here. It features a
full-height closet built flush with the wall. The kids now enjoy the two revamped
bedrooms on the lower level plus a new playroom.

3. Improve Your Kitchen
To enhance your life and wow future buyers, go for optimized storage, timeless
materials and a better layout in your kitchen. Also look for opportunities to increase
space, even by a few inches, if you’re removing walls, Bollman says.
The team transformed a dated Central Park West kitchen into the chic space seen
here. It features full-height cabinetry, toe-kick drawers and custom banquettes with
storage underneath. White quartzite countertops provide the luxe look of marble
without the maintenance. The sink boasts a garbage disposal button, a soap
dispenser, a hot and cold water dispenser and a pull-out sprayer.
