As such the site is expected to be served by an existing foul drainage network and will have a water supply to it. Severn Trent Water (STW) has been consulted in order to ascertain whether there is sufficient capacity to accommodate the development. Consultation has been undertaken recognising the following proposals: 650 residential dwellings - across both the Commercial Estates Group and the Black Country Castings site 1.1 FOUL DRAINAGE STW’s response (including Public Sewer Record) was provided within their letter dated 14 September 2011 (Appendix A). A public foul sewer and public surface water sewer are shown to be located in the western section of the site. Subject to the proposed site layout, if the diversion of these sewers is required, following any grant of planning permission, STW’s Section 185 diversion procedure should be initiated at the earliest opportunity. A 5m buffer will be provided either side of the centreline of the existing or diverted alignment of the public foul/surface water sewer. STW presume that the existing industrial development on site discharges to the 225mm diameter public foul sewer passing through the site in the west. STW indicate that ‘although it is possible that the foul flows from the proposed residential development will be greater than those from the previous industrial development, with no recorded flooding within 100m of the site, connection(s) to that sewer would be acceptable’. 1.2 WATER SUPPLY South Staffordshire Water’s (SSW) response (including Water Mains Record) was provided in their letter dated 28 November 2011 (Appendix B). SSW anticipate that the existing site water mains may be connected into the 12” CI water main in Sedgley Road East. As such SSW state that ‘there will not be a requirement for additional off-site mains’. Budget costs for SSW constructing the new ‘on-site’ water mains are provided within SSW’s letter (Appendix B). It should be noted that this does not include the cost of individual service connections or infrastructure charges to each of the proposed plots. The developer contribution to the cost of these works will be reduced by the income SSW will receive from the connected parties. The developer contribution will be assessed once the final site layout is provided to SSW along with details of the proposed build/occupancy profile.

FOUL DRAINAGE & WATER SUPPLY

1 INTRODUCTION

The site currently comprises approximately 17ha of previously developed

industrial land. As such the site is expected to be served by an existing foul drainage network and will have a water supply to it. Severn Trent Water (STW) has been consulted in order to ascertain whether there is sufficient

capacity to accommodate the development.

Consultation has been undertaken recognising the following proposals:
