DESCRIPTIONLarge stone farmhouse on border between Tuscany and UmbriaSituated in Umbria but only a stone's throw away from the Tuscan border, this privaterental villa peers down over the famous Tuscan landscape from its perch on the top ofa hill and is conveniently located for touring both regions. The main villa (a stonefarmhouse) and the guest house (its annex) each have their own driveway and parkingarea and are accessed via a 3km (2mile) gravel ground in good condition. With its tworesidences, this villa is perfect for two families sharing a holiday together, allowingeach a good level of privacy. Amble along the country lane to restaurants offeringreasonably-priced delicious meals, typical of the local region, or explore the trattoriasin the nearby medieval towns. With its strategic geographical position you can visitmany places of artistic and architectural interest such as Cortona, Siena and Gubbio,and beautiful Lake Trasimeno. Its location also provides a grocery shop, asupermarket, wine tasting courses and a golf course all within 22km (13miles). Duringthe low season, it is possible to rent either the main villa or the annex (guest house)separately, the other remaining closed during your stay.The luxury villa's owners havecarefully restored both properties to a high standard, inspired by the spectacular vistasall around. Both are tasteful yet comfortable with beautiful antiques and qualityfurnishings such as antique doors, 18th Century oak-beamed ceilings, stone fireplacesand old terracotta floors. Large picture windows in the living areas of both housesmaximise the views of the rolling Umbrian hills and the regular dramatic sunsets. Onthe ground floor are a large double living room with fireplace, two sitting areas and adining area with a large with view of the garden. The well-equipped ground floorkitchen with an American-style fridge leads out onto the pergola, making it convenientto eat outside. The hall on the first floor with its decorative fireplace is accessed viaboth an external and an internal staircase.

The twin bedroom on the ground floor of the main villa has a separate bathroom with ashower while the three bedrooms on the first floor all have en suite bathrooms. Allbedrooms have a light and breezy feel, decorated in light colours with light woodenfinishings and bright windows. Each of the three floors in the guest house (annex) hasa bedroom with a separate bathroom. The ground floor bedroom is the masterbedroom, the first floor a twin bedroom and the second floor a double/ twin bedroom.

Only 3 minutes away by car, or 7 minutes on foot along a pretty path, lies a sharedhard tennis court located in an exclusive club. The tennis court is available for guests'use - during the weeks it is open from 8.30am - 7pm and it is closed on Sunday.

The swimming pool is situated on a raised terrace next to the main villa, enjoyingspectacular views of the surrounding countryside. Alongside it, a pretty pergolaentwined in climbing roses shades a large dining table which can comfortablyaccommodate fourteen people. With stunning views and a superbly peaceful location,it makes for an inviting place to dine or to enjoy a drink while watching the sun set overthe dramatic scenery. There is also a well-equipped BBQ and several comfortablesun-loungers dotted about the garden to allow you to unwind and soak up thedelightful atmosphere. The smaller (guest) house also has a pergola with a tablesuitable for six, perfect for an al-fresco breakfast.
