Moving forward in 2015, we will continue to be towing vehicles if the vehicle is not registered on Vanderhaven Farm Property. We are receiving a number of complaints of vehicles parked and not moving which will be towed on a regular basis if found during inspection. Please come to the Property Management Of-fice at the Clubhouse to register your vehicles as soon as possible to avoid being towed. It states in the rules and regulations that all vehicles must be registered on VHF property. You may obtain an application on the VHF website at Vanderhavenfarm.com and go to “Forms” then “Parking Applica-tion” or pick up an application at the Clubhouse. Bring the applica-tion, your driver’s license, your vehicle insurance card and your NJ Motor vehicle registration card. Originals must be shown however, you may bring a photo-copy of the items required to keep on file or I will be happy to copy them at the clubhouse for you. Please be sure that your mainte-

Reminders!

As the winter months of snow are approaching, you may want to keep “ice melt” on hand. In icy conditions, put ice melt around doorsteps for your safety.

During snow conditions, please use caution driving over the speed humps Vanderhaven recently installed. Please drive slowly near our bus stops and be patient for young children getting on and off the bus especially during torrential weather conditions.

As the holidays are ending, I’d like to remind everyone to remove all holiday decorations. Decorations must be taken down within 10 days after the holiday. If during an inspection your lights and decorations are not taken down, you will receive a violation notice and/or fine.

During Inclement Weather

If you are putting out a bulk item for pick up, and hired a removal company, you must put the item out the morning of the scheduled pick up. It is against policy to leave couches out on the front lawn and violation notices will be sent if not complying with the rules and regulations.

Garbage cans MUST have the number of your address on the can. This is a policy at Vanderhaven and must be followed. Please remember to bring in your garbage can after pick up. Plastic garbage bags are not allowed on the ground because animals can get into them.

Insurance Discussion at the January meeting:

Please note that our insurance agent, Ryan Weiner from Brown & Brown Insurance, will be attending the open meeting. He will be discussing the difference between the insurance policy for the Association and the personal insurance policy that each homeowner should be carrying to protect their personal interests. The Association’s policy currently has a $10,000 deductible for water damage claims and a $5,000 deductible for non-water claims. Since each owner is responsible to address any damage up to this deductible amount with his or her personal insurance, we strongly suggest that you have the proper personal insurance in place to respond in the event of a loss. Ryan will be able to answer your insurance questions at this Board of Trustees Open Meeting, and we encourage all to attend.

The open meeting will be on January 15, 2015 at 7 pm at the Clubhouse.

As you may have recently noticed the landscapers, US Lawns, have returned working diligently at Vanderhaven on the cleanup of the leaves. The oak trees dropped leaves late during the season and we requested another clean up. US Lawns have placed sticks out by the curbs. Please do not remove the sticks. They are for the snowplows to see the curbs when plowing. This will prevent damage to the property. We are very Thankful to Ray of US Lawns for personally putting out the sticks himself for Vanderhaven.

Leaf Clean Up

Vanderhaven Farm Village I currently has StatCom to reach out to all homeowners for any reason necessary and that is how we also communicate events taking place at the Clubhouse. Not all homeowners are signed up for StatCom therefore; we also put flyers out on the mailboxes to notify homeowners and as a reminder to those who are registered. Only the Vanderhaven Farm Board of Trustees and our Property Management Company can post flyers on the mailbox houses.

It seems during this holiday season announcing the arrival of Santa Claus there was a homeowner removing all the flyers from the mailboxes. The Maintenance Crew and Recreation Committee replaced those flyers and as fast as they could replace them, they were taken down again.

Please know that according to the Bridgewater Postmaster, there is NO CRIME in posting these flyers on our mailbox houses as long as we are not preventing our mailman from doing his daily deliveries. If a homeowner is found taking down flyers or harassing our Maintenance Crew or Recreation Committee, that person will be fined and or reported to the Bridgewater Police.

Santa stopped by to visit all the good little boys and girls at Vanderhaven Farm Village I on Sunday, December 14th taking photos and giving out gifts to all. Children of all ages stopped by enjoying hot chocolate and holiday treats along with contests, crafts and having fun meeting their neighbors and socializing.

A BIG THANK YOU to Charlie from our Maintenance Company, Central Home Maintenance, and Midlantic Property Management Company for their generous donations providing the refreshments to all this holiday season. Thank you to some very sweet Girl Scouts for volunteering their time, and a special thank you to Tom and Cathy for helping us out at the last minute and to Elaine and Liz for their continued support!

We always have a very nice turnout for our children’s events and it’s a great way to get out and give some of your time to help out in the neighborhood… if you haven’t made a New Year’s Resolution yet… how about Volunteering? The Recreation Committee would love to hear from you!

Santa’s Visit to VHF Clubhouse Rentals Clubhouse rentals must be scheduled one week in advanced for a party. We must have a completed application filled out wi th two (2) checks:

(1) $100 non-refundable made out to Vanderhaven Farm

(2) $200 deposit made out to Vanderhaven Farm.

When checks are deposited, the check needs time to clear the bank. Then we have an inspection before the clubhouse is rented. Our maintenance team needs time to clean and prep the rooms for use. The homeowner renting the unit must pick up the key on Friday before the weekend of the party. If we are closed for a holiday, please be sure to make any arrangements with the Property Manager to pick up the key in advance. Please do not call the Midlantic Property Management Emergency number to rent a room. This number is used in the case of “true emergencies” such as your unit is flooding. If you have an emergency such as a fire or flood, always call 911.

Please remember to curb your pet! We have received several complaints between buildings 25 and 27 of pet waste not being picked up. Just a reminder if you are caught not picking up your pets’ waste it is an automatic fine of $150 per incident. Always bring a bag with you when walking a pet. Pets should be on a leash at all times.
