Why Air Balancing Matters? No matter how efficient and well-maintained a furnace or air conditioner, there's still a chance it's not providing even airflow through the building. That's because the system relies on the building's duct- work to distribute the air it warms or cools. Problems with either the sys- tem itself or the ductwork can cause an air to be unevenly distributed or create negative air pressure in the building. This results in certain rooms never reaching a comfortable temperature, cold drafts, and areas that feel stuffy or hu- mid compared to other parts of the building. Air balancing is a method of testing your heating and cool- ing system to spot any prob- lems that are causing uneven airflow or negative air pres- sure. Once identified, these problems can be corrected so every room gets the amount of air it needs. You stand to benefit in a number of ways. Greater comfort — Bal- anced airflow means even temperatures throughout the whole building and fewer chilly drafts caused by out- door air being drawn into the building. Building occupants won't be forced to put on jackets and sweaters just to use parts of the building that are always chilly. In office buildings and schools, comfort promotes productivity. Better indoor air quali- ty: Low airflow allows indoor air contaminants, such as pollen and mold spores, to build up. It can also leave rooms feeling stale and stuffy. With bal- anced airflow, everyone in your building will enjoy healthier, fresher-smelling air. Lower energy bills: When the temperature in one area never seems to be right, it's tempting to crank up the heat or lower the A/C tem- perature for the whole building to compensate. Doing so only wastes ener- gy. After correcting your building's airflow, you'll no longer need to do this. You can choose energy-efficient thermostat tempera- tures and still keep every room comfortable. What Air Balancing En- tails A technician will bring in diagnostic equipment to test various aspects of your system's performance. Air balancing hoods are placed over the air supply registers to measure the amount of air coming through. Ma- nometers are used to measure air pressure within the system to pin- point any blockages. Hy- grometers are used to check humidity levels. Data from these tests are used to draw up a report outlining how well the system is performing. Damaged ducts are a common cause of airflow imbalances due to air leakage. Loose duct joints can be properly fit and sealed, small holes can be patched, and col- lapsed flex duct and se- verely damaged fiber- glass or sheet metal ducts can be replaced. Blockages also create airflow imbalances. These are often caused by deteriorating insula- tion or a foreign object, such as an old air filter, that was sucked into the duct system. Simply re- moving the blockage can restore proper airflow to a room.

BOMA San Diego hosted the 2019 “Bogey at RBI” golf tournament on Friday, April 26 at Rancho Ber-nardo Inn. Every year, the BOMA organization puts together a great outing for sponsors and Property Managers. As Silver Sponsors, our San Diego Op-erations team was proud to host a round of golf, for this great tournament, for one of our Property Managers. It was a full house with awesome weather for a golf day, networking, team building and just having fun!

There are three levels or zones of fire safe clearing. The purpose of these zones is to progressively starve the fire of the fuel it needs to burn as it approaches your home.

WITHIN 3 FEET OF YOUR HOUSE Clearing this area will help prevent flames from touching your home. Remove EVERYTHING flammable: leaves, pine needles, weeds, and wood chips! Irrigated or native flowers, concrete pavers, bricks, decorative gravel, or rock mulch are good here — and can be very attractive.

WITHIN 30 FEET (OR TO YOUR PROPERTY LINE) Firefighters call this the “Lean, Clean, and Green” Zone. The better you maintain it, the better the chance your home will survive! Remove most flammable vegetation — make it Lean. Clear out dead vegetation and flammable debris — make it Clean. Irrigate the plants that are there — make it Green!

OUT TO 100 FEET (OR PROPERTY LINE)

This extended area, now required by state law, can

provide a crucial buffer between you and a wildfire.

Reduce the amount of flammable vegetation here

by 30% or so. This will reduce the flames and heat

coming near your home.

If you do your “homework” in this area, the flames of an oncoming fire will drop down from the

trees to the ground and never reach your house.
