Site Description
WA01432 (77 Shell Island Road) is a one-story single-family residence with Frame Vernacular
style within the Project study area. The 928-square-foot structure was built circa 1955 with a
rectangular-shaped plan and an open gable composite shingle roof. This structure has a wood
frame construction and is clad in vinyl siding. The foundation on this structure is obscured by
wood siding and cannot be ascertained. The main point of entry for this structure can be found
on the north (front) elevation, underneath a lean-to roof extension, supported by two wood
beams, accessed by way of a pair of concrete steps that lead to a wood front porch. The
entryway itself consists of a single entry-door accompanied by a screen storm door and is
flanked to the left by a window bay with shutter details containing a large central square picture
window with a slim, decorative window with a diamond accent at the center on both sides. To
the right of the entryway are three window bays—one containing a 2/2 window with a shutter
detail on the left, one containing a 2/2 window with a shutter detail on the right with an A/C unit
installed within, and a third 2/2 window with shutter details on both sides. The east (left), west
(right), and south (rear) are obscured by private property.

Site Description
WA01433 (788 Port Leon Drive) is a one-story municipal structure with Masonry Vernacular
style within the Project study area. The structure was built circa 1964 and is a 2,146-square-foot
building with a rectangular-shaped plan and a composite shingle hip roof with a roof vent along
the top ridge. This structure is a masonry frame construction clad in concrete block. The
foundation on this structure is continuous concrete block. The main point of entry for this
structure can be found on the east (front) elevation, underneath the overhanging hip roof,
accessed by way of a set of concrete steps with a simple metal handrail. The entryway itself
consists of a pair of commercial entry-doors with large glass panes at their centers in a French-
door style arrangement. To the left is an additional point of entry, this entryway consisting of a
single smaller entry door, also with a large pane of glass at the center, flanked on the left by
four window bays, each containing a pair of slim, vertically arranged picture windows. To the
right of the main entryway is a large bay with a garage-style door. The north (right) elevation
contains three window bays, each hosting a pair of slim, vertically arranged picture windows.
The south (left) elevation contains two window bays, each with a pair of slim, vertically
arranged picture windows, followed by an additional point of entry in the form of a single
simple entry-door.

“St. Marks Town of” and has no previous transactions (Wakulla County Property Appraiser

WA01436 (798 Port Leon Drive) is a one-story Frame Vernacular Mobile Home within the
Project study area. The structure was built circa 1959 and is a 330-square-foot building with a

rectangular-shaped plan and a flat roof. This structure has a wood frame construction clad in
vinyl siding. The foundation on this structure is here obscured by fencing and a course of
latticework. The main point of entry for this structure is found on the east (front) elevation and
takes the form of a single entry-door with a glass pane in the upper portion. It is flanked to the
right by a large picture window. To the left, moving away from the point of entry, is a small
horizontal picture window, a larger square picture window, a small square jalousie window, and
a final larger square picture window. Between the last two windows along the east elevation is
an additional point of entry, this element consisting of a single entry-door with a square jalousie
window in the upper portion. The south (left) elevation contains a single window bay with a
single jalousie window within. The north (right) and west (rear) elevations are obscured by
private property and foliage.

“POPE JERRY, KELLY TAMELA D, POPE KIRK, POPE MI” and was purchased from

WA01437 (799 Port Leon Drive) is a one-story municipal structure with Masonry Vernacular
style within the Project study area. The structure, built circa 1960, is a 1,328-square-foot

building with a rectangular-shaped plan and an open gable modular metal roof. This structure
has a wood frame construction and is clad in both concrete block stucco and common brick.
The foundation on this structure is continuous concrete block. The main point of entry for this
structure is on the west (front) elevation, underneath an overhang of the gable roof and
supported four wood beams with decorative elements, within a porch area with two wood
balustrades. The entryway itself consists of a pair of metal and glass commercial entry-doors,
each door spaced slightly apart. The entryway area is flanked on both sides by an oversized
commercial picture window. The north (left) elevation consists of two window bays, the first
containing a large window with a 6 × 5 grid of windowpanes with shutter details, and the
second contains a slightly smaller window with a 6 × 3 grid of windowpanes in the upper
portion and a grid of 6 × 8 grid of windowpanes in the lower portion with shutter details. The
south (right) elevation consists of two window bays, the first containing a large window with a
6 × 5 grid of windowpanes with shutter details, and the second contains a slightly smaller
window with a 4 × 10 grid of windowpanes with shutter details. The east (rear) elevation
consists of a pair of additional points of entry, each a single simple metal entry-door, and
between them are a pair of blacked-out windows with panes arranged in a 2 × 4 grid pattern.
The entry-door and window on the right side of the elevation are sheltered under a lean-to
metal roof with two wood support beams.

“RUTHIE HOBBS TRUST” and was purchased from “KOSEC DEBRA 98% & HERREN GREG
2%” in 2010 (Wakulla County Property Appraiser 2021).

Site Description
WA01443 (Sweet Magnolia Inn—803 Port Leon Drive) is a two-story commercial hotel with
Masonry Vernacular style within the Project study area. The structure, built circa 1923, is a

5,724-square-foot building with a rectangular-shaped plan and a modular metal hip roof. This
structure has a masonry construction and is clad in concrete block stucco. The foundation on
this structure is obscured by foliage. The main point of entry is on first floor of the west (front)
elevation, underneath a metal hip roof segment, with four support columns resting upon a low
masonry wall. The main point of entry may be accessed via an entryway into the porch itself,
which takes the form of a wood entry-door with a large glass panel in the upper portion of the
door with decorative elements. The entryway within the porch and much of the contents
housed there, however, are obscured, though there does appear to be a window bay to the
right of the entryway containing a single large picture window. In the upper story there are a
five regularly spaced 6/6 windows of matching size and style with exterior Bahama shutters
partially covering the windows. The south (right) elevation contains, on the first floor, several
window bays—moving from the front to the rear, the first is a 6/6 window with a shutter detail
on the left, the second is a 6/6 window with a shutter detail on the right, the third is a grouping
with an 8/8 window flanked by two smaller 4/4 windows, with shutter details on either side of
the group, and the last is a small 6/6 window with shutter details. The second story of the
south elevation contains five regularly spaced 6/6 windows of the same size and style, all
equipped with Bahama shutters. Toward the rear of the structure there is a final window bay,
with a grouping of four tall picture windows. The north (right) elevation houses a side entrance
to the main front porch, housed underneath the west elevation’s hip roof. It is partially
obscured by foliage but appears to take the form of a single entry-door flanked to the left by a
trio of sidelights. Moving back, there is next a 6/6 window with shutter details, followed by a
second window bay containing a window of indeterminate style, as it is obscured by foliage. In
the upper story there are again five regularly spaced 6/6 windows with Bahama shutters. The
east (rear) elevation appears to contain a balcony in the upper story with a porch below, but it is
too obscured by foliage and private property to further ascertain.
This structure is currently operated as the Sweet Magnolia Inn. According to their website the
structure has been used as a general store, a boarding house, a wartime brothel, a postwar
church, a pool hall, a City Hall, a restaurant, and currently, a bed & breakfast. They assert that
the walls of the building are clad in local coquina shells, that the walls have steel sourced from
the tracks of the Historic St. Mark’s Railroad, and that the wood floors of some of their guest
rooms are from a no longer existent structure called the Havana School.
According to Wakulla County Property Assessor Records, the building is currently owned by
“HOLIDAY INUSTRIES INC” and was purchased from “SWEET MAGNOLIA INN, LLC” in
2019. Prior, “SWEET MAGNOLIA INN, LLC” purchased the property from “SWEET
MAGNOLIA, LLC” in 2014. Before this, “SWEET MAGNOLIA, LLC” purchased the property
from “SWEET MAGNOLIA INN INC” in 2006 (Wakulla County Property Appraiser 2021).

WA01444 (81 Tallahassee Avenue) is a one-story single-family residence with Frame Vernacular
style within the Project study area. The structure, built circa 1953, is a 1,300-square-foot
building with an irregular-shaped plan and an open gable composite shingle roof with a roof
vent at the peak. This structure has a wood frame construction with single lap siding. The
foundation on this structure consists of masonry pier footings. The main point of entry for this
structure is on the west (front) elevation, under a cross-gable composite shingle roof extension
supported by three basic wood beams, accessed by way of a wood staircase with a wood
balustrade up to a raised wood porch. The entryway itself consists of a single entry-door and is
flanked to the right by a pair of 2/2 windows. To the left of the entryway are two window bays,
the first containing a pair of 2/2 windows and the second containing a window with three
stacked horizontal panes of glass. On the right edge of the elevation there appears to be a
recessed section that may contain a large window or opening of some form, but it is covered
over and cannot be further assessed. The north (left), south (right), and east (rear) elevations
are obscured by foliage and private property.

“SIMMONS STEVEN GARY” and was purchased from “BRAY JAMES F.” in 2009 (Wakulla

Style within the Project study area. The structure was built circa 1900 and is an 8,880-square-

foot building with a rectangular-shaped plan and an open gable corrugated metal roof with roof
vents along the roof ridge. This structure has a steel frame construction and is clad in
corrugated metal siding. The foundation on this structure is continuous concrete block. The
main point of entry on this structure can be found on the east (front) elevation and can be
accessed by way of a concrete ramp. The entryway itself consists of a single metal entry-door.
To the right, towards the right edge of the elevation, are a pair of bays that may contain a single
window within each, but they appear here covered or boarded over. The north (right) contains
three regularly spaced covered bays similar in look to the two on the front. The south (left)
elevation is the same as the north, consisting of three regularly spaced covered bays. The west
(rear) elevation is obscured here by private property.
According to Wakulla County Property Assessor Records, the building is currently owned by
“PORT LEON PROPERTIES LLC” and was purchased from “K PORT LEON HOLDINGS LLC”
in 2020. Previously, “PORT LEON HOLDINGS LLC” purchased the property from “ST. MARKS

WA01447 (85 Shell Island Road) is a one-story single-family residence Minimal Traditional style
within the Project study area. The structure was built circa 1946 and is a 1,741-square-foot
building with an irregular-shaped plan and an open gable composite shingle roof. This structure
has a wood frame construction and is clad in vinyl siding. The foundation on this structure is
obscured by foliage and fencing. The main point of entry for this structure can be found on the
north (front) elevation, beneath a cross gable composite shingle roof extension with decorative
iron supports and may be accessed by way of a set of brick masonry steps leading up to a front
porch. The entryway itself consists of a single entry-door installed with an accompanying storm
door with a 3 × 4 grid of windowpanes, flanked immediately to the left by a window bay
containing a pair of 6/6 windows with a shutter detail at the left. Continuing to the left is a
second window bay containing a pair of 6/6 windows with shutter details on both sides, and to
the right of the main entryway is a third window bay containing a single 6/6 window with
shutter details on both sides. The west (right) elevation contains two window bays, each
housing a single 6/6 window. The south (rear) elevation appears to contain an additional point of
entry underneath a cross gable roof extension but is too obscured by foliage to ascertain for
certain.

WA01448 (859 Port Leon Drive) is a one-story commercial structure with Masonry Vernacular
style within the Project study area. The structure was built circa 1956 and is a 1,652-square-foot
building with a rectangular-shaped plan and a flat built-up roof. This structure has a masonry
construction and is clad in concrete block. The foundation on this structure is continuous
concrete block. The main entryway for this structure can be found on the west (front) elevation,
underneath a flat-roof overhang with simple metal column supports resting on concrete piers.
The entryway itself consists of a pair of exterior doors with a single large glass pane in the
center of each, with a pair of transom windows above. The entryway is flanked on both sides
by a window bay containing a pair of large commercial picture windows. The south (right)
elevation contains a pair of awning windows toward the front of the elevation and an additional
point of entry toward the back, this point of entry consisting of a single entry-door with a 3 × 4
grid of glass panes underneath a flat roof element. The east (rear) elevation is largely empty,
but contains another point of entry, this entry taking the form of a single basic metal door. The
north (left) elevation is obscured by tables, chairs, and other restaurant equipment.

WA01460 (95 Tallahassee Avenue) is a one-story single-family residence with Minimal
Traditional style within the Project study area. The structure was built circa 1900 and is a 1,226-
square-foot building with an irregular-shaped plan and a cross gable metal panel roof with a roof
vent at the roof ridge. This structure has a wood frame construction and is clad in wood siding
on plywood. The foundation on this structure consists of concrete block footings. The main
point of entry for this structure can be found on the south (front) elevation, accessed by way of
a pair of wood steps. The entryway itself takes the form of a single entry-door with a glass
pane in the upper portion of the door and is flanked to the left by a single small 1/1 window
and, further to the left, an additional 1/1 after the elevation recedes on that side. At the right
edge of the elevation is an additional 1/1 window, after which the elevation recedes here as
well and exposes another portion of external wall, this area containing a pair of 1/1 windows.
The west (right) elevation contains a single 1/1 window before the elevation recedes, featuring
an additional 1/1 window with a built-in A/C unit installed below. The north (rear) elevation
consists of a pair of 1/1 windows grouped together in a bay on the main body of the structure,
with the elevation receding to the left, exposing a window composed of 8 small panes in a grid.
The elevation recedes again to the left after this window, this final portion of the elevation
containing a single 1/1 window. The east (left) elevation consists of a central section housing a
single 1/1 window, and the elevation recedes on either side, each one of these sections
housing a single 1/1 window, though the window on the left portion is slightly smaller to
accommodate for a built-in A/C unit to be installed below.

the northwest elevation recedes and exposes a small northwest-facing section that connects to
a single-car carport, this section containing a small rectangular picture window. The northeast
(left) elevation contains, on the main body of the structure, a 1/1 vinyl replacement window,
before it extends forward and meets the aforementioned carport. Underneath this carport
overhang is an additional point of entry, this entryway taking the form of a single entry-door
with decorative glass panes in its upper portion. The southwest (right) and southeast (rear)
elevations are obscured by foliage and private property.

east (front) elevation, underneath a gable roof accent, within a screened-in porch accessed by
way of a set of concrete steps. The entryway is obscured by the screened-in porch, though the

has a wood frame construction and is clad in asbestos shingle siding. The foundation on this
structure consists of masonry footings. The main point of entry for this structure, found on the
east elevation, is underneath a cross gable roof overhang supported by a single wood beam,
accessed by way of a set of wood steps with a wood handrail leading up to a porch. The
entryway itself consists of a single six-panel entry-door paired with a wood storm door with two
large screen panels. To the right of the entryway, also on the same cross-gable section, is a 6/6
window. To the left of the entryway are two window bays, each containing a single 6/6
window. The south (left) elevation contains a single 6/6 window before the elevation is broken
by a chimney that extends upwards through the east slope of the roof. Beyond the chimney is

WA01470 (1187 Wakulla Beach Road) is a one-story single-family residence with Frame
Vernacular style within the Project study area. The structure, built circa 1950, is 1,814-square-
feet (according to Wakulla County Property Appraiser) with an irregular plan and standing seam
metal gable-on-hip roof. The structure has a wood frame construction and is clad in horizontal
wood drop siding. The main entryway is on the left side of the front (east) elevation. An
extension of the hip roof covers the entryway which is on a wooden patio with simple square
wood supports, accessed by a set of wooden stairs. The entrance itself is a simple panel door.
The right side of this elevation is composed of a screened in porch recessed below the hip roof
that wraps around the edge of the elevation from the right (north) elevation. The right elevation
is composed entirely of this recessed screen porch and is not visible from the right of way. The
left (south) elevation fronts the right of way and has several additions. A side gable roof addition
is off of the center of this elevation and a smaller shed roof addition extends from the left side
of the gable addition. The main original massing of the structure to the right of the additions has
two evenly spaced 6/6 vinyl replacement windows. The side gable addition has one central 6/6
vinyl window, and the original portion of the structure to the left of the additions has one small
1/1 window of indiscernible material. The rear (west) elevation of the structure is not visible
from the right of way. This structure has been raised on wood piers on a poured concrete pad.

the Mudra Family Trust who purchased the property from the Thomas E. Hardee Family trust in

Site Description
WA01471 (1169 Wakulla Beach Road) is a one-story single-family residence with Florida
Cracker style within the Project study area. The structure, built circa 1940, is 1,670-square-feet
(according to Wakulla County Property Appraiser) with a rectangular plan and asphalt shingled
hip roof with exposed rafter tails. A brick chimney extends near the center of the hip roof and a
hip roof extension covered porch wraps around two elevations of the structure. The structure is
wood frame construction with wood shingle siding on its primary massing, vertical board and
wood shingle siding on the porch exterior, and horizontal wood drop siding in the interior of the
porch. The front (east) elevation is composed of the screened in, hip extension covered porch.
A wooden screen door accessed by a wooden staircase allows entrance to the porch. Two
wood panel doors centered on the elevation inside the screened in porch provide access to the
structure’s interior. Each door is flanked by a 1/1 vinyl replacement window. The right (north)
elevation is composed of the other half of the wrap around porch. A wooden screen door on
this elevation is accessed by a wooden staircase and the interior of the porch is not visible from
the right of way. The left (south) elevation has wood shingle siding and two window bays. The
window on the right side of the elevation is a 1/1 vinyl replacement and the window on the left
side of the elevation is a smaller 1/1 frame window of indiscernible material. The rear (west)
elevation is not visible from the right of way. The foundation of this structure is raised piers,
obscured by wood lattice.
According to Wakulla County Property Appraiser Records, the structure is currently owned by
Brian D. and Gwendolyn M. Mooney, who purchased the structure from Seminole Land & Trust
L.L.C. in 2020. Seminole Land & Trust L.L.C. purchased the structure from David L. and
Jennifer P. Bailey the year prior. The Baileys purchased the structure in 2002 from Mel F.
Livingston, who had purchased the structure in 1998 from Richard W. Day. Day had owned the
