The SRG Warehouse Loan System provides a highly configurable software platform that automates the entire mortgage warehouse process from start to finish. Mortgage bankers and their warehouse finance partners can now operate at peak efficiency and achieve maximum profitability through reduced per transaction processing costs.
Competitive advantage for warehouse lenders in pricing is gained through highly tailored system features. A variety of originator pricing and covenant compliance requirements is supported through the unique SRG Structured Rule Tier Methodology™. Our rule-based architecture supplies highly configurable rate and fee pricing, covenant compliance and aging rate and fee penalties, production volume-based incentive credits, wet/dry limits, and data validation comparative values. These values can be set on a master warehouse level, company level, product level, or company/product
combination level. The SRG Warehouse Loan System operates at the individual loan level. Using a work-flow design, the system streamlines funding request, underwriting, advance, payoff and originator settlement transactions. Detailed tracking of loan transmittal document receipt and shipping provides critical collateral control. The system incorporates a wide variety of risk management controls, including integrated fraud detection capabilities. Comprehensive accounting, operational, sales, management

SRGDIRECTCONNECT: Using the innovative SRG DirectConnect and SRG Messenger online technologies, mortgage bankers can upload data from their loan origination system, and electronically submit loan funding requests, document images, and collateral shipping requests; retrieve operational reports; enter investor loan purchase advice detail, and communicate via instant messaging with their warehouse provider. Mortgage originators install this remote client version of the SRG Warehouse Loan System on their office workstations and are able to connect directly to their warehouse provider in a secure, real-time environment over the Internet. By being a full Microsoft Windows desktop application, users are not subject to the security flaws, software inferiority, or instability inherent in Internet browser-based

System Concepts:
Companies and Relationships: The parties to the warehouse transaction are managed and controlled through a variety of system functions. The relationships themselves are established and approved or unapproved as necessary. The benchmark data (e.g., exposure and credit limits, insurance coverage, state licensing, etc.), document control (e.g., financials, agreements, expirations, etc.), and guidelines for management of these relationships are contained within the database. The movement of collateral and funds between the parties is tracked and controlled.
Warehouse Product Codes (sub-limits) are defined by the warehouse and are broad categories for grouping loans with similar underlying risk characteristics (.e.g., Conforming, Nonconforming,
Subprime, HELOCs, etc.). The foundation of the flexibility and broad depth of features is the SRG Structured Rule Tier Methodology. The rule sets themselves are established as part of the programming of the system. As our user base contributes ideas for new features, new rules are created. They fall into six basic categories:
1) loan pricing,
2) loan setup values, 3) aging fee and rate penalties,
4) production incentives,
5) validation values, and 6) miscellaneous operating rules.
Rule values may be set at the global level (i.e., same master rule value for all companies and products), product code level (i.e., same value for all of a certain product regardless of company), company level (i.e., same value for all products within a company), or at the combined company/product code level. This structure facilitates system processing efficiency, organizational
enforcement consistency, and simplicity and ease of parameter management.
