Some of you reading this ar-ticle may interpret it as containing only a motivational message, but no - this article is a call for action.

I'm a firm believer that a person's ultimate success in business depends on what happens in the first thirty days of his or her business. Just like a house, every business needs a strong foundation to build on. By hustling the first thirty days of your business, that foundation can be put in place because:

• Your belief in the window cleaning business will strengthen (seeing is believing, right?)

• Seeing strong activity early on in your business creates continued motivation and excitement.

• Positive intense action will translate into more customers and more dollars, which of course leads us back to one and two.

On the other side of the coin, if you plod along slowly doing a little something here and a little something there, the opposite occurs where you may lose the initial interest or excite-

ment you felt when first getting into this wonderful business. I've seen it happen, and I don't want it to happen to you!

If you've been in the window washing business a few months or a few years, and the first thirty days of your business have passed you by, it's not too late. Just pretend that the thirty days starts tomorrow. Or maybe you prefer to start on the 1st day of the upcoming month. Either way, just start!

The kind of action I'm talking about doesn't consist of sitting in front of the computer reinventing "stuff," pushing papers around, talking to a few people about the business, or distribut-ing a few flyers around town. I'm talking serious, pedal to the metal, taking the bull by the horns, and preaching the window washing gospel prospecting for thirty days that'll provide an immediate boost to your business.

Now, this doesn't mean at the end of thirty days we can all retire to our sofas and crack open a beer and watch our prospects and customers beat a path to our door. We still have to continue to market, work the referrals, etc. What this thirty-day period does though is crank up the fire fast and

make people take notice. Once it's hot, then all you have to do is fan the flame.Let me put this into perspective for you by talking about the importance of "seeing the numbers" or "playing the numbers game," and how it directly re-lates to the number of window washing jobs you get or don't get.

A quick definition: when I'm talking numbers, I'm referring to the people/prospects to whom you market your business.

Business, marketing, and sales are all about numbers. See enough numbers and your business thrives. Don't see enough numbers and your business suffers. Elementary stuff for sure, but now we're going to apply it in the real world.

But first, let me emphasize that it takes a certain kind of person to pay for a professional to wash their windows, so you have to see more "numbers" than, let's say, a carpet clean-ing business or maybe a landscaper would. In other words, not everyone is our prospect, so we need to see a lot of numbers/prospects.

And here's how we do that...

Let's use the marketing tech-

nique of flyers because it's probably the lowest cost form of marketing available.

If you put out 300 flyers a day, 4 days a week every week for 4 weeks, that is 4,800 flyers. Using the average of a 1% return, 48 people will contact you. Out of those 48 people, let's stay really, really, really conservative and say only 60% of those 48 prospects end up turning into customers. That's 29 jobs you just captured in 30 days!

Now I know there are people out there right now saying "I can't pos-sibly do that. I work full-time," or "I just simply don't have the time to do those kind of numbers."

My answer to that is to have someone do it for you.

It would be the best invest-ment you would ever make. Think about it for a second. You invest $50 to $75 bucks a week in flyer distribution for 4 weeks and get 29 jobs. Again remaining conservative, let's use a low average per residential job of $150 per house. That's $4,350 for a $300 investment!

Not too bad, wouldn't you say? Try and get that from the stock market. I'd like to stress once again that I'm remaining conservative. If you can

only turn 60% of your prospects into customers when you are proactively marketing to them (ie: flyers), then you're doing something wrong. You should be able to convert at least 70% to 80% or more into customers.

I'm also not talking about the number of referrals you're going to re-ceive from the above 29 customers you just acquired, plus the fact that you'll be going back in a few months for a repeat performance.

If there's no-way, no-how you can invest any money or spend 4 days a week distributing 300 flyers a day, then how about 200 flyers every day, 3 days a week every week for 4 weeks? You'll have 2,400 flyers turn into 24 interested prospects which turn into 14 window washing jobs.

Then, you can take some money you have just made from these jobs and pay someone to assist in flyer distribution so that you can boost your numbers.

This works! How do I know? Because that's exactly what I did.

When I first started in the in-surance industry selling AFLAC supple-mental insurance, I made straight com-

mission. In other words, if you don't sell, you don't eat. So I bought a mailing list of business names/addresses and visited every single business in my town within the first thirty days. Each night I'd prepare and personalize information for each business I was seeing the next day. Then I'd drop it off with a quick hello and let them know I'd be following up in a few days. Then I'd move on to the next. That's some serious exposure - only good things can come from that.

After awhile, the sales man-ager was asking me to make presenta-tions to the sales force to explain why I was able to sell so much insurance. I think everyone in the audience expect-ed some sort of magic bullet or some "secret” – no, just a non-stop whirlwind of activity during the first thirty days.

And once I hopped on board the window cleaning freight train, this whirlwind consisted of not just flyers, but mailing out lots and lots of post-cards. A constant barrage of postcards within the first thirty days created an incredible foundation to build on.

Use whatever marketing method appeals to you (and what your finances dictate), but take strong action "early and often."

300 flyers a day... 4 days a week for 4 weeks... 48 phone calls... 29 new jobs in just 30 days!

I don't care how you slice and dice it, but if you work the numbers, the numbers will work for you, each and every single time.

But the numbers will not work in your favor if you see "few numbers." If you distribute 100 flyers one day every 3rd week, it won't work. Sure, it would work if you're in the pizza business distributing pizza coupons, but we're talking about the window cleaning business. You may receive a customer or two, but this whole article today is dealing with massive action by seeing serious numbers, not getting one or two customers.

So, are you working on your foundation? I can promise you that if you do, when the dust has settled and the smoke has cleared, you will be well on your way to running a success-ful window cleaning business with more customers, more jobs, and more income.

As a closing note, thirty days is my general rule of thumb because that is what worked for me, but pick whatever time period works for you. You might be even more ambitious. Heck, just imagine what kind of business you can create with a strong sixty or ninety

days of non-stop, aggressive, push-push activity.

I realize that some folks are only interested in doing one house a week to supplement their retirement income or maybe they love their em-ployer so they're staying there and just cleaning a few windows here and there for play money. And that’s fine. There are lots of different goals, desires, needs, and wants out there. But this article is geared more towards the person who wants to build a substantial window cleaning business, and my research has shown that that's the majority of you out there!

He was offering a job in the paper and I stretched the truth about the amount of experience I had. He quickly showed me the right way to do it.

I am both. I still own my very first squeegee blade, a classic brass Ettore. It’s on my desk now, and reminds me every day of how I started with just £40 in my pocket. I just re-ceived my Reach-iT Mini and Reach-iT Pro in the post the other day. I’m looking forward to using them for some work.

Do you work alone?No, I have twenty-eight employees, four of whom are dedicated window cleaners.

How do you market?For residential I am using some US tech-niques that we don't see over here, such as door hangers. So, leaflets and door-knocking. On the commercial side we do telesales.

Are you a pen-pusher or do you prefer the tools?Tools all the way!

How did you get into office cleaning?I wanted to duplicate my efforts in terms of earnings and thought about office cleaning. I got my first opportunity to quote on an office cleaning contract through a residential customer. I was pretending I was writing stuff down as I was showed around the building, but truly didn’t have a clue. I cheated and got them to tell me how much

they were paying. I then reverse-engi-neered the cost and learned that way.

Crap hours, huh?Yeah, it was. Window cleaning all day, then at night, checking on staff, taking stock, and carrying out cleaning inspec-tions by night or early morning.

So do you find window cleaning more profitable than office cleaning?Absolutely. Don’t get me wrong, if you set your office contracts up right, you can earn a steady income.

So, Lee – why a window cleaning magazine? How did you come up with the idea? We all have a bucket list, right? Writing a book was on mine. After a few failed attempts at that, including a fictional book involving a window cleaner, I decided to try something else. For ages I had been looking for a magazine on window cleaning that would offer advice, news, and real-life reviews. I am passionate about growing my window cleaning business and I wanted a pub-lication that conveyed and encouraged that. But I couldn’t find one, so that’s when I decided to make one myself.

How much time a month do you expend on making it?Probably about forty hours per issue. I have never really kept track, to be fair, and I’m sure it’s more. When you enjoy something, you don’t clock-watch.

Do you stop window cleaners in the street and promote your magazine?All the time!

Ever have plans on putting the maga-zine into print?Printing it would multiply the cost by about ten times, so for now, it will stay online. Not only that, but online has the advantages of adding links, videos, and other cool stuff that I wouldn’t be able to do in print.

Who do you have working in the back-ground?Mike Henderson puts the show together; he is the best!

Did you just wing it or did you have big plans from the beginning?If I was going to do a magazine, I was always going to put 100% into it. The amount of visitors we’ve attracted to our website after only three issues released proves to myself that I was right. This mag-azine was needed. In terms of the content, the plan was always to have it be molded by its readers as the magazine progressed. We are also collecting some real quality columnists who have a passion for the industry just as I do. We also have new columnists joining us, who we will be revealing soon. The readers are going to go nuts about them.

How do you relate to both English and American readers for the magazine?Window cleaning is the same job world-wide; the only differences are that the phrases and the tools might look slightly different.

Any chance of making it a monthly piece?I would like to make it a bi-monthly issue. At the moment, I am busy building up and expanding my own window-cleaning

business. Quarterly is fitting in okay with everything at the moment.

I hear you are going to start selling window-cleaning tools soon?Yes, it’s in the cards. We are looking at an online store business idea, but it has to have similar ethics to the idea around the Window Cleaning Magazine.

Anything else in the pipeline?We have more ideas for web based win-dow cleaning related sites. We are hoping to work with Chris and Alex of WCR a little more. The internet is an amazing place.

What was the last book you read? The Life of Lee, by Lee Evans. I am in the middle of it.

We've all heard this before. "Would you like fries with that?" We've heard this phrase mocked on TV, movies, and commercials. But did you ever re-alize that this is one of the most powerful, money-making one-liners ever imagined? This epic yet cheesy line can bring you a definite increase in profits. Up-selling is one of the most inexpensive ways to increase income! Think about it - your client has already booked his or her job, and you already have them for one of your services. It costs you a whopping zero dollars to ask them one more question. "Would you like fries with that"

Imagine if every customer you have received a house wash before their window cleaning. What about adding a gutter cleaning because they saved a few bucks by combining the services? Did you know this client of yours has some scratched glass but she didn't know you could help her? What kind of income are you missing out on by not saying "would you like fries with that?"

We all offer add-ons like house-washing, gutter-cleaning, roof-washing, gutter-whitening, or scratch removal. Why aren't all of your clients us-ing more than one of your services? Is it because they don't want the other services? They don't know you offer them? Or in the case of a burger joint asking you if you want fries, they just need to be reminded?

Try an experiment...This week when anyone calls and books an appointment, try to up-sell every one. Try something like this:

" Well, great, we have you booked on the 5th for your window cleaning, and with this cleaning you

can save $100 off a house wash by com-bining services. It's normally $299, but we can add the house wash for $199."

If they say that they aren't interested, no harm no foul, because the window cleaning is still booked. But if you do upsell then you're going to increase the amount of money you make. What if 1 out of 10 say "yeah, let's go ahead with that?" How about 5 out of 10? That would be a serious revenue increase. Even if the only thing that happens is that they now know you offer that ser-vice, you have done something.

Up-selling is the most inexpensive and effective ways of increasing your income - it's just that simple. You are not spend-ing a dime to get this revenue booster, just a moment of your time.

Adding new money to every stop and getting the most from each client is a great idea, huh? Then go and do it, and make it a habit to always up-sell all of your services. Up-selling is the quickest and cheapest way to increase income, period. Why are you still reading this? GO UP-SELL!

The next step is to start collecting email addresses; Mail Chimp helps make this pretty easy. They will give you a tiny snippet of code that you simply need to paste into your website. All you need to do is direct your customers and people that visit your website to fill it out. Take a look at how I do it on my website: http://allcountywin-dowcleaning.com. Notice the button on the left side that prompts people to give us their informa-tion in exchange for receiving special deals.

Another tactic you can use is when booking a job with a customer or during a follow-up call, drive them to fill out this form. We ask during the sales process and also have a note on our invoice that prompts people to fill it out. The important thing is you ask for permission. People are becoming increasingly sensitive to spam, so you want to be sure they really want to receive your information.

PLAN

You want to plan out a little market-ing calendar and a set of offers. If you are going to email someone, the offer inside needs to be pretty good. It has to be something they are excited about. As for the marketing calendar, sit down and think about how often you would want to email your customers; I would recommend no more frequently than every quarter. You may want to set it up so they get two that are sales-related and two that are informational. You also want to be sure you don’t have your hand out for money in each email. I would suggest planning the two sales-related ones for slower times of year (when you would want to run a good special) and the two informational ones during the busier times of the year. The informational ones will help keep you at the top of your customers’ mind during the time of year when you can command the highest prices for your service.

There really is no 6th step, but there is plenty to do if you feel like taking the email marketing concept further. Here are some examples: split testing / subject line testing /content testing / time of day testing, etc - you can continue to refine it almost indefinitely.

So you want to build a better brand for your company. How clearly is your company's image currently branded? In order to do this, we first must under-stand the difference between marketing, advertising, and identification.

In Part 1, we looked at the three branding tools that make up a company's brand. In Part 2, we will discuss specific tips on how to use these tools to help build your company's brand.

three Branding tools

1. Marketing

The American Marketing As-sociation defines marketing as " the activity, set of institutions, and processes for creating, communicating, delivering, and exchanging offerings that have value for customers, clients, partners, and society at large." Wow, that's a mouthful.

I believe marketing is the umbrella over PR, Sales, and Ad-vertising. In this two-part article, I would like to focus on the third area of marketing, advertising.

2. Advertising is the art of buy-ing customers.

Advertising is just an opportu-nity for you to buy customers. Step 1 is to have a marketing strategy/plan. Step 2 is to keep track of your advertising and ask customers how they heard of your company. Step 3 is to calculate the acquisition costs of each customer. We do this by

dividing the total advertising dollars spent by the number of customers you acquired for each advertising campaign. Test, measure, and tweak your ad-vertising to continually improve this number.

I believe small businesses need to be focusing on converting prospects into customers. The only people who care about the name of my business are me and maybe my mother. Everyone else, along with your prospects, is asking themselves, ‘how does this benefit me? What's in it for me? Make sure all your advertising campaigns reflect this understanding.

So, how do we use advertising in our small businesses? Answer: very carefully. Advertising is the most expensive lead generation strategy available. It's unfortu-nate that new business owners think that this is the strategy that they need to use in order to grow their business. I'm not saying it doesn't work; in fact, I have had many advertising campaigns that went very well for me. I am simply issuing a word of caution that advertis-ing should be looked at as a strategy among many, not the one and only lead generation strategy. It should be thought of as an investment and an opportunity to buy custom-ers. Whether its direct mail, TV, radio, or internet advertising, make sure to test and measure your investment every step of the way.

3. identification

The diffeRenCe BeTWeen adveRTising, MaRkeTing and idenTifiCaTion.

Yes, it’s great if you get a few prospects to call because they saw your logo or business name somewhere. Using your logo or business name for identification is a completely different pur-pose than for advertising purposes. What do you want your audience to feel when they see your logo or business name? Achieving this is 80% of your brand’s job. If they feel appropriately about your brand, they'll reach out and contact you with the other 20%.

So, how do we use identi-fication in our small busi-nesses? Below are some low-cost examples, and in my opinion, a great place to start when it comes to building your brand.Business cards, brochures, fridge magnets, pro-motional gifts, vehicle signage, building signage, window display, sidewalk signage, e-mail signature, nice logo and uniforms, put logo on equip-ment and tools that the customer will come in contact with.

Hard water stains usually build up from sprinklers being allowed to hit glass surfaces or from water dripping down from concrete sided buildings. These are usually easy enough to remove with the chemicals listed above. The chemical can be applied with a white scrubby pad or steel wool. Then removed with a standard razor blade.

Due to the nature of water fed poles, there is constantly a hose running across the job site. It is important to mark these areas with signage to let others in the area know about the presence of trailing hoses. You will often be looking up while operating a water fed pole, and it is important to know your surround-ings. Tripping while moving equipment can and will occur if you are not care-ful. Oftentimes, there will be standing water left behind from using a water fed pole system, either from runoff from cleaning the window or from RO systems’ concentrated water streams. It is important to mark these areas with signage to let others know of the standing water. In the winter, it is especially important to be aware of standing water due to its ability to freeze on the ground. It is a good idea to pack ice melt in your vehicles in the winter months so that you can apply it to these areas.

Be sure to take care while working near overhead power lines. All water fed poles can and will conduct electricity. It is best to go indoors during power storms. Great caution should be taken when cleaning solar panels due to the presence of electricity. Consult with an expert regarding solar panels before cleaning them with a water fed pole.

Reducing fatigue (techniques): It is important to use proper technique to reduce the risk of fatigue and/or injury. When working at lower heights (25’ or so), it is possible to rely mainly on your arms to do the work; however, as you begin to work at greater heights, it becomes more and more important to use your legs to help reduce fatigue. This is done by stepping towards and away from the building, using your body to move the pole/brush up and down the window and less of your hands.

Proper handling (lifting, lowering, repositioning):  The proper way to extend a water fed pole is by placing the brush head up against the building and extending it upwards. While doing so, it is important to have the brush head on the building to support the pole and weight. Larger poles may need to be lifted differently with the assistance of a 2nd person. This method is called footing. To properly lift a larger pole, simply extend a number of sections and have one person put their foot at the base of the pole. Then have the 2nd person begin to walk the pole up into the air towards the person footing the pole. Once the pole is upright, the person footing the pole should lift the pole and lean it onto the building. To lower the pole, simply collapse it via the clamping mechanism or have a person foot the pole and slowly walk it down. While using the ‘footing’ method, as with any other circumstances, it is important to be aware of your sur-roundings.

Be safe out ThereGreat care should be taken while using a water fed pole. It is important to visually inspect your water fed pole for any prob-lems with the equipment. Keep your surroundings in mind while you work

on each job and be alert at all times. Even though working with water fed poles is a safer alternative to ladders/scaffolds, when used improperly, it could turn fatal.

There are basically two types of poles in the traditional water-fed pole market: modular and telescopic.

With Modular Poles you can carry a 'kit-bag' of them if you want to reach higher; the higher you clean, the bigger your kit-bag will be.

Telescopic poles are tradi-tionally fixed-length poles - each limited to a small range of working height. You need a full set of these poles to have a

full working capability.

Let's think about this:

Say you have a eighteen-foot telescopic water-fed pole for second-floor work, and you want to increase your reach (let's say another nine feet to reach the third story). In this case, you would be encouraged to buy an industry standard twenty-seven-foot fixed-length water-fed pole.

So even though you already own eighteen feet of reach, you have to buy a twenty-seven-foot pole just to reach the extra nine feet!

It would not be wise to only use your new twenty-seven-foot pole for that extra nine feet of work, as it is too cumbersome to be an effective ground pole. So your investment in this pole is returned solely by its ability to reach between eighteen and twenty-seven feet.

Later, when you want to reach even higher, you will be encour-aged to invest in either a thiry-five-foot, or forty-five-foot fixed-length telescopic pole - ignoring the fact that you already own the ability to reach twenty-seven feet!

To get a better ROI, you will generally choose the heavier forty-five-foot pole to reach both.. The return on Investment from this pole is solely from its ability to clean third and fourth stories.

That's crazy, and it gets even crazier and more expensive as you go even higher!

A modular pole system does not require you to 're-buy' length each time like telescopic poles, but it is awkwardly cumbersome in its assembly and disassembly - not to mention haul-ing the huge kit-bag around on-site and taking up room in your vehicle.

What if we could have a fusion between both water-fed pole technologies? What if you could have a telescopic pole solution that was up-gradable with a modular action? Well, you can, with an efficient pole system like Reach-iT PRO! They call it 'modular-scopic'.

With a Modular-Scopic pole solution like Reach-iT PRO, you can invest in any part of a seventy-five-foot reach water-fed pole solution - even starting with just the PRO 1 - a six foot ground and balustrade pole!

PRoWhether you are cleaning a 2 story home or a 4 story commercial building you only need 1 pole in your arsenal, a Reach-iT PRO. Dismantle it as you clean top down, PRO only gets lighter and easier as you progress though the job. Re-assemble it and you are back, able to clean 4 story's again.

PRO 1- Groundwork

PRO 1 is designed for cleaning glass bal-lustrades, glass pool fences, and ground work. It is also designed to be working 75' off the ground as the integral part of PRO 7.

PRO 2- 2 Story Work

Just like you, my favorite thing is to get a call for an estimate, drive to the esti-mate, spend thirty minutes talking with the client, write up the estimate, drive back to the office, wait for them to call me, call them because they never called like they said they would, all to find out someone under-bid me – oh, wait, I hate that. I bet you do, too. Estimates have to get done, even if it is the most frustrating part of being in business. They don't have to suck this much though.

You've heard about people doing virtual bidding, but may think "it wouldn't work for me," or "it's my personality that sells the job". Okay, maybe this is true. Have

you tested your theory? Have you ever implemented virtual bidding just to see?

What if I told you I actually have a better close rate over the phone?

People really like the fact that everything is done quickly. When people call, they have window-cleaning on their brain at that very mo-ment. Plus, you can save gas, wear and tear on your vehicle,

and your time, which, as you know, is valued at about $50 an hour and up.

There are two programs we use in my company. Google Maps’ Street view, and Bing’s birds’ eye. With Google Street view you get an up close look at the win-dows from the street in front of their house. This will give you an idea of the window and home style you're dealing with. With Bing’s birds’ eye view you get to see their home from all angles. Now there are still about 5% that we really can't see from any angle, and for those, I will do an on-site estimate.

Now that you can see the house from your comfy office chair there are a few questions you will need to ask:

- Do you have storms?

-Do you have any clips on your windows that remove an inside pane of glass?

- When was the last time your windows were cleaned?

These are the questions we make sure to ask, because in our area we do have storms and we price accordingly.

If you have been doing window cleaning a while, you have probably run into most styles of homes, and can judge the time it will take to complete the job. One of the most important parts of finishing the conversation is the line "as long as all the information you gave was correct, the price is $***.” Because, truth be told, not everyone is as informed about what kind of windows they have. It's not that they are lying to you - they may just not know, so as our crews get to the job site they will verify price and if it happens to have storms, then we let the

homeowner know and approve the price change. The other great thing about this is that when the estimate is given, I will already have the date, we can book them then and there. What tends to hap-pen is I will say "your price for your inside and outside window cleaning is $399, this price includes the tracks, sills, and frames. Our first available appointment is June 15th at noon, how does that sound for you?" They have all the info they need to say "yes, let's do it!"

Contract for Pressure Washing Services  

This contract is made between _________________, (hereafter known as the Client) and Pressure Washing Resource (hereafter known as the PWR). The Client desires to have certain pressure washing services, described below, performed upon the Client’s premises located at _____________________. Therefore, the parties hereby agree as follows:

1. Client shall grant PWR access to the property and its surroundings during regular business hours and other mutually agreeable times.

oof cleaning is one of the fastest growing niche cleaning markets in the country today. It is a tremendous add-on for existing businesses and is also a stand alone business for many successful companies. Roof cleaning is extremely profitable and relatively inexpensive to get into, but there are also other factors to consider before jumping on the roof cleaning bandwagon.

Why has roof cleaning come to be such a hot service in the last few years? A lot of it has to do with the way shingles are now constructed. Years ago, asphalt shingles were manufactured with surplus rag material to add body and weight. As demand for this material increased overseas and this material was exported east, shingle man-ufacturers looked for a cost-effective replacement and began to use limestone as a filler instead. This created the current widespread instance of stained roofs because gloeocapsa magma feeds on limestone and found a new and abundant food source. Add that to the fact that it spreads easily through animal and bird traffic or even through the air from roof- to- roof, and you can understand how this problem is reaching pandemic propor-tions. Once only an issue in the extreme southeast of the country, this problem has spread north and west to all but the most arid areas of the country.

This has lead to a new add-on service for many companies and a completely new career for a lot of people. But there is a lot more to take

into account when performing a roof cleaning than jumping on a roof and spraying “love” all over. Careful consideration must be given to how you will safeguard the homeowner's plants and property, safety for the contractors involved in cleaning the roof, and what type of equipment you will use to safely get the cleaners sprayed on to the roof itself.

There are many types of roof clean-ing pumps in use today by cleaning contractors. Probably the most common is the 12- volt electric pump. These pumps are an affordable way to test the waters of roof- cleaning and are surprisingly effective for their small size and relatively inex-pensive cost. I personally did my first roofs with a Delevan 5850 5- gallon- per- minute pump. It was brand new on the market and a huge improve-ment over the dinky 2 or 3 gpm Shurflo pumps that had been used up until that point. They were not very durable, but being relatively inexpen-sive, it was easy to buy two at a time and count replacement as a cost of doing business. They were followed by the Delevan Fatboy pump. This was a game-changer at 7 gpm and a much beefier motor setup. These are used extensively today in many custom made systems. The downside is that without an accumulator tank, they tend to blow fuses fairly regularly. The newest 12- volt pump on the market is the Flojet Pentaflex. This is a 7 gpm pump with an internal bypass. No 12- volt pump is going to last forever while pumping roof clean-

ing chemicals, but all in all, 12- volt pumps are an extremely good investment for the occasional to semi-regular roof cleaner.

Contractors who clean several roofs a day are increasingly drawn to air-operated diaphragm pumps such as the Allflo. These pumps are driven by an air compressor instead of an electric motor. The advantages are that they tend to be more durable than electric motors, and there is no risk of burning them up due to excessive cy-cling by using too small- sized spray tips. The dis-advantages are that they are more expensive than electric pumps and also require the purchase of a fairly large (and noisy) air compressor to power them. If the air compressor won't start or isn't run-ning properly, no roofs are getting cleaned.

Some high- volume contractors opt for gas- driven pumps such as the Udor Zeta or John Blue PP 193. These are high- volume, high- pressure pumps that operate up to 20 gallons a minute and apply 250 pounds per square inch of pressure. Don Phelps of All Seasons Exteriors, an Orlando, Florida roof cleaning company says, “Gas driven pumps are great for big commercial jobs. They have more psi and allow you to shoot farther for those difficult shots on large buildings.” The down side is the cost. These pumps are much more expensive than 12- volt or air-operated pumps.

“The best all-around choice for the average contractor is the 12- volt once you com-pare cost versus return.” says Phelps. “We still have the John Blues for large jobs, but 90% of the time we use Delevan Fatboys and just regard them as disposable. The only hassle is making sure that the batteries stay charged, but for average residential and small commercial we just have them on quick connects and if one quits, we just slap another one in and keep cleaning. I get between 75-100 roofs out of each one.”

One thing to pay close attention to is roof cleaning safety- not only for the client's home and landscaping, but for the contractor's well-being. As more and more people decide to try their hand at roof cleaning, more and more injuries are the result. Some are the result of slips and falls from the ladder or off of the roof itself. One small mistake can cost a contractor every-thing from damaged property to maiming injuries to even his life. Proper safety procedures and fall protection are an absolute must.

Also keep in mind that the cleaners used in roof cleaning can be hazardous if misused. A few years ago, a Florida contractor blew a hole in a roof (and was critically injured) when he ac-cidentally used a pump- up sprayer that had contained an acid mix to spray roof cleaning mix. It is extremely critical to always use full eye protection as well as a respirator mask approved for use with acid gases/ mists. Remember that, if you are cleaning a roof, you are dealing with powerful oxidizers, dangerous fumes, and a pressurized system.

Don't take shortcuts, don't minimize the risks. Roof cleaning can be accomplished safely, but it is up to the contractor to implement safety proce-dures and follow them completely, every time. It only takes one moment of inatten-tion or carelessness to impact your and your family's lives forever.

“You have to be detail-orient-ed.” says Phelps. “If you aren't, then you should be cleaning concrete or some-thing. Nothing against concrete cleaners, but if you're not willing to be very careful and thorough with your client's plants and property as well as your own safety then you need to stay on the ground. Not to belittle or undermine those guys, but flat work or whatever is relatively safe and simple compared to cleaning a roof. One slip and you have had it.”

So count the costs and decide whether roof cleaning is for you. If you are still interested, think about taking a class or, even better, trading some labor for learning with another experienced contractor. There are profits to be made, but examine your situation as a whole and decide whether cleaning roofs is the answer to a prayer or a gigantic pitfall for your family. It can be either - the choice is up to you.
