Welcome and introduction to the Topic Group activities by Jean-Denis Mège

The global project began in 2009 and has targets up to 2020 to minimize energy expenses and to increase architecture quality:

- 20 % less energy consumption by increasing energy efficiency

- 20 % less consumption of fossil energy by use of renewable energy

- 20 % less CO2 emissions

BuildTog Updates and Design Detail Workshop by Moritz Diesner

Eurhonet, this is 5 countries and 31 members with quality partners (ANMA, BASF and LUWOGE). All the members have the same goals: to build high energy performing buildings on a large scale at a reasonable price, with similar technical and architectural approaches in the different countries in order to be able to compare each building with the others.

There are 7 BuildTogs projects on progress (2 completed and 5 in planning or under construction):

Arras (France), presentation by Remy Delbaere and Nicolas Cochet:

The call for tenders was from November 2014 to February 2015. The selection criteria were: price (40%), technical solutions (36%), guaranties (12%) and environmental protection (12%). There was two cheaper companies but which were not able to build a Passive House.

The building has 4 levels and 12 dwellings.

Step one: how to be sure that the company which will be chosen is able to achieve the work especially for the passive details?

Step two: How to reach the price and be sure that the building will be a PassivHaus building?

The total cost of this project is about 1 950 000 € excluding taxes (1 600 €/m² for a usual price on Arras of 1 200 €/m²).

The construction is starting in June 2015 and will last until October 2016.

Bétheny (France) Presentation by Hannah Fischer-Baum and Brice Chapon, Parc Architects.The Bétheny project is to build a building for young workers with 3 levels and 22 housing units, a slanted roof, a coursive outside the building and balconies on the other side. The building has a banana design. This curve may costs 5% of total project. The project is going into construction drawings. At the same time, the team is working to improve the façade design. Since this project is quite different than the other BuildTogs, a first BuildTog++, the issue of how to integrate design review is at play.

Châlons (France) This project is currently under construction.

Sénart (France) The project is completed and inhabited.

Örebro (Sweden) There is an obstacle with people opinion and with local authorities on the Örebro project. Neighbours are complaining about the design and about the distance with their buildings. The site is very well adapted and they won’t change for another one.

Bremen (Germany) A monitoring concept has been used with 5 steps. The project is at step 4 (building permit). There is a special ground for the building because the water is close to the

surface. The foundations need to be deep in the ground. In Passive House, it is worth to invest in planning process as it avoid more costs thereafter.

Darmstadt (Germany) The project is completed and inhabited. Most of the apartments are sold and few are rented out (rental fee = 10,50€/m²).

Recap on Construction Costs Comparison by Stefan Reuther

To compare Passive House costs, we have to count only building costs with land cost and financial cost aside.

Area = Gross Floor area (GFA) €/m² / Rented Floor Area (RFA).

The costs have to be structured the same way in every country. Other elements have to be compared: VAT and price level of country for example.

Passive House has to be made on simple construction to improve costs.

Sénart Chalon and Darmstadt, a comparison of two completed buildings

and How to develop Buildtog in the future by Thilo Cunz

With two BuildTogs completed (Sénart and Darmstadt) and another nearing completion (Chalon), Thilo presented the different projects and compared their performance, costs, and design. He presented a methodology that can serve to guide future Buildtog++ projects where each of these factors is weighted. There was a long discussion about how design is measured. It seems impossible to measure whether architecture is good or not, especially across countries. Perhaps it is better to measure how a building responds to its cultural constraints?

The main Topic Group objective is to minimize the losses in Passive House building and maximizing gains.

The BuildTog Topic Group has to develop the next call with a more detailed project with better supports. We have to think about how to improve the Topic Group project as it seems that it is not enough to meet three times a year. The next project presentation is in December 2015.

Introduction to Topic Group: Activities and Trajectory by Jean-Denis Mège and Thilo Cunz

All companies involved in Energy Saving Topic Group and BuildTog program have the same goal: to build high energy performance buildings, on a large scale, at a reasonable price, with similar technical and architectural approaches in their different countries.

PassivHaus® District and urban strategyby Susanne Theumer, PassivHaus® Institut, Darmstadt

Ms. Theumer presented the PassivHaus principles and a new norm, EnerPHit, especially focused on rehabilitations that are performing but cannot meet PassivHaus standards without significant outlays. Ms. Theumer also presented the PassivHaus’s recent efforts at planning on a district level, notably with a project in Heidelberg. Her conclusions on district level planning are that, what’s very important is that some of the passive house factors are taken into account in site planning. However, they cannot all be accounted for. She also discussed large scale rehabilitation projects in Innsbruck, Bolzano, and Augeda, Portugal.

To obtain the PassivHaus certificate, every criteria is checked (very low space heating demand or each component has PassivHaus quality, airtightness, very low primary energy demand). The component are certified by results of tests from independent laboratories. 90 % of PH measures are lower than US standard for low energy buildings.

The PHPP 9 (Passive House Planning Package) is a design tool and a calculation tool for economic comparison of efficiency measures.

Some solar energy can be used immediately in a house but a part needs to be stored. It’s the Primary Energy Renewable (PER) concept. We still need a more efficient material to store summer energy to be used in winter.

13-15 November 2015: International PassivHaus Days. From 7 – 9 November 2014, Passive House owners and residents around the globe opened their Passive House homes and offices to share their experiences and show what Passive House is all about. District Planning in Marne-la-Vallée / Showcase projectsby EPA Marne and Bouygues Immobilier

With the local authority, the EPA Marne, the development group Bouygues, has constructed a

program of individual houses, for sale, in Chanteloup-en-Brie. The houses are also evolutive,

which is to say that it is possible to add rooms. The idea was to develop a product that could be

deployed in other sites in France. The houses are wood structured with bio sourced materials

(hemp wool for isolation). The project difficulty was the optimization between energy, cost and

architectural design criterias. The overall construction cost was €2000/M2. They are currently

being completed and are being sold. The team is waiting to see how the new owners will adopt

and use their passive houses. In the commercialisation, they found that some parties were

interested in the houses because of their architecture and location, others were interested

because the buildings are passive.

“Les Lodges” in Chanteloup-en-Brie, a visit of the PassivHaus project presented by

Bouygues and EPA Marne earlier in the day.

Disney’s Urban Strategy with a presentation by Bernard DURAND-RIVAL, Senior Manager

Urbanism and Architecture at Euro Disney. M. DURAND-RIVAL presented Disney’s

approach to urban planning. He spoke about the history of Disney’s implantation in the

area (since the convention between Disney, French Government, EPAMARNE and

networks companies in 1987) and the desire to create a residential area around their

amusement park. He also described the genesis of a project at Disney, how the team

creates a story of urban development and choses a style of architecture so as to create a

sense of identity around each of its projects. The total area is currently 2 230 hectares.

Private Developer’s Site: GCI. A mixed use commercial and housing project in Serris that is

currently under construction.
