KELMSCOTT, WA If you think an investment property will make you rich, think again. Anne and Garry’s house in Perth’s outer suburbs should have been a gold mine, instead it’s a liability. First the suburb failed to grow then the house started falling apart. Anne and Garry spend every weekend mending, fixing, pruning and mowing and it’s draining their energy and resources. They want to cut their losses and sell up, but one look at the house and its clear why no one is buying.

Summary of works – Interior This was one of the oddest houses we have ever had on the show. The interior was pokey, ugly and full of awful dark clinker bricks. Shaynna’s job was to make the home more appealing to buyers, starting with the first room they would see – the lounge. Yellow glass windows, exposed brick, an odd balcony and ladder were hardly attractive features, so Shaynna removed them and lightened up the room with lots of plasterboard. Access to the attic was relocated to the hallway, with a new pull down ladder for easy use. New carpet modernised the lounge and large black industrial style lamps made a feature of the cathedral ceilings. The room was dressed with light coloured slim line furniture to help the space feel larger.

Next on the hit list were the kitchen / family room. There wasn’t the money to replace the kitchen units, but a professional spray paint worked wonders and allowed Shaynna to match up some new flat pack overhead cupboards for extra storage. New flooring modernised the room and light coloured furniture and oversized artwork, helped brighten the space. The bathroom, like the kitchen, was updated with a fresh new white paint job, while new tapware and a clear glass shower screen gave the room a fresh modern look. The bedrooms were already in good shape, but the master felt very small, so a new double bed with built in storage made the room functional and spacious.

Summary of works – Exterior This house was a very confused piece of architecture, part church, part Swiss chalet with a bit of community centre thrown in! Charlie’s job was to make it look like a desirable home, which against all odds he achieved. His first stroke of genius was to render the front façade. He chose a sandy colour for the walls and teamed it with white trim. The awful yellow glass was replaced with standard clear glazing, transforming the ugly building into a modern funky home.

The proportions of the architecture were still a little odd however, so Charlie built an oversized pergola to help balance the building. He painted this in the same white as the trims, to link the new addition to the original structure. The old brick driveway was broken and cracked, so Charlie ripped it up and replaced it with sandy coloured deco granite to blend with the house. The old weedy flowerbeds were replaced with smart low care turf. At the side of the house Garry had erected a shade cloth barrier, but it did little to add to the look of the building. Charlie ripped it down and built a new screen finished with decorative panels from Bunnings. Potted palms softened the base of the screen and outdoor furniture gave buyers an impression of how the space could be used. It wasn’t worth doing much in the back yard, it just needed to look neat and tidy and easy to manage. Charlie did this by bringing in a local arborist to take the dead leaves off the palm tree and planting a hedge at back to screen out the road. He also painted the trims on the back and side of house to match the rest of the building.
