Choosing aForeclosed
Home to BuyBy Ed Wohlfeil
Foreclosed homes representsome of the finest buying oppor-tunities in many years. If oneunderstands how to choose theright property, they can bepleased with the purchase.
Just because it is a foreclosedproperty, does not automaticallyguarantee that it will be a goodbuy. There are several factors toconsider before choosing aproperty and making an offer. This will help ensure that achoice will be the right one.
PurposeIs one an investor or looking
for a home to live in? Dependingon the intended use for theproperty, the buying criteria maybe somewhat different. Investorsusually are planning to eitherrent the property or resell it. Theprimary consideration is posi-tive cash flow, or the ability toprofit from a resale.
Owner-occupant buyers whointend to buy a foreclosed hometo live in are not concernedabout rental cash flow. Their pri-orities are correlated to the sizeof the home and the location. They too should be very mindfulof other criteria that will have a
big impact on the purchase afterit is completed.
LocationIf an investor, the most com-
mon mistake is location. Theproperty choice should be influ-enced by an investment plan. Ifintending to rent the property, choose a home that does nothave too much competition inthe immediate area.
One of the things that led to ahigh foreclosure rate amonginvestors during the last years ofthe housing boom was investors
who bought properties forrental, in areas where there werealready many vacant rentals onthe market. It will force rent ratesdown, or vacancy rate will be
higher. If planning to resell, thesame rule applies. A propertymay look very cheap, but if thereis too much competition forrental or resale, it is going toreduce cash flow or force tolower the selling price.
Owner-occupants need tochoose locations occupied bymore owner-occupants thenthere are tenants. Buying a hometo live in, in an area with lots ofrental properties, will likelycause the home value to remain

NOTE; Due to a publishing error, the photos of last weeks feature homedid not match the article description. Following is the correct narrative:
This is a grand character style of home that simply does not show up onthe real estate market very often.
Located just a few blocks north of downtown Gaylord, this magnificenthistoric home has undergone meticulous renovation and updating in recent
years, resulting in a spacious, elegant estate that offers the perfect blend ofnostalgic grandeur and contemporary lifestyle amenities.
This five bedroom, two and a half bath residence features nearly 5,300square feet of living area. Highlights include a gourmet kitchen with a mixof concrete and Spekva Iroko (wood) countertops, heated tile floors, hard-
wood flooring in the foyer, living, dining, parlor and home office areas, abrick fireplace, and much more. The restored vintage woodworkingthroughout the home is amazing to behold, recalling a time when work-manship and materials were painstaking crafted to showcase and endure.
The just over half-acre grounds surrounding the home are beautifullylandscaped and include well-established perennial gardens convenientlymaintained with an in-ground irrigation system. There is an historic logpotting shed located on the grounds, a perfect compliment to the vintageambience of the home and property. The homes wrap-around coveredporch is an idyllic spot to sit back and become immersed in a reflection of asetting Gaylord pioneers enjoyed over a century ago.
On a more contemporary note, this home also includes an attached areathat would make the perfect spot to set up a business, and the daily com-mute to work is only a few steps away! The location is ideal, as this home issituated on a corner lot not far from Gaylords wonderful downtown busi-ness district.
This is a truly exceptional real estate offering, and at a listing price of$219,500 it isnt likely to be on the market very long. Call Lesa Jarski at RealEstate One today for a private showing; (989) 705-8284 or email Lesa@lesa-

Located just one block south of the heart of
downtown Gaylord, the Alpine Tavern & Eatery is aprime destination for area residents and visitorsseeking an absolutely delicious selection of casu-al American fare at very reasonable prices.
Opening their doors in June of 2007 as the AlpineOven, and transforming into the new AlpineTavern & Eatery in 2010, this popular Gaylord des-tination has become the spot in town wherefriends gather to enjoy delicious breakfasts, lunch-es and dinners in a relaxed, open, family-friendlysetting that also features an outdoor patio duringwarm weather months.
Alpine Tavern & Eaterys menu features a tanta-lizing assortment of sandwiches, including therecently added slow roasted Beef Brisket andTennessee Pull Pork selections, specialty pizzasand homemade soups, including White BeanChicken Chili, Alpine Swiss Onion, Beef Barley andRueben. The Alpine Tavern & Eatery also offers anexpanded menu that includes freshly preparedsalads (they even make their own dressings andsauces at Alpine Tavern), tasty appetizers such asPortabella Cheese Strips, Panko BreadedMozzarella Sticks and main courses includinghand cut New York Strip steak and PankoEncrusted Whitefish.
The pub-flavored atmosphere doesnt just lookinviting, there are a full selection of beers, wines
and spirits available. One of the more popular
beers among Alpine Tavern customers is Munich
Dunkel, which is brewed in nearby Frankenmuth,
Michigan, and another recent addition to their
draft selections is the full-bodied, locally brewed
Cheboygan Lighthouse ale. The Alpine Tavern &
Eatery also features daily breakfast and lunch spe-
cials.
The Alpine Tavern (Oven) was originally estab-
lished by partners Gary Kosch and Dan
Bloomquist as a light-fare oriented diner and
carry-out alternative in downtown Gaylord. The
menu and service hours were expanded to include
breakfasts just a few months after the restaurant
opened. In late 2008, familiar faces James and
Colleen Hickey joined the partnership team.
We enjoy being a part of a locally-owned and
operated business here in Gaylord, states Colleen
Hickey. This is a very community-oriented place
to live and work, and the Alpine Tavern & Eatery,
being a family-owned operation, has become a
part of that character. We are very excited about
the changes we have been making.
Dont miss the opportunity to stop by and check
out the friendly service, great atmosphere, and
reasonable prices offered at this independently
owned and operated dining experience; The
Alpine Tavern & Eatery.

Dear Editor:
What a wonderful outpouring of support! The
Women Can/Women Do benefit luncheon, held at the
Bay Harbor Yacht ClubLange Center, September 14,
was our most successful, to date! The staff and board of
the Womens Resource Center of Northern Michigan,
thank those who contributed to the success of this
important agency fundraiser.
We appreciate the donation of time and effort to this
event by our hardworking and dedicated committee
members whose careful planning resulted in a beautiful
and seamless event. We also thank the designers who
created 51 better-than-ever table designs showcasing
their many talents! We thank Maggie Poxson who, once
again, provided the lovely violin music that greeted our
guests. The event would not be possible without our
dedicated table captains who help fill seats at each
table. We thank the generous donors who attended the
event and bid on the many unique items donated to our
silent auction. We are grateful for the supportive busi-
ness community, always willing to provide tempting gift
certificates, products and services for the silent auction.
And finally, we thank Bay Harbor Yacht Club and staff
who delivered a wonderful luncheon and top-notch
customer service every step of the way.
The dollars raised will help the WRC continue to pro-
vide needed services to improve the quality of life for
women, children and their families in Antrim,
Charlevoix, Cheboygan, Emmet and Otsego counties.
We truly appreciate everyones support, hard work
and caring!
Sincerely,
Janet Mancinelli

lower. Preferably, stay in an area that is made up of a highmajority of owner-occupants. This will help ensure that theproperty value will remain stable or go up, not down.
AffordInvestors want positive cash flow. Owner-occupants need
affordable payments. Investors should know before buying, what the rental rate or resale value would be. Then determinean offer price that insures costs will not exceed the likely cashflow or resale value.
Owner-occupants should qualify themselves based ontheir take-home pay not gross income. For a mortgage that iscomfortable and affordable, try not to exceed 36% of takehome pay for a monthly payment. One may qualify for more, but this could lead to financial problems down the road. Havea monthly payment firmly in mind when shopping and mak-ing offers. Do not let agents or lenders tempt to borrow morethan you can afford. Buying a foreclosed home in a good loca-tion, with a monthly payment that is affordable will result inless stress and more happiness in a new home.

Blue Cross Blue Shield of Michigan has des-ignated Otsego Memorial Hospital (OMH)Medical Group Family Practice, InternalMedicine, Pediatrics, and the OMHMontmorency Medical Clinic in Lewiston asPatient-Centered Medical Home practices for20112012.
That means that they are among a selectgroup of primary care physicians in Michigan
who are improving health care quality byadopting the PCMH model of care.
"The patient-centered medical home ishealth care centered on the patient," saidSkip Kasprzak, FACMPE, Vice PresidentPhysician Services for Otsego Memorial
Hospital. "We take a holistic and comprehen-sive approach to patient care, helping ourpatients meet their health goals and keepingtrack of all their specialist visits, test resultsand prescriptions."
The Blues have designated nearly 2,500doctors representing roughly 770 primarycare practices as PCMH practices. The pro-gram is the largest of its kind in the countryand has the potential to affect millions ofMichigan residents.
With the PCMH model, primary care physi-cians (pediatricians, internists and familypractice doctors) lead care teams that bringintensive focus to their patients' individual
health goals and needs. The teams work withpatients to keep them healthy and monitortheir care on an ongoing basis.
"We coordinate our patients' health careusing registries to track our patients' healthconditions and ensure that they receive thecare they need. We offer our patientsincreased access to the care team, coordinatecomplementary care and help our patientslearn to better manage conditions like asth-ma and diabetes," said Kasprzak.
A recent analysis of Blue Cross Blue Shieldof Michigan claims data suggests that PCMH-designated doctors are succeeding in moreeffectively managing patients' care to keep
them healthy, prevent complications and
help reduce emergency room visits.
OMH Medical Group Family Practice,
Internal Medicine, and Pediatrics offices are
located in the OMH Professional Medical
Building adjacent to Otsego Memorial
Hospital, and are open from 8 a.m. to 5 p.m.
The OMH Montmorency Medical Clinic is
located in Lewiston and is open from 8 a.m to
5 p.m. All practices are accepting new
patients. For more information, contact (989)

By Russell Turner
Helping our children develop self-confi-
dence, self-reliance, and self-control all con-
tribute to the development of self-esteem.
While these are critically important skills for
our children to have it is equally important
for us as parents. The reason for this is the
effect that proper self-esteem has on our par-
enting and so much of our lives. It affects the
quality of our relationships, our willingness to
try new things, and how we confront life's
disappointments. Our personal self-esteem
directly effects how we behave towards oth-
ers. Some of those "others" are our children.
When we think about how we act when ourself-esteem is either high or low, we get a
sense of which direction we are traveling as
parents. If we look at low self-esteem we can
see the pain we can cause. Then take a look at
our actions when we have proper self-
esteem, and we realize how good we feel and
how that translates into good feelings for our
children. Diabetes makes our children feel
bad enough, both physically and mentally,
they don't need us adding to their burden.
When we feel good about ourselves we tend
to create a positive atmosphere. This in turn
creates feelings of security, happiness and
contentment in those around us. When we
are feeling low or critical about ourselves we
start to use power and control to make us f eel
better and that causes similar feelings in
those we love. Sometimes it seems that life
has a way of trying to lock us into a negative
cycle by us passing some of our less positive
attitudes to our children. When we are aware
of our feelings, and understand how to man-
age them, we have the opportunity to stop
ourselves and change the message we pass-
ing along.
When we feel good inside we always notice
the good our children do and are quick to
praise and reward that behavior. Behaviors
that include kindness, or taking the initiativeon a task, effort, or just plain using their
heads. What is important is the fact that we
noticed and commented on the behavior.
This gives our children positive feedback. It
also increases their motivation to continue
that type of behavior and they may look for
more oppor-
tunities to
display it.
Also, when
we acknowl-
edge their
actions it
attaches some importance to them.
Being aware of our feelings helps us not
only to recognize what we expect from our
children, it also helps us to enforce it consis-
tently. Consistency shows commitment, and
commitment provides a feeling of security for
our children. All of this together promotes
self-confidence in them. When we are emo-
tionally strong we can give our children the
chance to make their own choices and gain a
sense of what's appropriate. This helps them
to develop self-reliance. By assuming our
children are competent but giving them a
safe space to set limits, experiment and make
some mistakes, we show trust and help our
children to develop self-control.Children who feel approved of, are aware of
their skills and talents, are trusted and
respected, are confident and independent,
are children with good self-esteem. By being
aware of our behavior and understanding
how to manage and adapt it we give our chil-
dren the proper foundation for a successful
happy life.
The beauty of being a "good enough" par-
ent is we don't have to be a perfect parent.
There is room for mistakes. As long as we are
doing enough things right and demonstrate
our love, mistakes don't really matter nor do
any harm. We can never be perfect but we can
be good enough!

Grayling Beginning October 1, Mercy
Hospital Grayling will offer a program for
women who had gestational diabetes during
pregnancy. The program will cover topics
including healthy eating to give you more
energy, losing weight in a healthy manner,
exercise facts and reminders, better food
choices, grocery shopping and cooking tips.
Many mothers find it difficult to get into a
routine after giving birth, especially with a
precious newborn that needs a lot of love,
other children who need affection and atten-
tion, a significant other, a career and so
much more. It is challenging for mothers
who had diabetes during their pregnancy to
lose the baby weight and eat healthy with so
many different responsibilities occurring at
once, said Rhonda Haske, RN, BSN,
Certified Diabetes Educator.
The program contains six sessions that are
free to everyone. Each session will be held
individually with a registered dietician and
incentives will be awarded throughout the
program.Please call (989) 348-0455 and tell them
you would like to sign up for the Healthy You!
Healthy Life! program or for more informa-
tion. Participants are welcome to bring their
new baby with them.
Grayling Did you know that there are over
200 medications that can interact with
Coumadin? Did you know that leafy greens
can affect your Coumadin levels? Your diet
and lifestyle also play a big f actor in the man-
agement of your Coumadin.Mercy Hospital Grayling has opened a
Coumadin Clinic to serve the unique needs
that people taking Coumadin have. Our
Coumadin Clinic is run by Dr. Michelle
Sacks, a licensed pharmacist who is certified
in anticoagulation (Coumadin) therapy
management. I am very excited to offer this
unique service to our communities. My goal
is to teach patients about Coumadin so that
they can make healthy decisions by provid-

Grayling The single best way to pro-
tect against the flu is to get vaccinated
each year and it is recommended that
everyone receive a seasonal flu vaccine.
To offer community members easy
access to the vaccine, Mercy Hospital
Grayling will be holding a Community
Flu Clinic in the main lobby on
Wednesday, October 5 from 4:00 pm to
7:00 pm.The vaccine will be available for
adults age 18 and older only. Medicare
patients are covered 100 percent; those
without Medicare coverage will pay $25.
Each participant will receive a 10% off
coupon for the hospitals gift shop.
The 2011-2012 flu vaccine will protect
against three different flu viruses: an
H3N2 virus, an influenza B virus and the
H1N1 virus. In some people, the flu can
cause serious complications, including
bacterial pneumonia, dehydration, and
worsening of chronic medical condi-
tions, such as congestive heart failure,
asthma, or diabetes. The flu can cause
mild to severe illness and, at times,
potential death.
Nancy Goodyear, RN, BS,
Occupational Health Coordinator for
Mercy Hospital Grayling said despite
some misinformation people might
have, now is a crucial time to get thevaccine because flu vaccinations are
effective throughout the entire flu sea-
son, which can begin as early as October
and last as late as May.
It is important to get the vaccine
now to help prevent the spread of the flu
virus when it arrives, said Goodyear. It
protects not only the person getting the
vaccine but also everyone around that
person.
Goodyear noted that many people
dont get the flu vaccine because of false
information they may have heard
through the media or friends and fami-
ly. I do my best to educate everyone on
the facts in spite of what they may have
heard or believe and Im always happy
to answer any questions, she remarked.

the flu vaccine, visit www.cdc.gov/flu orthe Michigan Department of
Community Health website at
