    Foreclosed homes representsome of the finest buying oppor-tunities in many years. If oneunderstands how to choose theright property, they can bepleased with the purchase.

    Just because it is a foreclosedproperty, does not automaticallyguarantee that it will be a goodbuy. There are several factors toconsider before choosing aproperty and making an offer.This will help ensure that achoice will be the right one.

    PurposeIs one an investor or looking

    for a home to live in? Dependingon the intended use for theproperty, the buying criteria maybe somewhat different. Investorsusually are planning to eitherrent the property or resell it. Theprimary consideration is posi-tive cash flow, or the ability toprofit from a resale.

    Owner-occupant buyers whointend to buy a foreclosed hometo live in are not concernedabout rental cash flow. Their pri-orities are correlated to the sizeof the home and the location.They too should be very mindfulof other criteria that will have a

    big impact on the purchase afterit is completed.

    LocationIf an investor, the most com-

    mon mistake is location. Theproperty choice should be influ-enced by an investment plan. Ifintending to rent the property,choose a home that does nothave too much competition inthe immediate area.

    One of the things that led to ahigh foreclosure rate amonginvestors during the last years ofthe housing boom was investors

    who bought properties forrental, in areas where there werealready many vacant rentals onthe market. It will force rent ratesdown, or vacancy rate will be

    higher. If planning to resell, thesame rule applies. A propertymay look very cheap, but if thereis too much competition forrental or resale, it is going toreduce cash flow or force tolower the selling price.

    Owner-occupants need tochoose locations occupied bymore owner-occupants thenthere are tenants. Buying a hometo live in, in an area with lots ofrental properties, will likelycause the home value to remain

    Center of Northern Michigan (WRC).We are looking forward to having our

    Witches Night Out event, and have it helpsupport the mission of the WRC. We believefirmly in the work of the WRC, and want tohelp the cause. We choose three or four caus-es a year to support in a bigger way, and the

    WRC, Camp Daggett, and the YMCA arealways on the list. We believe in supportingorganizations that help children and those

    who love them, said Jennifer Shorter, whoowns and operates J.W. Shorter.

    The WRC has become one of the largest,most comprehensive and multifacetedhuman services organizations in Michigan,offering programs and services that havebenefited thousands of women, children andfamilies in Antrim, Cheboygan, Charlevoix,Emmet and Otsego counties.

    Shorter emphasized the evening is open tothe public, Gather your best ghoul friends,throw on something black and a pointy hat,and come in for a night of fun! Leave yourbroom at the door, and step inside to enjoyour Witches Brew and spidery cider, cornmaze munch, and hearty appetizers. Shorteradded that the event is an opportunity to get

    some Halloween decorating ideas while help-ing a great cause. During the event, 20% of allpurchases will be donated to the WRC.

    Attendees will also be given party favors andhave a chance to win door prizes, drawings

    and an old-fashioned guess how many candycorns are in the jar contest. There will beprizes for the best-dressed witch and achance to make a decorative craft to takehome.

    Crooked Tree Arts Center will begin its fall culinary series on October 4 and classes willcontinue through November 9 with an array of classes mostly centered on the theme in thenew exhibition in the Edith Gilbert Gallery, Let Them Eat Cake! On October 4, Julie Adams ofJulienne Tomatoes will present tips and recipes on various cakes and on October 11 from,Sweet Maries Confections will continue the dessert theme with a host of confections. As achange of pace on October 18: Carol Costello Catering will create a series of hearty horsdoeuvres, and on October 25 Suzies Pies will be baking delicious fall pies. On November 1,Lulus Bistro will be an inspired entre. All of these classes will be offered on Tuesdays from6-8 pm. To finish the fall culinary series, on November 8th and 9th, Mo Rave from the TerraceInn will present a two day workshop on creating your own gingerbread house from 10 am-4pm were each individual or couple will create a gingerbread house to take home for the hol-idays.

    The culinary series at CTAC has become a great way forpeople who enjoy cooking or those who just want to learn tospend a fun evening together, to meet people and gatheringtips from local chefs, explains Gail DeMeyere, Visual

    What a wonderful outpouring of support! The

    Women Can/Women Do benefit luncheon, held at the

    Bay Harbor Yacht ClubLange Center, September 14,

    was our most successful, to date! The staff and board of

    the Womens Resource Center of Northern Michigan,

    thank those who contributed to the success of this

    important agency fundraiser.

    We appreciate the donation of time and effort to this

    event by our hardworking and dedicated committee

    members whose careful planning resulted in a beautiful

    and seamless event. We also thank the designers who

    created 51 better-than-ever table designs showcasing

    their many talents! We thank Maggie Poxson who, once

    again, provided the lovely violin music that greeted our

    guests. The event would not be possible without our

    dedicated table captains who help fill seats at each

    The Blues have designated nearly 2,500doctors representing roughly 770 primarycare practices as PCMH practices. The pro-gram is the largest of its kind in the countryand has the potential to affect millions ofMichigan residents.

    With the PCMH model, primary care physi-cians (pediatricians, internists and familypractice doctors) lead care teams that bringintensive focus to their patients' individual

    health goals and needs. The teams work withpatients to keep them healthy and monitortheir care on an ongoing basis.

    "We coordinate our patients' health careusing registries to track our patients' healthconditions and ensure that they receive thecare they need. We offer our patientsincreased access to the care team, coordinatecomplementary care and help our patientslearn to better manage conditions like asth-ma and diabetes," said Kasprzak.

    A recent analysis of Blue Cross Blue Shieldof Michigan claims data suggests that PCMH-designated doctors are succeeding in moreeffectively managing patients' care to keep

    help reduce emergency room visits.

    Helping our children develop self-confi-

    dence, self-reliance, and self-control all con-

    tribute to the development of self-esteem.

    While these are critically important skills for

    our children to have it is equally important

    for us as parents. The reason for this is the

    effect that proper self-esteem has on our par-

    enting and so much of our lives. It affects the

    quality of our relationships, our willingness to

    try new things, and how we confront life's

    disappointments. Our personal self-esteem

    directly effects how we behave towards oth-

    ers. Some of those "others" are our children.

    When we think about how we act when ourself-esteem is either high or low, we get a

    sense of which direction we are traveling as

    parents. If we look at low self-esteem we can

    see the pain we can cause. Then take a look at

    our actions when we have proper self-

    esteem, and we realize how good we feel and

    how that translates into good feelings for our

    children. Diabetes makes our children feel

    bad enough, both physically and mentally,

    they don't need us adding to their burden.

    When we feel good about ourselves we tend

    to create a positive atmosphere. This in turn

    creates feelings of security, happiness and

    contentment in those around us. When we

    are feeling low or critical about ourselves we

    start to use power and control to make us f eel

    better and that causes similar feelings in

    those we love. Sometimes it seems that life

    has a way of trying to lock us into a negative

    cycle by us passing some of our less positive

    attitudes to our children. When we are aware

    of our feelings, and understand how to man-

    age them, we have the opportunity to stop

    ourselves and change the message we pass-

    ing along.

    When we feel good inside we always notice

    the good our children do and are quick to

    praise and reward that behavior. Behaviors

    that include kindness, or taking the initiativeon a task, effort, or just plain using their

    heads. What is important is the fact that we

    noticed and commented on the behavior.

    This gives our children positive feedback. It

    also increases their motivation to continue

    that type of behavior and they may look for

    more oppor-

    tunities to

    display it.

    Also, when

    we acknowl-

    edge their

    actions it

    attaches some importance to them.

    Being aware of our feelings helps us not

    only to recognize what we expect from our

    children, it also helps us to enforce it consis-

    tently. Consistency shows commitment, and

    commitment provides a feeling of security for

    our children. All of this together promotes

    self-confidence in them. When we are emo-

    tionally strong we can give our children the

    chance to make their own choices and gain a

    sense of what's appropriate. This helps them

    to develop self-reliance. By assuming our

    children are competent but giving them a

    safe space to set limits, experiment and make

    some mistakes, we show trust and help our

    children to develop self-control.Children who feel approved of, are aware of

    their skills and talents, are trusted and

    respected, are confident and independent,

    are children with good self-esteem. By being

    aware of our behavior and understanding

    how to manage and adapt it we give our chil-

    dren the proper foundation for a successful

    happy life.

    The beauty of being a "good enough" par-

    ent is we don't have to be a perfect parent.

    There is room for mistakes. As long as we are

    doing enough things right and demonstrate

    our love, mistakes don't really matter nor do

    any harm. We can never be perfect but we can

    be good enough!

    Grayling Beginning October 1, Mercy

    Hospital Grayling will offer a program for

    women who had gestational diabetes during

    pregnancy. The program will cover topics

    including healthy eating to give you more

    energy, losing weight in a healthy manner,

    exercise facts and reminders, better food

    choices, grocery shopping and cooking tips.

    Many mothers find it difficult to get into a

    routine after giving birth, especially with a

    precious newborn that needs a lot of love,

    other children who need affection and atten-

    tion, a significant other, a career and so

    much more. It is challenging for mothers

    who had diabetes during their pregnancy to

    lose the baby weight and eat healthy with so

    many different responsibilities occurring at

    once, said Rhonda Haske, RN, BSN,

    Certified Diabetes Educator.

    The program contains six sessions that are

    free to everyone. Each session will be held

    individually with a registered dietician and

    incentives will be awarded throughout the

    dees play Diabetes BINGO.Dr. Habryl is a licensed, board certified ophthalmologist atAlpine Eye Care. He completed his ophthalmology residencythrough Michigan State at Hillsdale Community HealthCenter, and medical school training at Chicago College ofOsteopathic Medicine.     Grayling The single best way to pro-

    tect against the flu is to get vaccinated

    each year and it is recommended that

    everyone receive a seasonal flu vaccine.

    To offer community members easy

    access to the vaccine, Mercy Hospital

    Grayling will be holding a Community

    Flu Clinic in the main lobby on

    Wednesday, October 5 from 4:00 pm to

    7:00 pm.The vaccine will be available for

    adults age 18 and older only. Medicare

    patients are covered 100 percent; those

    without Medicare coverage will pay $25.

    Each participant will receive a 10% off

    coupon for the hospitals gift shop.

    The 2011-2012 flu vaccine will protect

    against three different flu viruses: an

    H3N2 virus, an influenza B virus and the

    H1N1 virus. In some people, the flu can

    cause serious complications, including

    bacterial pneumonia, dehydration, and

    worsening of chronic medical condi-

    tions, such as congestive heart failure,

    asthma, or diabetes. The flu can cause

    mild to severe illness and, at times,

    potential death.

    some misinformation people might

    have, now is a crucial time to get thevaccine because flu vaccinations are

    effective throughout the entire flu sea-

    son, which can begin as early as October

    and last as late as May.

    It is important to get the vaccine

    now to help prevent the spread of the flu

    virus when it arrives, said Goodyear. It

    protects not only the person getting the

    vaccine but also everyone around that

    person.

    Goodyear noted that many people

    dont get the flu vaccine because of false

    information they may have heard

    through the media or friends and fami-

    ly. I do my best to educate everyone on

    the facts in spite of what they may have

    heard or believe and Im always happy

    to answer any questions, she remarked.
