Welcome Welcome to our exhibition which sets out Study Group’s proposals for Station Street. Study Group has been working with development partner, Gilltown, and Aros Architects to bring forward proposals for a new building, for Study Group, to allow for their expansion in Brighton. The exhibition is intended to provide you with the opportunity to view proposals for the redevelopment of the site, ask any questions you may have about the scheme and record any comments you wish to make. The siteThe site is northeast of the centre of Brighton at the junction of Blackman Street and Station Street with Cheapside. The site is in a sustainable location.

The land is presently being used for car parking on a temporary basis. Prior to this it had been vacant for over 10 years.

Brighton and Hove City Council has identified the site as an appropriate location for a new development.

The New England Quarter development is located just to the north of the site. This area comprises a mix of uses, including residential, offices, retail, education facilities, community uses and hotels.

Study Group’s existing facilities are located on Billinton Way and are in very close proximity of the Station Street site.

The site is highly accessible, with the retail and leisure core of Brighton approximately 900 metres to the southwest and Brighton Station a short walk to the west.

The teamGilltown

Founded in 1992, Gilltown finds land, sources funding, and manages the entire development process from the first architect’s sketches to final completion when the development is released to the investor. With over 20 years’ experience Gilltown has been involved in several projects across the UK and more specifically in Brighton; these include The New England Quarter, to the East of Brighton Station and the project management and planning process for Study Group’s Brighton facility in Billinton Way.

Aros Architects

Founded in 2001, Aros are a London based architectural practice with an extensive portfolio, including

educational, residential, commercial, hotel and leisure projects. The team at Aros also have previous experience in the local area, having designed the approved Hotel Indigo and Sussex Innovation Centre at New England Quarter.

As designers, Aros aim to produce great architecture that works - for their clients, for users, for the environment, for passers-by and the community. Aros have built a reputation on listening to both their clients aspirations as well as those of local communities. Aros design imaginative solutions that enable guests, owners and occupiers to thrive and enjoy their surroundings.

Bellerbys College BrightonProfile

Bellerbys College Brighton is a modern boarding school that provides pathway courses for young people who are seeking entrance to UK Universities. Bellerbys College has been operating in Brighton for 55 years.

Bellerbys College Brighton offers courses for young people from 13 years upwards to study GCSE’s, A Level courses and University Pathway programmes.

Bellerbys College currently has one site in Brighton, Voyager House on Billinton Way. 897 pupils are currently taught here, with the maximum teaching capacity being circa 950 pupils. The building can accommodate up to 378 pupils boarding on a full time basis, with a further 39 beds available at Paris House in Hove.

Live in wardens supervise and support the boarders and are responsible for their safety and wellbeing. Pupils are required to adhere to stringent rules and regulations, including evening curfews, which are set according to age. All college residential accommodation has onsite security 24 hours per day, seven days per week.

Study Group is not able to provide boarding accommodation to all pupils. This means a significant number of pupils are homed with families in private accommodation in the Brighton and Hove area.

The business has grown steadily over the last few years and it now needs new space to accommodate this growth.

Due to the age of the pupils, many of whom are under the age of 18, it is essential that the new building is in close proximity to existing facilities at Voyager House.

Investing in BrightonStudy Group is a long established and respected local business. The foreign exchange provided by the pupils amounts to a significant element of the local economy and the College is a valuable local employer.

Study Group employs over 500 staff and is amongst the top ten private sector businesses in the city in terms of employment.

The proposed £20m development is expected to provide 170 construction jobs for the duration of a two-year build programme.

It will provide 120 full-time equivalent jobs both directly and in the wider economy.

We anticipate that over 50% of the direct full-time equivalent jobs will be filled by Brighton & Hove residents.

The completed development is expected to add a further £4m to the city’s economy each year.

Study Group brings £46m each year into the city from international trade (including £23m from China and South East Asia).

Study Group contributes around £17m to the Brighton & Hove economy each year and its activities support around 700 full-time equivalent jobs.

£2.3m - spend by Study Group pupils homed with local families.

£5.9m – spend by other Study Group pupils in the local economy.

Designdesign concept

The building will provide a new educational environment, accommodating pupils from a diverse international group, where they will live and study together.

Our proposalsThe proposals are for a new building that would form an extension to Study Group’s existing facilities at Voyager House.

The building will provide new office accommodation for Study Group, additional learning space and residences for pupils.

The building will be part nine storeys, part eight and part seven storeys with a basement. It will include:

• Three floors of office accommodation, with flexibility for one floor to be used as teaching space

• 148 single en suite rooms

• 10 common rooms

• Four wardens flats

• Ground floor refectory

• Laundry facilities

• A medical bay

Transport and accessPedestrian access to the building will be taken via a main entrance on Cheapside at its junction with Blackman Street.

Extensive cycle storage for pupils will be provided within the basement of the building. Cycle parking to serve the office accommodation will be provided to the south of the building.

The development is car free as the majority of pupils are under 18, although two spaces will be provided for disabled users of the building.

The site is located a short walk from Brighton Railway Station and there are a number of bus services running along different routes within a reasonable walk of the site.

Servicing will be undertaken from Station Street.

Energy and sustainabilityThe design and construction of the development will be considerate of the principles of sustainability, the completed development is set to achieve a BREEAM “Excellent” rating.

Measures proposed to achieve this objective include:

• The incorporation of Combined Heat and Power (CHP) to reduce the carbon emissions associated with the supply of heat and electricity

• The use of renewable energy technologies including the installation of Photovoltaic solar collectors at roof level

• The enhancement of the ecological and aesthetic value of the site through the incorporation of a green/brown roof

• The use of materials with an inherently low environmental impact

• Responsible sourcing of materials and the use of sustainably sourced timber

• Reduction of construction waste through careful procurement and diversion of waste going to landfill

We aim to submit a planning application to Brighton & Hove City Council in Summer 2015. Subject to planning consent, we would aim to start construction work towards the end of 2015 with completion provisionally set at September 2017.

Gilltown is a responsible developer; during construction of the development, careful consideration will be given to those living and working close by. A full construction traffic management plan will be agreed in advance with Brighton & Hove City Council.
