  • When Central Park was conceived in 2009, the only ambition among the promoters was to create a sustainable landmark residency which benchmarks luxury vertical living in Kathmandu. The ‘diamond shaped’ 18 ropanies land at Bishalnagar proved to be real jewel to work on. No wonder, on his first site visit Mr. Debashish Guha, Head ARCOP India commented ‘you could not have better land than this for the project’.

    To get this ambition into a reality, an international team of proven track record in delivering benchmark projects was searched. ARCOP Architects Canada/India was somehow convinced to take up designing of the project, though for ARCOP the project was relatively small and in far flung Kathmandu. The importance of exquisite Landscape led us to get hold of legendary landscape architect Paul Friedberg, Newyork. Sustainability was embedded in our thoughts and then came in Triodos Bank, Netherlands and Environmental Design Solution, Delhi to shower their expertise in energy efficiency and green architecture. We were now armed with best of brains to the delight of nascent housing industry in Nepal.

    On the drawing board many options were discussed ranging from number of towers, basement, height of building, type of apartments etc. etc. Contemporary architecture was the core along with sustainability and likes of the high end Nepali family. Finally central park got four flowers – orchid, jasmine, lily and Tulip, all so placed to achieve high east and south sun orientation, natural ventilation and no shadow boxing.

    To break the ground, we could not get anyone better than safe and reliable hands of Sharma and Company. Local construction expertise is a must to turnaround such a large size project. In fact when we look around the city, Central Park, a 5,00,000 sq. ft project, is the largest construction activity inside ringroad.

    Challenges were galore to achieve what was envisioned. On one hand concept of apartment per se was new to Kathmandu and on other anxiety among potential buyers on proper project completion. However it just clicked with overwhelmed bookings. Some like location, some design, some sustainability, some amenities etc. We are now nearing completion and the four flowers are blossoming.

    we thought why not we provide the showcase of how best the spaces inside the

    Yet again we availed services of best – It’s all about design (IAAD), New Delhi. IAAD

    is a leading interior designing firm lead by Rachna Agarwal.

    Contemporary interiors was the design brief and key elements included use of

    not so loud shades, maximizing space usage with large storage areas, large toilet

    counters, cove lit false ceilings, cosy living area, modular modern kitchen, funky

    kids room and lively master bedroom.

    LANDSCAPE MASTER PLAN

    One enters the site and arrives at a richly paved plaza that is the arrival point for the first two towers (lily and tulip).

    The site is bounded by an articulated wall with indentations for trees.The peripheral road will be bound with flowering trees and the driver will encounter a sequence of interesting spaces.

    The grounds, water elements and gardens of the complex provides something for the individual as well as the entire family.

    A circular form with a play trail, sand and climbing elements. The area is bordered by a linear bench allowing the mothers and nanny’s to socialize while watching the children at play.

    The community room and outdoor lawn area for resident functions is located on the ground floor of the Lily. This common space allows for parties and receptions as well as meeting and exhibits.

    All of the ground floor apartments will be privileged to have limited walled in gardens for their special use.

    The path system is designed to allow for jogging through a defined route or discretionary route of ones choosing.

    The activities on the upper terrace are organized around a large multi purpose lawn. There is an adventure play environment.

    On the third side of the space are overlooks extending the space over the perimeter road. These overlooks are intended to be made of wood and are trellised and to be covered with vines.

    At border facing the wall separating the levels is a promenade of five geometric fountains. The water from the fountains appear to flow through projecting elements reminiscent of the traditional water sources common to the area. This water is actually a design element using the re-circulating water of the swimming pool.

    The lower area provides the dramatic and iconic element of the landscape, a connected grand heated indoor and outdoor pool.

    The indoor pool is comprised of a two story space that is glazed. Residents and visitors entering the lobby of the building on axis of the entrance will be provided, through a glass wall, a dramatic view of the indoor out door pool and entire lower recreation area.

    The stage area of the amphitheater will accommodate grand events.

    per local bye laws, it is a relatively high density construction as compared to other cities in region like Delhi, Mumbai, Dhaka, Colombo etc. The design brief is contemporary coz the kathmanduites like what they see in Bangkok, Singapore or Hongkong, with very limited local architecture is not part of the design brief. Straight lines dominate the design process to maximize spaces and provide a modern outlook. Sun orientation is a key keeping in view Kathmandu’s climate. The building placement in site is largely dependent on this. Sun deck in each apartment meets the requirement of sun bathing during the day and gathering in the evening.Height of buildings is driven by desire to stay high but not so high, achieve more open spaces on ground and yet be safe from seismic forces. Floor plan and room sizes go with requirement of high end Nepali family. Bath Tubs in master toilets, large south opening, large size sliding door/windows for views and ventilation, high ceilings to provide openness, merging living and dining areas, powder rooms along living area etc. meet the local taste. Lobbies are space efficient yet provide privacy at entry of each apartment. With a four to a core structure, four apartment in a floor crane out from each other to capture all directions. A special peel effect on top of towers provides a blossom effect to four towers – orchid, jasmine, lily and Tulip. This provides a very subtle but unique façade treatment and feeling of openness inside central park. The color treatment on façade is simple and modern with shades of white, terracotta and metallic orange along peel effect. The resultant design will make this a place to live in and visit.
