OTHER HELPFUL INFORMATION
• Property Owner’s Association (HOA) administration duties are performed by May
Management.
• Quarterly HOA fees depend on home location – Golf, Lagoon, Marsh, Woods
• An approximate ($5,115) fee charged at closing is a capital contribution for reserves towards
the maintenance and upkeep of the neighborhood. Check with HOA for current amount.
• Car decals for access into the neighborhood are available during normal business hours with
appointment at HOA office - 904-220-2118
• Gate Access app is easily utilized for registering visitors or vendors on phone or computer

• Garbage Pickup is on Wednesday (put out after 5pm on Tuesday); Yard Waste pickup is on
Tuesday (can put out after 5pm on Sunday); Recycling pickup is every other Tuesday (put out
after 5pm on Monday)

REALTOR INFORMATION
• Realtor must show Driver’s License and Realtor license at the
gate.
• Realtor must make appointments for showing homes.
• Vendor, guest, client or listing Realtor can gain access from the
homeowner.
• Realtors can have their clients follow them through the gate house to their scheduled appointment.
• Realtors should advise their buyers to make appointment at POA office to pick up bar codes and
resident packets after closing – 904-220-2118
• Realtors performing property management must ask the owner of the property to contact the POA
and give permission for the POA to provide the resident’s gate access information to the realtor
property manager.
OPEN HOUSE RULES
• On the day of Open House (OH) or prior to the start of the OH, Realtors must provide their name,
contact number, address, and the scheduled ending time to the Access gate. The Realtor may give
maps or flyers with directions to the OH to the gate officer to handout.
• The gate officer will ask visitors for the address of the OH. If the driver doesn’t know the address,
he/she will be denied access. Visitors MUST provide a valid driver’s license. If it is not current, they
will be denied access.
• The Homeowner or Realtor must always be physically at the home during the event.
• Only one sign is allowed in the yard of the property that is being held open.
• However, Realtors can place directional signs throughout the neighborhood directing visitors to the
open house. Directional signs are not allowed on Atlantic Blvd pointing into the neighborhood.
Balloons on signs are not permitted in the neighborhood.
• Realtor must remove all signs when OH is done.
• Parking is allowed on the street, with all vehicles facing the direction of normal traffic. The gate
officer is authorized to immediately terminate the OH if the parking causes an unsafe condition or if
some other nuisance occurs.
• The homeowner is fully responsible for damages to any property, including HOA property, as a
result of their OH. Broker Opens and Luncheons are subject to the same OH rules.
• FOR SALE/FOR RENT signs must conform to ARB Guidelines.
• Any violation of the above rules is subject to a fine.
