Waterstone: Master Association Updates• GHHOA Board Representative: Ryan Gleason • Beach Proposal:
• Proposed beach installation at Waterstone & Market street (slightly west of gazebo)
• Information meeting held for all homeowners on 4/17/12 at 7:00 pm at Boulder Pointe
• All homeowners, in good standing, shall be permitted to vote for/against beach installation – voting to begin after 4/17/12 meeting (through surveys)• Previous votes (through surveys) will also be included, but
can be modified
Waterstone: Master Association Updates• GHHOA Board Representative: Ryan Gleason • Beach Proposal:
• Insurance already includes coverage if beach were to be installed
• Money budgeted already to pay for installation/upkeep of beach – no plans to increase Master Association dues
• Parking: No parking is allowed on Market Street or Waterstone Street.• Looking into creating small parking lot on common property
in front of beach area.

• Master Association is already paying for installation of these signs at common property intersections on Market St and Waterstone St (paid from Master Association dues previously collected).• (ex: signs at Market/Cedar Street, Market/Chelsea Blvd)
• Individual associations can decide whether to include these within their own subdivisions, but is not required.

• Budget:• Income : 157 homeowners are current as of April 20th• Delinquencies : 25 homeowners are behind 1 to 4 years• There are 18 lots currently lien that are owned by Waterstone
Properties
• Legal Activity - Liens• Legal counsel sent letters to 12 homeowners about past due dues in
2011. Association collected dues in full from 4 of these homeowners.• All 18 Lots owned by Waterstone Properties, the Association has
placed a lien against them. • Delinquencies : 25 homeowner have been sent letters from legal
counsel with note of intent to lien .. Potential income is between $14,000 and $25,000
