MANAGEMENT OFFICE

The office of Manhattan Skyline Management Corporation is open Monday through Friday, 8:30 A.M.-5:30 P.M., September through July. Summer hours begin after July 4th and continue through Labor Day. At that time the office is open Monday – Thursday, 8:00 A.M.- 6:00 P.M. and closed on Fridays. The general phone number is (212) 977-4813. In the event of an emergency someone can always be reached at that number, if the office is closed, follow the voice mail prompts.

SUPERINTENDENT

Your Superintendent, Richie Petovic supervises the maintenance and cleaning staff, schedules preventive maintenance to building systems, and keeps the physical plant running. You may call him directly at (212) 835-9236, fax at (212) 889-0596 or e-mail him [email protected] from 8:00 A.M to 4:30 P.M. Monday thru Friday.

PROPERTY MANAGER

Mike Doherty of Manhattan Skyline Management is the Property Manager for The Murray Hill. If you have a question or concern that cannot be answered by the Superintendent or the administrative staff, you may call Mike. SECURITY AND APARTMENT DOOR LOCKS

While we make every effort to keep all entrances secure, we urge you always to double-lock your apartment door, even if you are going out only for a short time. Your apartment is equipped with a high-quality lock cylinder. For security you must double-lock your door, which means “throwing” the bolt of the lower lock as well as that of the upper lock if you have one. Leaving your door “latch locked,” without throwing the bolts, is insufficient. To throw the bolts from inside the apartment, turn the thumb knobs; to throw them from outside, insert and fully turn the key. A latch-locked door should be considered an unlocked door.

BUILDING EMPLOYEES

The Murray Hill maintenance employees wear a uniform with the name of the building and the employee’s name printed on the shirt. To ensure quality control, please do not request services directly from these employees, but call the Superintendent with maintenance requests or log in to your account at www.themurrayhill.org. Ask Superintendent for login information.

MAINTENANCE REQUESTS

Request for maintenance services should be directed to the Superintendent or login in to your account at www.themurrayhill.org Monday through Friday, 8:30A.M. to 4:30P.M by calling (212) 835-9236 or by visiting the Superintendent’s office in the building.

EMERGENCIES

If you need emergency maintenance service after regular hours, call the Doorman, either on the intercom or by phone. If unavailable, someone can always be reached at (212) 977-4813, follow the voice mail prompts for emergency service. An emergency is defined as a gas leak, flood or fire. For ordinary maintenance, we request that you wait until morning and then notify the Superintendent. For police or fire emergencies, dial 911 first, then notify building staff.

PERMISSION TO ENTER

Building staff will not enter your apartment to attend to a maintenance request unless you have either signed the “Permission to Enter” form when you moved in or grant “PTE” (permission to enter). You can also grant permission by login in to your account at www.themurrayhill.org . Without PTE, we will not enter your apartment when you are not at home, unless there is an emergency.

APARTMENT ACCESS

In an emergency requiring immediate access to your apartment, such as a flood, gas leak, or fire, we will enter your apartment without PTE. Otherwise, for your safety and security we will not open your apartment door for anyone at any time unless you have authorized us to do so. You may leave your keys with the Superintendent for an appropriate reason, such as to accommodate a delivery or to give your housekeeper access, but you must leave written instructions with your keys and pick them up the same day.

LOCKOUTS

To avoid being locked out of your apartment, we suggest that you make a copy of your keys and leave it at the front desk. We have a secure “Key-Trak” system that no one is allowed to remove keys without your written authorization except building staff for emergencies only. When a key is removed there is a record of date, time, and authorized user.

If you are locked out of your apartment, we will open your door for you as soon as an authorized employee becomes available. However, you may be asked to wait an hour or longer until a staff member can help you. If you chronically lock yourself out, we may refuse to open your door and require that you hire a licensed locksmith. No lock-out assistance can be given at night; between 10:00P.M. And 8:00A.M. You must contact a licensed locksmith to gain access to your apartment. You must show proof that you are the legal tenant of the apartment before your locksmith will be permitted to open the door. You will be

responsible for the cost of the building’s lock and any damage to the door or door frame caused by the locksmith.

CERTIFIED OR REGISTERED MAIL; LEGAL PROCESS SERVICE

The building staff cannot and will not accept registered or certified mail, or legal process service, addressed to a resident. However, the staff cannot obstruct the service of legal documents upon residents by process servers.

GUESTS, GROCERY AND RESTAURANT DELIVERIES

You must be home to receive guests, and accept deliveries of groceries or take-out food. This includes frozen foods and other perishables mailed or delivered from specialty houses. All guests must sign in with the Doorman, be announced, and show photo identification if asked for.

FURNITURE DELIVERIES; MOVING IN OR OUT

Moves and deliveries of large items such as furniture are permitted only MONDAY THROUGH FRIDAY, 10:00A.M. to 4:00P.M. All moves and deliveries must be scheduled in advance with the Superintendent to ensure that the elevator is available. No unscheduled moves or deliveries will be permitted at any time. ABSOLUTELY NO MOVES OR DELIVERIES ARE ALLOWED ON SATURDAYS, SUNDAYS OR HOLIDAYS.

LAUNDRY ROOM

The Murray Hill is equipped with a card-operated laundry room with washers and dryers. Should you have any difficulty with the machines, please call the laundry operator SAV-ON at (718) 748-8961.

APPLIANCES

Your kitchen is equipped with a gas stove for cooking, an electric microwave oven, a frost-free automatic refrigerator and an electric dishwasher. The air conditioning is electric with climate control in both the living room and bedroom. Any questions or concerns regarding this equipment, please contact your Superintendent or Mr. Sabet.

ELECTRIC SERVICE

Electric service is provided by the Consolidated Edison Company of New York. Before you move in, please call Con Edison (800) 752-6633 to have the electricity turned on in your name.

TELEPHONE SERVICE

Telephone service to your apartment is provided by Verizon, RCN or a provider of your choice. To arrange for service, call Verizon at (212) 890-2550 or RCN at (212) 842-7801. Apartments are pre-wired with wall telephone jacks; however, there is no guarantee that these are in the exact location you wish. We are not authorized to touch, modify, or connect into the telephone lines. Therefore, you may be charged for wiring installations and relocations.

CABLE TELEVISION

115 East 34th Street is served by Time Warner Cable of NY and RCN. You may subscribe to their services by calling Time Warner Cable of NY at (212) 358-0900 and/or RCN at (212) 842-7801

NO SMOKING

Local law prohibits smoking in all public areas of the building, including the lobby, mail room, corridors, stairways, elevators, service corridors, laundry room. Thank you for not smoking.

RECYCLING

The Murray Hill is proud of its recycling program. In the hallway on every floor, you will find containers for newspapers, glass and plastic jars and bottles, metal cans, and aluminum foil products. There are signs posted to indicate what goes where. We appreciate your cooperation. All large boxes must be brought to basement area.

PETS

Residents at The Murray Hill are permitted to have dogs and cats only. Pets are to be no more than 18 inches tall and must weigh 30 pounds or under. You must request permission for a pet. If permission if granted, you must sign a Pet Rider , which will be a part of your lease, provide a photograph of all pets and a deposit of $1,000 per animal. Tenants are not permitted to allow their pets to roam in hallways, stairwells or any public areas of the building. Pets are allowed in public areas only when they are being taken out or brought in the building and must be in pet carriers or on leashes at all times when walked through the building or on the building’s property. Please curb your dogs away from the building, preferably in the gutter. Local law requires that you clean up after your dog. Please do not allow your dogs to relieve themselves on the lampposts, planters, and other structures around the building. No pets are permitted in the flower and tree planters at any time.

All hallways, corridors, stairwells and other means of egress MUST BE CLEAR OF IMPEDIMENTS AT ALL TIMES. Our policy on this is ZERO TOLERANCE.

FIRE SAFETY NOTICEIN THE EVENT OF FIRE, STAY CALM. NOTIFY THE FIRE DEPARTMENT AND FOLLOW THE DIRECTIONS OF FIRE DEPARTMENT PERSONNEL. IF YOU MUST TAKE IMMEDIATE ACTION, USE YOUR JUDGMENT AS TO THESAFEST COURSE OF ACTION, GUIDED BY THE FOLLOWING INFORMATION:

YOU ARE IN A NON-COMBUSTIBLE (FIREPROOF) BUILDING

If The Fire Is In Your Apartment

· Close the door to the room where the fire is and leave the apartment.· Make sure EVERYONE leaves the apartment with you.· Take your keys.· Close, but do not lock, the apartment door.· Alert people on your floor by knocking on their doors on your way to the exit.· Use the nearest stairwell to leave the building.· DO NOT USE THE ELEVATOR.· Call 911 once you reach a safe location. Do not assume the fire has been reportedunless firefighters are on the scene.· Meet the members of your household at a pre-determined location outside thebuilding. Notify the firefighters if anyone is unaccounted for.

If The Fire Is Not In Your Apartment

· Stay inside your apartment and listen for instructions from firefighters unlessconditions become dangerous.· If you must exit your apartment, first feel the apartment door and doorknob for heat.If they are not hot, open the door slightly and check the hallway for smoke, heat orfire.· If you can safely exit your apartment, follow the instructions above for a fire in yourapartment.· If you cannot safely exit your apartment or building, call 911 and tell them youraddress, floor, apartment number and the number of people in your apartment.· Seal the doors to your apartment with wet towels or sheets, and seal air ducts or otheropenings where smoke may enter.· Open windows a few inches at top and bottom unless flames and smoke are comingfrom below.· Do not break any windows.

· If conditions in the apartment appear life-threatening, open a window and wave atowel or sheet to attract the attention of firefighters.· If smoke conditions worsen before help arrives, get down on the floor and take shortbreaths through your nose. If possible, retreat to a balcony or terrace away from thesource of the smoke, heat or fire.
