What=s Up In South Lincoln: Projects Underway or Approved March 18, 2019
A. Huvepharma Inc. Redevelopment Project: located at the intersection of SW 40th and W. O Street, is a redevelopment project of an undeveloped and vacant property for a 30,000 square foot complex.
B. Nature’s Variety Facility: a 24,000 square foot facility including street trees and sidewalks along W. O Street and SW 32nd Street.
C. Lincoln Sports Facility: approval to develop an indoor sports complex including approximately 115,500 square feet of commercial building space located at 150 SW 14th Place.
D. The Schwarz Building: rehabilitation of historic building for condos and office/retail, located at S. 8th and O Streets.
E. Telegraph District: approved Phase I of the redevelopment. Includes 401 S. 21st Street Nelnet work site and 333 S. 21st Street to be adopted into retail spaces on the 21st & L corner, with most of the building remaining parking. Also associated with the project is 330 S. 21st Allo offices and warehousing and the Mill Coffeehouse & Café.
F. Tabitha: approved for expansion of a residential healthcare campus to add two 19-bed small house facilities.
G. Germans from Russia Museum: approved a 3,000 square foot addition to the museum located at 631 D Street.
H. Willard Community Center & Mourning Hope Grief Center: for a social hall for up to 2,340 square feet, an early childhood care facility for up to 150 children and for a non-residential healthcare facility; west of S.
Folsom & W. B Streets. I. Scouts Western Sky: to develop
22 dwelling units, attached or detached, SW corner of W. A Street and Hwy. 77.
J. City View: approved for 14 dwelling units including 1 existing single-family residence and 13 proposed townhome lots; NW corner of W. A & SW 17th Streets.
K. Scouts Treefield Park: apartment complex approved for up to 432 dwelling units, with approval of up to 582 units upon completion of improvements to W. A Street; north of SW 30th Street and W. A Street.
L. Speedway Sporting Village PUD: indoor sports facility with outdoor soccer fields and future restaurants and retail, located at the intersection of Park Boulevard and Van Dorn Street.
M. Kensington Office Park: add a 40,500 square foot rehabilitation facility to the approved 137,000 square feet of commercial space, north of Old Cheney Road between 14th and 16th Streets.
N. Southwest Village: approved for 1.3 million square feet of retail, office and light industrial space, including Abig box@ retail, a horse race course, simulcast facility and 410 dwelling units, at W. Denton Rd., west of Hwy. 77; simulcast/bar constructed in 2013.
O. Southwest Village PUD: subdivision approved for 160-plus single family lots west of Folsom Street and Amaranth Lane.
P. Costco: new commercial center approved for up to 199,000 square feet of commercial space, including Abig box@ retail and a gas station, located NE of 14th Street and Yankee Hill Road.
Q. Southpointe Pavillions: approved 818,985 square feet of commercial space and a parking garage at the northeast corner of S. 27th Street and Pine Lake Road.
R. Wilderness Hills: mixed use residential underway with plans for 673 single family lots and 544 townhome units; 300 apartments under construction; south of Yankee Hill Road from 27th to 33rd Streets.
S. Wilderness Creek: approved for up to 220,000 square feet of commercial space, 110 single family lots, and 300 multi-family units; west of S. 40th Street and south of Yankee Hill Road.
T. Wilderness Heights: approved for 308 single family homes and 239,000 square feet of neighborhood commercial space, including 60,000 sq. ft. for auto sales and service; east of 40th Street and south of Yankee Hill Road.
U. Wilderness Commons: approved center of 620,000 square feet including Abig box@ retail, office and commercial uses and 300 apartment units; west of 40th St. and south of Yankee Hill Road.
V. Grandale: subdivision approved for 188 single family lots and 34 townhome units south of Southwood Lutheran Church; east of 40th Street and south of Yankee Hill Road.
W. Wilderness Hills Commercial Center: approved for up to 375,065 square feet of retail and office space, Kohls, Marshalls Homegoods and a pedestrian oriented Town Center, and 166 dwelling units developed at 27th Street and Yankee Hill Road.
X. Annexed 284 Acres for new L.E.S. service center.
Y. Grandview Estates: the original CUP has been expanded for a total of 316 single-family residential lots over 110 acres. To date, about 70 acres have been annexed and are under development.
Z. The Woodlands at Yankee Hill: underway on over 300 acres of mixed use including about 1,350 dwellings, 2 neighborhood commercial centers; St. Michael=s Church and School, recently completed, south of Yankee HIll Rd. between 70th and 84th St.
AA. Jensen Park: City of Lincoln future 190 acre community park. New joint middle school/YMCA, now under construction, located southeast of 84th St. and south of Yankee Hill Rd.
BB. Southlake PUD: allows two residential healthcare facilities, north of Hwy. 2 and east of 91st St.
CC. Southlake CUP: approved up to 181 single-family dwelling units located northwest of S. 98th Street & Andermatt Drive.
DD. Boulder Ridge: underway on 191 single family lots, 47 townhome and 224 apartment units, north of Pine Lake Rd. and east of 84th St.
EE. Prairie Lakes: approved for up to two million square feet of commercial and office floor area to be located on both sides of Highway 2 just east of S. 84th Street. The center was recently expanded to include over 700 apartments at the northeast portion of the center.
FF. Grand Terrace: approved and underway for 216 single family lots and 200 apartment units, south of Hwy. 2 and west of 84th St.
GG.Grey Ghost CUP: for up to 12 lots at 77th & Portsche Lane.
HH. Pine Woods PUD: approved for up to 53,000 sq. ft. of office and 11 dwelling units at S. 70th and Pine Lake Rd. II. Tagel Hill: 94,000 square feet of
commercial floor area including office and mini-storage, now under construction northwest of S. 70th St. and Pine Lake Rd.
JJ. Villiage Gardens/Village Meadows: Phase I including single-family, row house, and apartment dwellings along a 300,000 sq. ft. commercial center is still being built out. A portion of Phases II & III are now being built out and include and an additional 300 lots for single-family dwellings and an assisted living facility, and a new church, located south Pine Lake Rd. and east of 56th St.
KK. Joshua=s Glen CUP: up to 156 dwelling units (attached single family & townhouses) underway at S. 56th Street and Shadow Pines Drive.
LL. Glynoaks Plaza: approved for 260,000 square feet of mixed use space and 78 townhome units; new office and bank buildings have been constructed.
MM. HiMark Estates: approved for an additional 23 single-family residential lots, for a total of approximately 570 units allowed within the development.
NN. Firethorn: A 60-acre redevelopment of a portion of the Firethorn golf course located southeast of the intersection of south 84th and Van Dorn Streets, including a new recreation facility, 42 lots for single-family homes, and 225,000 square feet of office space.
OO. The Preserve: underway on 121 single family lots, 44 townhomes, 180 retirement apartment units and up to 82,000 square feet of commercial floor area.
PP. Expanded Hamann Meadows CUP: to allow an additional 12 dwelling units at Pioneers & Lucille.
QQ. Union College Area: redevelopment of the NE corner of 48th and Pioneers for office, retail and restaurant.
RR. NW Corner of S. 40th Street and Pioneers Blvd.: 10 single-family infill development project.
SS. S. 84th and Karl Ridge Road: approved development of up to 130,000 square feet of mini-warehouses.
TT. Wandering Creek: annexation and PUD approved on 78.66 acres, located on the north side of Van Dorn Street at 91st Street. Approved for up to 104 dwellings, up to 595 multi-family dwellings or up to 480 persons as part of healthcare residential and up to 10,000 square feet of office.
UU. White Horse: Annexation on preliminary plat approved for 154 single-family lots.
VV. Gable Pines: annexed approximately 10 acres and approved development of a mixed-unit residential healthcare facility. Initial phase will be 90 units (105 beds) with a future phase of 14 units (14 beds).
WW. Shadow Creek: annexed approximately 50 acres and approved development of Planned Unit Development for 100 single-family units, up to 220 multi-family units and 40,000 square feet of commercial space.
XX. Young Voices Daycare: New daycare for up to 125 children with use permit request to expand to 130 children at 8120 O Street.
YY. Hillcrest: annexed approximately 103.07 acres and approved CUP development for 290 residential units on approximately 96.18 acres.
