I has been a long way since his first national television debut in a shampoo commercial, playing a love struck postman chasing a beauty with unbelievably soft and shiny hair. ince that delightful introduction, many have

fallen for the charming and talented lan un.

orn in , that big break happened when he was only when a well known shampoo brand casted him in their ad. lthough he started out younger as a model, this was the launch pad for lan s career. He went on to feature in a string of commercials, for brands like escaf , Volkswagen, Kodak and issan, to name a few.

ne might recall lan s ambassadorial role for ensonic, where he appeared in a series of memorable commercials in as a ensonic riend alongside names like mber Chia, Carrie ee, harifah mani and Chef Ismail.

Certainly his good looks and strapping build helped, but coming from humble beginnings his relentlessness and positive attitude played a big role towards his success today.

He is a man who chooses his own path. lan found himself a household name after e

ploring various niches of the entertainment sphere. aking his enterprising sense to use,

lan established an advertising outfit, and along the way invested in two restaurants as well.

ne of these restaurants is located in amansara named he ran uerah. It is uite uni ue, known not only for its aba yonya cuisine, but also for its delightfully creative d cor, which lan had a hand in design and conceptuali ation.

anaging businesses is no easy task lan would find out, but he learnt that to get the best out of a business, it is important to have the right people. eferring to the saying irds of a feather ock together , lan believes in choosing his managers carefully and having a like minded team that can work together well. he way you manage and treat your colleagues defines how well they respond, shares lan.

hen asked why he chose to dive into the food and beverage industry, lan replies, good chef may not necessarily be a good restaurant owner, adding that he is very passionate when it comes to yonya food.

eing the adventurous man he is, no one can tell where lan might e plore to ne t. ut

lan admits that one can only do so much. ith plenty of work to do, personal time is

more precious than ever. I try to find time for myself, and find balance between work and personal agendas, says lan, who plays and en oys a wide array of sports like football, basketball and even hockey in his free time.

lan s road has been a long one indeed, but it is one that may hold more possibilities. s

lan ponders his ne t move be it another business venture or an investment in property, we can only wait and see. here is still a long way to go on the road for lan, but udging at where he s heading now, no one will doubt he will take anything in his stride.

In the last three to four years, anyone who has been buying under-construction properties in the market would have made decent pro�ts. Upon completion of their properties, 100% price increases are not uncommon. �e question now, however, is whether it is still safe to invest in under construction properties?

Based on three basic pointers, Faizul Ridzuan, author of “WTF? 23 Properties by 30”, shares some of his own experience in investing in under construction properties. Here’s what he had to say:

DEVELOPER

�e �rst and most important entity is the developer:

Abandoned record – I will NEVER, NEVER, NEVER buy anything from a developer

that has an abandoned project, for obvious reasons. www.kpkt.gov.my is a website that black-lists errant devel-opers. �e key here is to identify the real developer behind the blacklisted companies, as normally developer will use di�erent shell companies for di�erent projects.

�eir current �nancials – It is important to know if the developer has the muscles to

complete a particular project. It is great if you can gain access to their �nancial standings, but these types of information are normally not made available (unless it is a public listed company). Normally, I will look at the banks that are providing the end-�nancing for a particular project. �e more banks providing EF, the better.

Average returns of their past projects – �ere are developers who have consistently delivered

above average returns to its investors

in many, many projects. �is means that they often priced their product sensibly to leave some room for its in-vestors to make money, and chances are they will continue helping their investors to make money. Let me use a real past performance for Developer A as an example : 63% increase for the Ayu Kasih double-story terrace house in Shah Alam (launched in 2009) to RM530,000 from RM325,000;

80% increase for a corner shop lot in Section 19 Shah Alam (launched in 2010) to RM4.5 million from RM2.5 million;

135% increase for shops by Selaman in Section 7 Shah Alam that were sold for RM850,000 in 2008/2009 are now valued at RM2 million

�e second factor is obviously the price. Typically new properties today are being sold at an unhealthy pre-mium versus:

in primary market today?

It goes without saying, the lower premium a particular project com-mands; the better it is for its inves-tors. As an example, there’s a project launched at RM900psf. Project X, looks decent and �ashy. But once compared to other similar launches that are priced at less than RM-800psf, and existing units which were going for less than RM600psf, I know that project X has priced the future premium into its pricing to-day and unlikely to leave me with much pro�ts left.

SUPPLY AND DEMAND

�e last but just as important, is to assess the supply and demand equa-tion of a particular development. �e idea here is to be di�erent, and play the contrarian role. To illustrate my point:

In areas like KLCC or Mont’ Ki-ara, where there are many supplies of units with built up of 1500sqf and above, buying smaller units like studios and 1 bedroom would be a safer move. In fact, the smaller units in this area are thriving at the moment, commanding very decent rentals and have recorded decent price increase.

�ey were close friends �rst, hav-ing met in while playing in a college band. Somewhere in the mix Ruth and Jack fell in love and three and half years later married. He worked from home as a building manager, she as a social worker. �ey remained the best of friends… or so Ruth thought.

Next door neighbors, Mark and Chris, provided the bulk of their friendship in the large city. So when Chris started struggling with depres-sion, Ruth encouraged Jack, who was home during the day, to reach out. “She was vulnerable, and I basically gave her my husband,” said Ruth. Ac-cording to Jack, he and Chris spent a lot of time talking.

“At �rst it was an emotional rela-tionship based on her need and my concern,” said Jack “Within a year, however, it turned physical.” Unbe-

knownst to Ruth, the relationship would carry on for three years.

“I thought everything was �ne,” said Ruth. “I felt like we had a good mar-riage and we were good friends on all levels.” When Jack �nally did confess the relationship, her world crumbled. “�e betrayal was incomprehensible to me,” said Ruth. “I don’t know what felt worse, that my best friend had stabbed me in the heart, or that I encouraged it.”

“For both of us, there was no ques-tion whether or not to salvage the relationship,” said Jack. “We decided we would do whatever we could to repair the friendship and honor the commitment we made to each other.”

“We also committed to the process of reconciliation because we saw value in each other and in our relation-

ship,” said Ruth. “Neither of us could imagine living without the other. I remember telling Jack that I loved him in the midst of horrible, painful, tearful conversations.”

�e �rst act Jack and Ruth took was to spend a week away at a quiet re-sort. It was a time of simply being together and building new memo-ries. �ey spent a lot of time talking and crying.

Jack and Ruth did all the right things to repair their shattered friendship. �ey went into marriage counsel-ing. “I don’t think we would have made it without professional help,” said Ruth. “We learned how to com-municate, and we learned about the brokenness and behavior patterns we brought into the marriage. Clearly there were issues that had lain dor-mant for years.”

�e couple also cleared their lives of all time commitments outside of work, “We needed intense face time,” said Ruth. “We had to face deep, painful and uncomfortable things about one another, and we had to do it alone.

“Jack said over and over to me through tears, ‘I can’t be trusted.’ I checked in every day to see if he was being honest and faithful. I po-liced his Internet use. �is kind of exercise fueled my su�ering. Finally my counselor told me that Jack needed someone else to monitor his thoughts and activities. He entered into a transparent accountability re-lationship with a mentor.

Ruth knew she also needed account-ability, a compassionate ear, and encouragement. A mature woman whom she knew well stepped forward and provided that support.

On the sexual front, Ruth did not know how she was ever going to be naked in front of her husband again. “We took small steps toward inti-macy,” she said. �e betrayal took a long time to get over.” It would be years before she didn’t think of Chris during their most intimate moments.

�e couple credits the a�air and its aftermath with the creation of a transparent, vulnerable and rock sol-id friendship. �ese are the hallmarks of their relationship today:
