Site

Virginia is part of the mixed-humid climate; so it ishot in the summer and cold in the winter. A well-insulatedenvelope (walls-R20, roof-R40, foundation walls-R40, slab-R15) was a necessity for the Breakheart Project. Thebedrooms are on the ground floor, which is a walk outbasement. The earth that surrounds and insulates thelower level keeps indoor temperatures mild year-round. Thefinish floor on the ground level is the cleaned and polishedconcrete slab providing a thermal mass for the sun’swarmth in the winter. Upstairs, the southern façade hasample glazing proving plenty of daylight year-round andwarmth from the sun in the winter. All windows are operablefor cross-ventilation and a whole house fan was included inthe stair tower for extra draw in the warmest months. Awood-burning stove provides most of the heat in the winterbut duct-less mini-splits are provided for heating andcooling insurance. This system eliminates ductworkthroughout the house, reducing materials and the risk formold growth. A propane instant hot water heater replaces aconventional tank heater to eliminate the costs ofcontinually heating the water. This is especially importantto the client because they are often out of the country formonths at a time. Highly efficient plumbing fixtures wereused in each bathroom, including dual-flush toilets, and agray water system for the half-bathroom.

Level 0

Final finishes are very simple in the Breakheart Project. Tongue and groove, structural pine flooring wasused, sanded and finished for the first level floor. Oak milled on site, from the site, was used throughout the housefor a rain screen, countertops, interior paneling, handrails, and the main stairs construction. Steel handrails wereoiled for light rust protection with the understanding that oiling is necessary at least once a year. Fiber cementsiding is used to protect the home except for the industrial corrugated roof that wraps down to protect the northfaçade as well. These materials are expected to last at least 15 years with minor maintenance. All materials aresimple, sturdy, secure and durable.

In the future, the homeowner plans to augment the hot water heater with solar hot water and install photovoltaicpanels to off-set energy use. The owner’s commitment to designing and living in a 1,600 sf house preserved mostof the site in its natural state. Such a small house also conserves material and energy. Simple material choiceseliminated many laminated and glued products, cutting back on VOC’s in the house. Because the house is in itsfirst season and the homeowner has not moved in, the house’s efficiency has not been completely tested. Yet, it isexpected to operate very efficiently for many years.
