The Location

Windsor is located 1.5 miles south of J6 of the M4 and 7 miles west of the M25 orbital motorway. It is approximately 26 miles from London at the entrance to the Thames Valley.

Windsor is well located for the following centres:

London 26 miles •Heathrow 9 miles•Gatwick 42 miles •Maidenhead 7 miles •

Windsor to London Paddington has a fastest advertised journey time of 27 minutes, via Slough Central Train Station. In addition, there are train services from Windsor and Eton Riverside to London Waterloo with a journey time of 56 minutes. Alma Road is a short distance from Windsor train station through the fully let King Edward court shopping centre and along the prime retail pitch of Peascod Street.

The building configuration is designed to offer a wide varietyof space solutions, facilities and amenities to meet the tenants requirements. W1, Windsor will be a unique business park within the south east and the Thames Valley. The design successfully harmonises references to the local context of Windsor and its historic buildings,withthecontemporaryaestheticofhighquality,flexibleofficebuildings;tocreateabusinesssettingwithauniquesenseof place.

The masterplan responds to the site location at the edge of Windsor town centre and over looking Vansittart Park through creating improved pedestrian connections across the site with the introduction of new high quality public realm and landscaped space. Four individual buildings are created, varying in height between 3, 4 and 5 storey elements; potentially connected inpairstoofferahighlyflexibleconfigurationofspacetomeettheneeds of prospective tenants.

Each office building is planned around a central service core,creating the potential for further sub-division but also importantly offering highly efficient space planning. A 1500mm planningmodule is utilised in combination with an asymetrically composed irregular facade aesthetic, providing total flexibility for tenantsspace planning options. All glazing panels are proposed as full height with a stepped ceiling detail to offer a natural blind recess, maximum light penetration and high quality daylighting standards.

The main elevational material used is brickwork in response to the surroundings, expressed in a series of recessed panels in response to both the overall aesthetic and as a climatic response to the orientation of each facade. Greater depths of recess are used to provide the appropriate solar shading on both the south andwestfacingfacades;complementedwithbrisesoleilfeatureson the south elevations only. Full height internal blinds are also adopted on the east and west facades to eliminate both solar gain and glare, given the low altitude sunlight these orientations are exposed to.

The buildings provide fully environmental controlled space, utilising fan coil systems in traditional ceiling zones, which draw air through the facade at each level of the building, reducing ductriserspace.Raisedfloorsprovidea150mmclearzoneforelectrical and data distribution.

A series of environmental sustainability measures are introduced, including a substantial renewable energy contribution which will ensure that the buildings will be BREEAM “Very Good” as a minimum.

About Heyne Tillet Steel

Heyne Tillett Steel LLP are a practice of consulting structural engineers based in Clerkenwell London. The practice was established in February 2007 by partners Andy Heyne, MarkTillett and Tom Steel.

We approach all projects with a fresh perspective, encouraging open discussion and the use of a wide range of structural forms and materials. This ensures we generate imaginative, practical and appropriate design solutions.

The practice works under the management of the 3 partners who each take an active, day to day involvement in all projects. Each project has a dedicated partner, engineer and CAD technician who are consistent through its lifetime.

Communication is critical, and we strive to produce drawings, sketches and reports of a consistently high standard within a supportive and collaborative team environment. This includesdrawing the majority of our designs with 3 Dimensional drafting techniques.

The practice has extensive experience and expertise in structural engineering design particularly focusing on design of buildingstructures. We undertake a broad range of project types including new build structures and refurbishments of existing buildings. We work in a number of sectors including Commercial, Residential, Education and Healthcare. We have also been involved in the design of temporary structures and sculptures.

Wecurrentlyhave10permanentmembersofstaff;3partners,4projectengineers,2CADtechnicians,1officeadministrator /book-keeper.Ofourengineers5arecharteredmembersoftheInstitute of Structural Engineers (MIStructE). We work in anopen plan office, which promotes interaction and knowledge-sharing between all members of staff. A practice meeting is held weekly over lunch to discuss strategic office issues,as well as new projects, specific technical queries andpoints of nterest which have arisen over the past week.

We provide both internal and external professional development for all staff, and actively encourage training towards IStructE and ICE Membership. In-house presentations are held fortnightly, where engineering subjects are discussed to provide knowledge and inspiration. Project-related training is part of the everyday work environment, including QA reviews and technical discussions during the weekly office meeting. We operate a bespoke QA(qualityassurance)systemtoensurealloutputisofthehigheststandard. This involves thorough design checks from an additional partner at key design stages.

A detailed landscape and visual appraisal was carried out for the Environmental Statement and a Masterplan was prepared in close consultation with the project architects and the clients whose brief requested the provision of a natural ‘organic’ feeling throughout the site. Clear Water Court, Reading Clearwater Court was Planned, Designed and Delivered by Barton Willmore at the turn of the Century, to provide Thames Water with a strategically located Business centre, on the banks of the River Thames. The five-storey circular structure houses around 9,300sqft of B1 offi ce space, staff catering facilities and parking within a BREEAM Excellent rated envelope that also offers stunning views across the town and river.
