The Pasadena residential market has been relatively stable and has mostly rebounded from the recent downturn experiencing a nearly 14% increase in sales prices with a $588,800 median housing value. At the point of publication, single family residential homes available ranged from $315,000-$8 Mill, while condos ranged from $215,000 - $2.5Mill.

PASADENA HOUSING MARKET STATISTICS FOR 2013

Reports show the average accessibility score for

U.S. borrowers rose from 103 to 106 between

July and August, indicating that borrowers had

easier access to mortgage credit.

The Credit Accessibility score is benchmarked at

100, using data from the full year of 2012, which

is where it stood in June.

In what might be good news for Realtors but bad

news for lenders, purchase loans will soon ac-

count for a bigger piece of the mortgage loan origination pie than refinancings, a re-

cent report by Ellie Mae suggests. As mortgage rates rise and the refi boom cools,

lenders may get more aggressive about competing for business from homebuyers,

loosening their underwriting standards in the process.

As home prices rise, refinance activity slows and government programs change, po-

tential borrowers are, in fact, finding it easier to gain access to credit. That’s because

lenders are easing up on down payment and credit score requirements, while still ad-

hering to conforming loan guidelines.

Floor rug: From Home Goods $99. It flows with the worldly, traveled voyager look I was going for. Whatever theme you’re going for in a kids room, it can be easily tied to-gether with the floor rug. Keep in mind darker rugs with patterns don’t show stains as easily.

Storage: Vintage Chest from the Rose Bowl Swap Meet $50: Storage is crucial for a kids room as a means to put away a plethora of toys and books. For my stepson’s bedroom I picked up a vintage chest because it re-minded me of an old treasure chest, keeping with the adventureland theme.

Bedding: Faux fur blanket $29 from Costplus World Market. Beige comforter, Anna’s linens $40. Just like a floor rug, the bedding can really tie a room together based on

the look that you’re going for.

When school was back in session this year, I decided to take on the task of updating my Stepson, Julian’s, bedroom in our north-east Pasadena home. Fall is a season when we spend more time indoors, and is usually when most people take on the tasks of upgrading and improving dens and bedrooms; the parts of our home where we like to get cozy. Bedrooms can be the simplest room in the home to work on and so my DIY bedroom makeover for Julian’s room was done inex-pensively, especially since there is no plumbing to worry about. Knowing that my stepson absolutely loves the adventureland attractions at Disneyland, I went with that theme for his bed-room; sort a voyagers room; safari meets “Pirates of the Carrib-bean”. Although he’s only five I wanted to create a room that he won’t grow out of in a few years, so I tried not to make the room too juvenile.

Wall Paint It is a boy’s room so I went with taupe, which is a more masculine color and also falls in line with current color trends. When choosing wall colors, no matter what room in the house, choose a color that will be cohesive with the rest of the house and may add resale value to the home.

Most important with any bedroom makeover is to have fun

and be inspired!
