After 10 years, the top-up loan has been repaid in full, typically leaving the purchaser with 15 years remaining on their main 75% mortgage. Initially offered by the builder, the top-up loan is sold after three months (assuming the first three repayments have been made in full and on time) to a pre- agreed funder/investor. The terms of the loan remain the same on sale, and repayments are fixed at for the life of the loan. This lender will ensure that you can afford to pay a total loan of 90%, and homebuyers must pass a credit assessment undertaken by the second loan provider.
