opportunity is checking inIt’s a mobile world and people are looking at hotels as a 3rd place to get work done. In the ‘90s, hotels engaged in “bed wars.” Then they moved to luxury baths. Today’s opportunity: revolutionizing the nomadic worker’s experience, through understanding and designing for their specific needs. At Steelcase, we study and design for how people work, wherever work happens. Our research took us to 22 hotels in 6 cities, and led to some interesting discoveries. The insights offered here reflect this research, and utilize our broad range of product solutions to create spaces for the emerging work patterns of hotel guests.

Trends360 The term “third place” appeared in 1989 when author Ray Oldenburg noted that, after home and the

workplace, there was a rising culture of shared community experiences. Third places are not new — clubs, pubs and

cafés have served as third places for centuries. Fast forward a couple of centuries and their role is changing. Third

places traditionally intended for leisure and social activities are evolving into work spaces. And this includes hotel spaces.

Trends360 The number of virtual workers has increased 800% in the last five years. Today, 1 out of every 5

workers is getting their work done at a 3rd place. And the trend is worldwide. In North America alone, there are

over 4.9 million hotel rooms in over 50,000 hotels. On any given night, up to 40% of the guests in these rooms are

business travelers on a journey to get important work done, and they look to hotels to help them do it.

re:work patternsOur human-centered research methods revealed that many hotel environments fall far short for the nomadic worker. There are key gaps between the hotel environment and the needs and expectations of their mobile guests. Understanding the needs and work patterns of these hotel guests is key to understanding how to close the gap between their expectations and the experience.

2 | work patterns

Trends360 Business travelers are expecting even more from their hotel experience. The most common

frustrations: poor lighting for reading, writing and keyboarding, power outlets are too few or hard to find,

uncomfortable desk seating and lack of horizontal spaces for stacking papers, books or laptops.

The nomads are coming. Workers on the move need more than just Wi-Fi access. They’re looking for smartly

appointed lobbies, lounges, meeting spaces and guest rooms — places that will enhance their work on the road.

Collaboration revolution. While hotels are generally equipped to accommodate large groups, they are not

designed to support the increasingly collaborative nature of the way people work today. Workers spend 80% of their

time working alone or in pairs, and that collaboration can increase innovation. Our field research revealed that this

pattern extends to hotel guests trying to get work done.

Tech tools rule. Traditional conference tables, bare walls and à la carte technology are old school. Today’s professionals

want integrated visual displays, flexible furniture, video conferencing, and tools that help people generate and share ideas.

The hybrid space. Gone is the either/or approach to public/private space. Instead, a continuum of open, semi-private and

private spaces with varying degrees of visual and acoustic privacy are the kind of environments that mobile workers seek.

re:worked spacesOur research found work happening in many of the expected places — and some surprising ones. Based on the patterns that emerged, we developed a palette of concepts designed to optimize the usability and effectiveness of three key areas:  

publiC spaCes Lobbies and lounges aren’t just for waiting anymore. Mobile workers are setting up shop in the middle of the action. They want touchdown spaces with fast, wireless internet, good lighting, varying table heights and plenty of power outlets (and a coffee bar never hurts either).   

CollaboraTive spaCes These are environments in which brains meet, think, and create. They are also great for a quick meeting prep or post meeting debrief. Private and semi-private options give guests flexibility to find the perfect spot to review the day’s notes or tomorrow’s to-do’s.

GuesT spaCes The guest room is a refuge to relax and rejuvenate, and, increasingly, a place to get important work done. Plenty of horizontal surfaces for spreading out and piling, and ergonomic, flexible furniture can make all the difference.

Trends360 The explosion of mobile technologies from texting to video conferencing lets work take

place anywhere, anytime. This has led to a “no down time” approach to business. Hotels have the potential

to take “down time” and make it “up time” for business travelers.

Trends360 Hotels are a critical third place for business travelers. And the business traveler is a

very important guest. As a frequent customer, they make up only 10% of guests, but they can account

for 40% of hotel nights. One global consulting firm estimates that it has more people working in hotel

rooms than in their corporate offices.
