KTGY KNOWS MULTI-FAMILY

WestendDenver, CO

Located just north of Downtown Denver, and less than ¾ of a mile away from the city’s centralUnion Station transportation hub, Westend offers 390 units of city living conveniently nestledinto the surrounding greenery of the City of Cuemavaca Park. The location abuts 1-25 and the Platte River, making Westend a private enclave that is often elusive within city limits.

DESIGN TRENDS81. Bigger & Better Amenities

The latest in apartment community amenities include a rock

climbing wall, yoga and pilates studio, outdoor lounges with a

fireplace or fire pit, elaborate outdoor kitchens and dining areas,

and huge swimming pools including a lazy river with party cabanas

and outdoor big screen TVs.

2. Home is Where the Dog is

Many multifamily dwellers - particularly Millennials and Empty

Nesters - would never even consider an apartment that didn’t

welcome their furry friends. While plenty of developers said “no

pets” 10 years ago, the Great Recession has turned that around,

particularly in urban cores with dog parks, dog runs and pet wash

stations.

3. Fitness on Demand

Fitness on Demand is a fitness class in a gym setting that allows

members to watch group fitness classes on a TV without an

instructor onsite. This convenience allows residents to take a

pilates, yoga or spinning classes whenever they want and has been

a popular amenity in multifamily apartments.

4. Location, Location, Location

Easy access to transit and neighborhood amenities like shopping,

entertainment, employment and education are big draws for

renters. As land in urban areas gets more difficult to come by,

smaller, more efficient floor plans that live large allow developers

to increase density.

5. Micro Apartments

Millennials are attracted to micro apartments in desirable metro

areas where the small unit sizes allow for rents to be within reach.

There is doubt that the micro apartment will catch on with Boomers.

Rather, the great room with a one-bedroom space inboard will

become a staple for Boomers. As men continue to live longer, we

will probably see more of a demand by couples for two-bedroom,

two-bath plans. Without advertising it, two-bedrooms and two-

baths provide a “snore” room and his and hers bathrooms.

6. High Tech

Instead of a key or a key card, you can now use your phone to open

your door. Savvy multifamily operators use online technology to

market their communities, automate social media postings and

deliver desktop and mobile platforms for prospects to transact

business and to maximize retention rates. This also saves money

and time. Automated parking systems allow for a swipe of a keycard

and the automation system moves and parks the resident’s vehicle.

7. Being Green & Riding High

A growing focus on green, urban living has more residents looking

for communities that offer more than a standard bicycle rack

and sustainable features. Options like a large community bike

room, mounting versatile “gear walls” in apartments or “runnels”

incorporated onto the side of its stairways help residents

accommodate an active lifestyle. Designing green communities

(whether certified or not) is now the new standard.

8. Universal Design

Universal Design is more about easier living for all ages, not just

the senior population. Some of the latest kitchen faucets show that

product manufacturers are beginning to embrace Universal Design

principles. Now you can tap the fixture with dirty hands to start the

flow of water or just raise the pot to shut it off.

Located in Koreatown, 3060 Olympic sits on 1.33 and provides 2 levels of parking and 5 levelsof residential units. The intension is to develop a collection of vibrant, but still affordable apartments catering mostly to the young Korean population of the surrounding area. The Type III podium building rises 7-stories facing North at Olympic Boulevard and steps down to 6-stories towards the existing adjacent residential area. There is also 16,412 square feet of retail space along Olympic Boulevard with an enhanced articulated commercial corner.

Monroe Street Market is a multi-phase redevelopment on the Catholic University South Campus located on five city blocks in Washington, DC’s Brookland neighborhood. It is adjacent to the Brookland Metro station and just three miles north of the U.S. Capitol. Monroe Street Market creates a “there” where there was none and transforms five blighted city blocks into a $225+ million walkable mixed-use town center, active 24/7 with 562 residential units, 50,000 SF of retail, 15,000 SF of artist studio space and a 3,000 SF LEED Silver Certified freestanding community arts building.
