“TOUR BLATON” RENOVATIONRECYCLING A OFFICE TOWER INTO SOCIAL EQUIPMENT + HOUSING

The site is located in the south of city centre of Brus-sels, next to the Midi-Nord axe and close to the end of the pentagon. Situated in the neighbourhood of Les Marolles, it functions as a joint with a totally different neighbourhood: Le Sablon.
Historically, Les Marolles has always had its own iden-tity separated from Brussels. During decades a home-place for workers and the lower class, it has been mistreated by authorities several time: the construction of law courts, the restructuring that came with the Nord-Midi axe…
It has been also the heart of the Belgian socialist move-ment heart. In fact, the place that today occupies the Blaton tower was once where the socialist party headquarters was, Victor Horta’s “Maison du Peuple”.
The Blaton tower, symbol of the capitalism in Brussels, has become obsolete and the neighbourhood faces dif-ferent challenges. Les Marolles continues to be a humble neighbourhood, but it risk to lose its spirit because of the gentrification.
POSITIONING: RETURNING THE TOWER TO HE PEOPLE
Because of its height, the tower is a symbol. The main decision has been to recycle the tower into housing and the creation of a new plinth that will host the social equipment the neighbourhood needs.
At the same time, it will be necessary to reconstruct the dialogue between the building and its surroundings.

PREFABRICATED HOTELDESIGN OF A HOTEL TO BE CONSTRUCTED IN SIX DAYS

The challenge of this project was to design a constructive system for the construction of a hotel in six days in Changsha. Beside this, the building must be environmentally friendly.
As answer to the fact of the need to build the whole hotel in six days brings us to the design of a prefabricated system. As a result, we use a tridimensional module (each one will be a hotel-room) that fits in a metallic grid.
In regard to the climatic conditions, the strategy will be profiting the solar energy to heat the building in winter and solar shading and natural ventilation in summer.
To use the sunlight to heat the building, a big atrium is attached to rooms in the south facade. The facade of this atrium is formed by a curtain wall with a mechanical louver system and windows to allow the ventilation. In this atrium all the public spaces and corridors are placed.
The modules that form the rooms, are totally prefabri-cated and installed in a fast way in the previously erected metallic structure. In order to minimize the heat losses,they are provided with good thermal insulation.
The passive systems are complemented with a Ground Heat Exchanger with a Coupled Horizontal Heat Pump as active element.
In this way we obtain a different hotel typology, moving away from the common one; a hotel which has an atrium in the southern façade, where we project the public spaces. In the northern façade the rooms are place using the mentioned tridimensional modules.
Conversion of the typical hotel typol-ogy due to the need of prefabrication. The communication core becomes a superstruc-ture where the prefabricated rooms will be inserted.
The transportation requirements limit the size of the rooms to 3m large and 3m high. Two typologies of rooms are created: 6m long and 9m.
To profit the solar passive heating, one of the facades is liberated and the communica-tion core becomes a big atrium that uses the greenhouse effect to heat the building.
Combining the two types of room and windows a composition in the north facade is created.

CAROLL FLAGSHIP PARISRENOVATION PROJECT FOR THE CAROLL OPERA SHOP

Feminine, seductive, elegant, timeless, authentic, com-fortable, quality. These are some adjectives that describe Caroll.
Situated in front of the Opera Garnier, in the heart of the city, Caroll wanted to transform its shop in the new brand’s flagship.
This flagship must represent the values of Caroll and at the same time be an effective sales tool to achieve the finan-cial objectives of the group.
For this purpose it was necessary to resolve the problems that the shop had. First of all, there were several cold zones that did not attract people. The access to the upper floor by the existing stair case was inadequate and also there a problem attracting people to the bottom of the shop. In ad-dition, the client wanted to install an elevator to connect the basement, the ground floor and the first floor.
Apart from that, the new configuration must use all the possible surface to sale the product and also an accessories corner was demanded.

LACK OF CONTINUOS VERTICAL LIMITSThe main problem faced when redesigning the shop was the need to reconsider the circulation in order to eliminate the existing cold zones; replacing the existing staircase that communicated the ground and the first floor and the requirement of an elevator that would communicate the basement, the ground floor and the first floor. The problem was that the walls of the different floors did not meet in vertical.
VERTICAL COMMUNICATIONPlacing the elevator in the entrance allow to communicate the three floors. The new position of the staircase allows to have a clear circulation and creates a beautiful sight towards the opera of Paris at the first floor.
GROUND FLOORThe centralization of the changing rooms liberates the rest of the shop creating two differentiated areas. Having two different en-trances to the changing room allow to have a faster access from the two main zones and avoids the creation of long queues.
FIRST FLOORThe modification of the opening on the floor and the new staircase divides the floor in two clear areas, and creates a more intimate zone for the changing room.

Like bubbles floating on the surface of a lake, a sign of a hidden life, another reality, the cases of the facade have attracted your look.
It is a composition, an artistic composition. It is modern though personified, contemporary though sensitive, sophisti-cated though serene, technologic though exquisite.
A surprise hides behind the revolving door, it is passage to a surprising experience that invites you to a universe where the beauty rhymes with freedom, modernity and art.
The perfume of the freshly cut flowers wakes up your sense of smell. The scents bring you far away, they take you off your daily clothes. The concierge service listens to you. Leave all that obstacles of the exterior.
All is fluid, light, bright. Your tastes are unveiled. Your desires amaze you. You enjoy each moment.
It is a concept-store, a interior progression where finding you style becomes aerial and ludic.
The spaces are dedicated to dialogues, to crossing be-tween the art, the mode, with invited brands symbolizing all the aspects of a woman.
The spacious architecture, the supple circulations, the softness of the materials, the game of contrasts among the matters, the curves are evidently the evocations of a contem-porary femininity.
Huge precious sculpture, the double staircaise of light and stone guides you to discover other universes, new sensations, surprises. On the top, the dome is a lightwell, a diamond that illuminates the whole space.

CLEAR MAIN CIRCULATION
With the purpose to enhance the dome and treat it like a precious jewel, the existent stairwell is enlarged and symmetric spiral staircases are placed. The communication core created is vis-ible from all the floors.
Along the perimeter of the stairwell a main corridor is projected, creating an observatory from where we can contem-plate the dome.
To complete the main circulation, a promenade is added to the previous ring.
With this scheme we obtain a clear circulation that allows the access to eve-ry zone of the main part of the store.
AN INVITED BRAND IN THE CENTRE
In the central zones surrounded by the main promenade, zones with great prominence are created. In this zones, different temporary events like invited brands, art and object expositions will take place.
This spaces will be the way in which the department store expresses its lifestyle, where the its character will express.

BUSINESS INCUBATORCREATION OF A COWORKING SPACE IN LA VILLETTE, PARIS
2013 - Final Year Project

The two important facts for the development of this pro-ject were from the first moment, the location and the expect-ed function of the building.
Being located in the park of La Villette in Paris was an im-
portant factor to take in account. On one hand, Paris; a big city with a very urban society with its particular needs. On the other hand; the neighbourhood, the result of the industrial development of Pantin and a zone of mixed uses. The pres-ence of the Ourcq canal was also a key factor to consider.
In this way, analysing the social needs and desires, the concept of business was established. Not only as a place to work, but as a way of life. Trying to answer to the new conceptions that the workplace must offer.
As a result, the following objectives have been tried to achieve:- Flexibility: creation of wide and organized spaces that accommodate different uses and groups, boosting the inter-action between individuals and increasing productivity.-Image: the entrance and the main circulation spaces trans-mit the image and philosophy of the building, so they are organized in a clear and an attractive way.-Exterior/interior: the buildings opens to the exterior to enjoy the views and the natural light and ventilation.-Sustainability: sustainable design concepts were included from the beginning in the design to result in an environment friendly building.-Comfort: in order to have a pleasant and peaceful workplace, relax spaces are included. As well as special services as the nursery to make easier the work and familiy life.
All this objectives are unified in a rhythmic and clean building, were the form is the result of the interaction be-tween the functions and the environment, leaving apart any formalism.
As the result of the analysis of the program, the different spaces are separated in three cat-egories: coworking space, main services (hall, client meeting room, cafe, nursery...) and local services (work meeting rooms, relax areas, toilettes, dining rooms...)
Considering the dimensions of the plot and the orientation, the coworking spaces are placed in two stripes of 8m wide. In this way, natural illumination and cross ventilation are granted.
Service areas are placed connecting the two stripes in the most logic way. - Main services in the centre of the building, providing a fast access from all the building.- Local services are shared out the long of the building, because they serve a more little area
The main entrance is situated in the first floor to connect the accesses of the two levels. The canal promenade is linked with a ramp to the hall. Main services are shifted and connected with a continue staircase, giving continuity to the access ramp.
The building is perforated creating terraces and open spaces to enjoy the landscape views and giving breath to the building.
