I liked Liverpool straight away because itfelt like a miniature London. I looked atapartments closer to the city centre but theyseemed quite noisy with nightclubs nearby.I wanted somewhere a bit quieter where I canconcentrate if I need to. It’s nice that it’s not sofar away from the university, the Albert Dockand Liverpool ONE.

I like all the light and space in theapartment. I wanted somewhere with space todo my drawings. I like that the open plan frontroom is a regular square, a lot of the apartmentsI looked had funny angles and for me itwouldn’t work.

The bedroom has greatspace and light to fit mydrawing board. Eventually Iwill decorate the walls as theyare just white right now, andI will probably put paintingsup. I have one of thedrawings I did from when Iwas doing my A-levels, whichI will put up in the kitchen.

The colour scheme in theflat looks great, the greenand orange are really mycolours. I’m a modern,contemporary person so it allgoes really well. There’s also alot of storage space which youdon’t expect from city centreapartments.

We negotiated to get all the furniture fromtheir show apartment. I’ve added to the furnitureand colour scheme with basic things like the settee,table and TV but other than that it all came ready.My grandmother gave me the Welsh CreamLiqueur to bring some of home back here, whichI’m not allowed to open until she comes to visit.

My husband and I have just sold our buy-to-let property. Webought this many years ago in my name only, as it was easierfor me to get a mortgage at that time, although the depositmoney came from our joint savings. Now we have sold it, ata substantial gain. I am a higher rate tax payer and myhusband has no other income/gains in the year. I haverealised that for Capital Gains Tax purposes, it would havebeen much better to have had the property in joint names –is there anything we can do?

The legal owner of an asset is not necessarily the beneficialowner. It is beneficial ownership (not legal ownership)which a Capital Gains Tax liability principally follows. Toreduce your tax bill, you would need to be able to arguethat the house was beneficially jointly owned, irrespectiveof what the deeds may have said.

The taxman will generally assume that if one spousepaid for an asset and is the sole legal owner, unless thereis evidence to the contrary, that they are also thebeneficial owner.

But following a recent tax case on this subject, HMRChave confirmed that they will take a number of factors intoconsideration when determining beneficial ownership.

These factors are as follows• Legal title, ie whose name is on the deeds?• Occupation of the property• Receipt of any rental income, was it paid into a joint

account and enjoyed by you both?• Provision of funds to purchase the property• Receipt of sale proceeds on disposal – was it paid into a

joint account, or have you divided it equally?

No single one of these factors should be considered inisolation, and each case must be considered on the facts.HMRC would also look at background information, so ifyou and your husband hold all other assets jointly then thiswould also be a helpful factor.

Keeping good records and evidence will therefore beimportant, particularly in cases where beneficial ownershipis unclear.

Shaun Ryder was lead singer and lyricist of the Happy Mondays and a pioneer of theHacienda-centric Madchester scene of the early 90s. The hard-living legend went on to havehis life dramatised in film 24-Hour Party People and front rock band Black Grape, and lastyear he charmed viewers to come runner up in ITV’s I’m a Celebrity Get Me Out of Here.Shaun has just released his autobiography, entitled Twisting My Melon, and takes half an

hour upstairs at Bold Street’s Leaf to tell Your Move how he doesn’t regret a thing.

You were a prodigious consumer ofdrugs and alcohol back in the day. Didthat make writing an autobiographytricky? The only problem I did have waswith the 90s. I remember the 60s betterthan the 90s and I was about eight in 1969.But I had books, magazines andnewspapers clippings with reports of what Iwas up to, what the Mondays were up to,what everyone else was up to. My job wasto sort fact from fiction. Were you surprised by anything youread about yourself? Er, no! It was allextreme and that’s part of the game really,being extreme. I’m not particularlybothered by it. I never wore a Joe Bloggs T-shirt, in my life. That was the mostshocking thing I read. That’s extreme, inmy reality. So how extreme did your rock and rolllifestyle get? It was same life as I alwayshad. As any normal kid’s life is. It’s rockand roll before it’s rock and roll. The onething I do regret is thinking that I knew itall and that I could beat the system andyou just can’t. I should have paid my

When Igot into it at 18 at the weekend you put onyour wig and suit and became rock androll, then you went back home to yourfamily. It was an image. It wasn’t aboutgiving everything away and knowing theins and outs of everything. In 2000 itbecame about reality TV and the need toknow everything. I was on I’m a Celebrityat the end of my career, not the beginning.

That’s the last thing people would havewanted anyway, to get the person that I wasat 18.What’s the man like behind the image?Creative. You know, a nice fella. A bit cheesy. In I’m A Celebrity you came over asquite shy… I’m not naturally Mr Showbiz.The last thing I ever wanted in life wasattention. And I ended up singing in arock band. Was that the reason for thedrugs? A little bit. And the reason why Ibrought Beswick into the thing as well. Totake the attention away from me. I’malways get nervous (before a performance).It’s really not that bad any more. That justcomes with age I suppose, you just feelcomfortable in your shoes and underpantsDo you keep in touch with any of yourjungle mates? I still see Lembit (Opik),Dom (Joly) and Jenny (Éclair). I’d like tomeet up with Nigel (Havers) too. Any more reality shows in the pipeline?A turn on Strictly maybe? No. You go onStrictly, you dance, they take the p*ss outof you, you can’t answer back. You don’tlearn anything about the contestants.What’s the point if you don’t get to showwho you are? I’ve got a TV show comingup about something that I’m really biginto. It’s not reality.

Days album and with Russell Watson for album The Voice.He has just announced a tour, Up Close and Personal,

which will take place next year.

t’s been an exciting fewweeks for the MalmaisonHotel, with celebritiesincluding CoronationStreet’s Michelle Keegan

and Hollyoaks stars attending thelavish re-launch party last month.

Heading down to thewaterfront hotel for lunch, thedining offer is just as luxuriousas its surroundings, with a singlemenu for lunch and dinner wewere spoilt for choice. MeetingKevin Doran, of sales and lettingagency Bairstow Eves, overlunch to discuss the new agencyand its outlook for the next year,the sales valuer filled me in onthe future of not only BairstowEves but of the industry itself.The new agency recentlyopened its doors onMount Pleasant, nearthe CatholicCathedral, operatedunder the helm ofMike Chrysokhou whohad previously ran asuccessful letting agencyfor five years. The Liverpoolbranch is part of the respectedBairstow Eves, and parentcompany Countrywide, nationalfranchise network.

“We want to be one of the topfive agents in the city centre -

Mike and I expect the businessto grow organically,” said Kevin.“It is a franchise but it’s still gota family feel, Mike Chrysokhouhas great ties to the local Greekcommunity.”

Over a light lunch ofCalamari and Razor Clams withBroad Beans and Chorizo forKevin, and the Crispy RedMullet with Shredded OrientalVegetables for me, we discuss thefuture of the property business.He gives an insight into theindustry that he’s worked in forthe past decade, previouslyowning two property businessesand now helping to steer theexciting new Bairstow Eves

Liverpool branch. “I think there’s changeunderfoot for estate

agents; the waybusiness is conductedis going to change inthe next couple ofyears,” he said. “We’re

going to see fewersatellite estate and

lettings branches in thesuburbs, which will be drawn intobigger centrally located branches.The new vision, which people havestarted talking about already, is tohave more bespoke agents in thecity. It’s based a little bit on the

American model, where they callthem personal agents but offer abespoke service, so for example Iwould deal with 40 properties andthey would deal only with me.They wouldn’t be passed on tosomeone else. The horizon of theLiverpool market is reallygood; I think people areseeing an opportunityin the city centre.”

During thedelicious lunch, thechef introducedhimself and thankedus for visiting therestaurant - always anice touch to talk to theman behind the delectablemeal. An impression made onKevin too who loves good food.“It was really wonderful for thechef to come out and say hello; Ihad never thought of coming tothe Malmaison before butcoming here today has beenreally lovely. I absolutely lovechorizo and I will eat anythingwith chorizo in it, and this dishis perfect and light enough forlunch.”

The former hairdresser is aman of many talents whoalthough he has been working inthe industry for a long timeretains the passion of a man just

starting out. “I think the benefit of cutting

hair is that you deal with a lot ofdifferent people and it gives yougreat people skills which areimportant when we’re trying to

sell the business. I gotinvolved in property

because I loveproperty; I stillwatch all thepropertyprogrammes. Ifyou love thebusiness and are

passionate about ityou will do your best

for the customer. Forexample, this morning I

spent an hour and a half doing astrap line for a Georgiantownhouse because it is stunningand deserves it.”

The future looks very brightfor both Malmaison and BairstowEves, both important brands inthe city and both passionate todeliver an excellent service for itsclients and Liverpool.

ver 9,000 people participated in the brand newRunLiverpool Marathon, which helped raisemoney for charities including The Roy Castle

Lung Cancer Foundation, Scope, Marie Curie and 23Foundation.

Joining local participants were runners from America,Australia, Dubai, the Philippines and Hong Kong alongwith almost every European country having arepresentative on the day. Starting in Birkenhead Park the26.2 mile track took participants along both sides of theRiver Mersey, finishing in front of the Liver Buildings.

The marathon was so successful it prompted the localauthorities to commit to staging a second RunLiverpoolMarathon in 2012.
