“After looking at our options for a new home, we eliminated extending and renovating our current house in Ainslie and decided on the knockdown rebuild.

We saw a display home we liked that was built by a Sydney-based company and entered into negotiations with their Canberra representative. We settled on a plan with a few variations to the display home and paid a deposit for plan preparation. This was sent to Sydney for plan production but when it came back we found that some of the variations had not been included. This meant drawing up further variations to go back to Sydney. Again, when the plan came back, some of the variations had not been included and some had been included twice! This saga continued for several months until the point was reached where construction had not commenced by the time specified in the contract so we pulled the plug and got our deposit back. The difficulties of working at arm’s length through an intermediary had proved insurmountable.

We then found a local Canberra firm (Blackett Homes) which had a plan similar to the one we liked. We made a few variations and a revised plan was produced within a couple of days. The contrast with the previous firm was stark! Work commenced on time and, apart from a rain delay, finished on time. We were extremely happy with the standard of finish and also with the follow-up service to fix minor problems. We can’t recommend them highly enough.”

Step 1. Personal consultationWhether you are building your first home or have been through a new-home build before, you will benefit from meeting with one of our friendly consultants. Upfront and transparent communication will underpin the success of your project – no question is too big or too small! Draw on our local knowledge and 35 years’ experience in the Canberra residential building market to make informed decisions about how you would like your new home to take shape. A visit to one of our display homes is also a useful way to weigh up your layout options and see our finishes first hand.

Step 2. Choose from three design optionsWhatever your new-home project – a knockdown rebuild or building in a new suburb – we offer the flexibility of three design options for you to choose from. You can:

1. Select one of our award-winning project home designs

2. Modify one of our project home designs to suit your lifestyle and requirements

3. Collaborate with our architectural designer to prepare a custom-home concept*.

*A fee applies to this service.

Step 3. Presentation of your new-home estimate We take pride in making the building process straightforward from concept to completion, so you can be confident there will be no unexpected surprises! When we present our initial estimate, you can expect a realistic price based on our high level of standard inclusions, including floor plan and site plan, with any developer requirements.

Step 4. Give the greenlight Once you give us the green light on your proposal and an initial part-deposit is made, we get down to the nuts and bolts of the new build, so to speak. We prepare the contract drawings (plans), full inclusions schedule, and your final contract.

Step 5. Sign the contract One of our points-of-difference at Blackett Homes is providing you with a full price in the contract – including all inclusions and site costs. With your finances in order (usually conditional to approved plans and valuation), you review and sign the contract, and we prepare the other relevant approval documentation for you – taking the burden of sorting paperwork off your shoulders.

Step 6. Select finishes/finalise kitchenHere is the fun part of the new-build process! You choose all of your exterior and interior finishes and finalise the layout of your new kitchen. Our in-house designer can help guide you through the decision making to ensure all the elements of your home complement each other.

Step 7. Flag any final changes Building a new home is a big investment – we understand that. By having a pre-construction meeting with a member of our expert project team, you can flag any minor, last-minute changes to your inclusions – and ask any questions or seek clarification about the building process before it begins.

Step 8. Construction begins!Documentation and approvals? Done. That means it is time to get your camera ready – construction can officially begin on your site. As your new home comes together, our customer liaison manager will be your point-of-contact and will keep you informed throughout the build.

Step 9. Pre-handover inspectionOur reputation and track-record of excellence comes down to the quality finish of all our new homes. Having happy clients is central to everything we do. A pre-handover inspection allows you to view your new home with our site manager to ensure everything is as planned.

Step 10. Move into your new homeCongratulations! We have received your final payment and it is now time to pick up the keys and move into your new home. To ensure a smooth, stress-free transition, we strongly recommend you secure building insurance prior to collecting your keys because our building insurance will no longer cover your home once the keys have been handed over to you.
