DEPARTMENT ANALYSIS: The applicant is seeking approval of three (3) variances .The first variance request (ZVR2011-00050) is to allow an encroachment of 10 ft. into the existing 20 ft. rear yard setback. The second and third variance requests (ZVR2011-00057 and ZVR2011-00058) are to allow an encroachment of 1 ft. into the 20 ft. front building setback and into 5 ft. side setback. The applicant’s letter of intent states they would like to construct a screen room on the existing patio and a recent survey indicates that the existing dwelling is encroaching 1 ft. into side and front building setbacks. Letters have been submitted from two adjacent neighbors on the left and rear side of the property stating they have no objection to the addition. Should the Board consider approval of these requests, staff would suggest the following conditions:
1. The encroachment shall include all roof overhangs. 2. The architectural elevations shall be consistent with the treatments and
color of the existing dwelling.
3. All construction shall meet and comply with applicable building codes.

The first variance request (ZVR2011-00053) is to increase in the width of the interior driveways from 10 ft. to maximum of 36 ft. per travel lane as shown on the submitted site plan. The applicant indicates that, these increases in the widths of the interior driveway allow for optimal maneuverability and safety for their customers.

The second variance request (ZVR2011-00054) is to reduce the number of required pedestrian corridors. The applicant indicates that the design and layout of the wider parking isles provides pedestrian access and the addition of pedestrian corridors would not allow for the required number of parking spaces. Should the Board consider approval of this request, staff would suggest the following condition:
1. The final site plan shall be subject to review and approval of the Director of Planning and Development prior to the issuance of development permit.
