Amendment to Design Regina: The Official Community Plan Bylaw No. 2013-48 – Part B.6 Cathedral Area Neighbourhood Plan, Section 6.0 (Exceptions)

The purpose and effect of the amendment is described as follows:The proposed amendment would allow City Council to approve a Zoning Bylaw Amendment to rezone the subject property on 2064 Elphinstone Street from R1A - Residential Older Neighborhood to LC3- Local Commercial to accommodate the development of a mixed-use building consisting of 29 dwelling units and 3 retail units. The amendment would exempt the provisions of the neighborhood plan, which currently discourage changes to the residential stability of the area zoned R1A as well as the extension of the commercial land uses into adjacent residential areas.

CONCEPT PLAN AMENDMENT

Notice to adopt or amend a concept plan is given pursuant to section 44 of The Planning and Development Act, 2007. Concept plans provide a framework for future development and land-use distribution within their respective areas.
